(1) SIMANTA NARARY and (2) SWMKWR NARZARY, S/O. Late
Surendra Narzary, by nationality- Indian, resident of Village- Sukanjhora,
P.O. Daloabari, P.S. Fakiragram, Dist. Kokrajhar, B.T.R, Assam, hereinafter
called as the “LESSORS” i.e. “FIRST PARTY” which shall include unless
repugnant to the context of their heirs, successors, assigns, representatives
and administrator of the ONE PART.
-AND-
SIDHARTHA ROY, S/O. Sadhan Kumar Roy, by nationality- Indian,
resident of Kokrajhar, Subhashpally, W/No. 3 under P.O., P.S. & Dist.
Kokrajhar, B.T.R, Assam, hereinafter called as the “LESSEE” i.e. “SECOND
PARTY” which shall include unless repugnant to the context of his heirs,
successors, assigns, representatives and administrator etc. whatever it
known as, of the ONE PART.

WHERAES the First Party are the owner and possessor of a total land
measuring 06B-00K-00Ls, covered by Dag No. 135, Lot No. 162, which is
situated at Village- Sukanjhora under Dotma Revenue Circle in the Dist.
Kokrajhar, B.T.R., Assam.

AND WHEREAS the Lessee / Second Party has approached the First
Party / Lessor to lease out their some portion of land measuring 02B-00K-
00Ls (out of 06B-00K-00Ls), covered by Dag No. 135, Lot No. 162 for his
Business Purpose for the period of 2 (Two) years and the First Party have
also agreed to the proposal of the Second Party and both the parties have
mutually agreed under the following Terms & Conditions:-

The following are the Terms and Conditions agreed between the Lessee and
Lessors:-

1. That, the First Party has leased out his some portion of land
measuring 02B-00K-00Ls (out of 06B-00K-00Ls), covered by Dag
No. 135, Lot No. 162 for his Business purpose.

2. That, I connection with the aforesaid portion of leased land, the


Second Party shall have to pay an amount of Rs. 6,000/- (Rupees
Six Thousand) only per year / annually to the First Party as rent.

3. That, the duration of this Deed of Lease will be for the period of 2
(Two) years, which will be effect from the date of execution of this
lease deed.

4. That, all the expenditures required to run the business will be borne
by the Second Party.

5. That, after expiry of this lease agreement, both the parties can make
a fresh / new agreement enhancing the rate as per market value with
their mutual discussion.

6. That, First Party will have to pay the land revenue(s) dues to the
concerning authority in time regularly.

7. That the lessee will not keep and do any illegal articles or performed
any unlawful activities in the said leased land.

8. That, Second Party can’t sub-let the aforesaid plot of leased land to
any other Third Party without prior permission from the owner.

9. That, the Lessee shall be at liberty to utilize the said leased land in
the premises for his business purpose.

10. That, during the lease period the lessor/landlords shall not
disturb to the lessee, but the lessor/landlord can inspect the said
lease land time to time.

11. That the Lessee shall be responsible for keeping the Leased
land in good condition/shape.

12. That, if any dispute arises between the parties during the lease
period, both the parties shall have to settle the matter amicably.

South : GOVT. KHAS LAND
East : GOVT. KHAS LAND
West : LATE PUJARU BASUMATARY’s PADDY FIELD
