RENT AGREEMENT

This Rent Agreement is made and executed at Gurgaon on 01-03-2024 between the
following parties:-

between MRS. NEELAM KUREEL W/O VISHU MALIK R/O H.NO. A-


173,SECOND FLOOR, SUSHANT LOK 3, SECTOR 57, GURUGRAM,
HARYANA, (hereinafter called the First Party/Landlord where the terms and
conditions / context so admit include its representatives, executors, administrators and
assigns) of the ONE PART.

And
MR. SANJAY RAGHUWANSHI (AADHAR NO. 704194124100) R/O VILLAGE &
POST INDAR, DIST. SHIVPURI (M.P.) 473770. , MR. RONAK RAWAL
(AADHAR NO. 9263 9763 4892) S/O ANAD RAWAL R/O H.NO.516, 7TH C ROAD,
SARADARAPURA, JODHPUR, SHASTRI NAGAR, RAJASTHAN 342003 & MR.
UTKARSH ARORA (AADHAR NO. 3787 2172 0747) S/O ARUN KUMAR R/O
H.NO. C-135, KRISHNA NAGAR, NEW PALI ROAD, JODHPUR, RAJASTHAN
342005, (hereinafter called the Second Party/Tenant where the terms and conditions so
admits include its representatives, heirs, executors, administrators, successors and
assigns) of the OTHER PART

Whereas the First Party/Landlord is the absolute owner of H.NO. A-173, SECOND
FLOOR, SECTOR 57, GURUGRAM, HARYANA 122003, for Residential purposes
(Hereinafter called to as the “Demised Premises”)

Whereas the First Party/Landlord has agreed to give the above said premises for
Residential purpose on the following terms and conditions:-

And whereas the both the parties have agreed for it on the following terms and
conditions:-

1. That the tenant shall pay the monthly rent of Rs. 55,000/- (RUPEES FIFTY FIVE
THOUSAND ONLY) including maintenance to the first party on or before 7th day
of each English calendar month.
2. That tenant has paid Rs. 1,10,000/- (RUPEES ONE LAC TEN THOUSAND ONLY) as
interest free one month security advance deposit, which is refundable at the
time of termination of this agreement after deducting dues if any.
3. That the tenancy has commenced from 01-02-2024 to 31-12-2024 for 11
months.

4. There is a lock in period of six months starting from February, in any case if the
tenant vacates the property before 6 months the security amount will not be
refunded nor adjust against the rent at any point of time.
5. Electricity charges of DHBVN according to bill shall be paid by the tenant.
6. That Electricity shall be paid by the tenant for the units consumed as per
prevailing rates.
7. That the monthly rent of the premises will be paid to the Landlord in advance
every month on or before 7th day of each English calendar month.
8. That the time during the terms and conditions of the premises to keep maintain
clean, neat, tidy and healthy in all seasons.
9. That if the tenant wants to vacate the said premises before the tenancy period,
he will have to serve one month prior notice of his intention to the Landlord and
if the Landlord wants to get the above said premises vacated before the fixed
period than he also will have to give one month’s prior notice of his intention to
the Tenant.
10. That the tenant shall keep the property in good tenable, condition day to day
upkeep and repairs.
11. That the first party will be responsible for major repairs due to normal wear and
tear.
12. That tenant shall not do any illegal thing or acts in the above premises.
13. That tenant shall not sub-let, assign or otherwise part with possession of the
demised premises without the consent of the Landlord in writing.
14. That the tenant has taken the said premises only for use as Residential Purpose
and shall keep the interior/exterior demise premises in a tenable condition and
shall not use the premises for any immoral, Commercial or nuisance purpose.
15. That the tenant will responsible for the proper maintenance of the flat fans, and
other accessories provided.
16. That the tenant will not make any kind of alteration/addition to the existing
structure and fixture/fitting in the said property.
17. That the landlord shall have full right to visit and inspect the aforesaid premises
at any reasonable time without any objection or disturbance of the tenant with
prior information.
18. That rent shall be increased @ maximum of 10% after every 11 months if both
parties mutually agree for the renewal of the agreement.
19. That in the event of dispute if any the lease agreement is subject to the
jurisdiction of the court in Gurgaon only.
