THIS MEMORANDUM OF DEPOSIT OF TITLE DEEDS executed at
THANJAVUR JOINT 1 on the 20th day of MARCH 2025

Mr.M.MURUGAN S/o Mr.Maduraiveeran (Aadhar Card
No.6951 3031 1936) aged about 63 years, residing at No.33,
Muniyandavar Colony, N K Road, Thanjavur – 613001, Thanjavur
Taluk, Thanjavur District. (herein after referred to as the
Mortgagor/s, (which expression shall unless repugnant to the
meaning or context thereof shall include his/her/their/its heirs,
legal representatives, executors, administrators, successors and
assigns).

Company incorporated under the Companies Act,1956and having its
registered and Corporate Office at Corporate Avenue (Atul Projects),
Kanakia Wall Street, A-Wing, 5thFloor, Unit Nos. 511 , Andheri Kurla
Road, Chakala, Andheri(East),Mumbai, Maharashtra–400 093 and
carrying on banking business through its branches situated in various
part of India including one at No.2902, First Floor, South Main Road,
Tanjore- 613009 Tamil Nadu State hereinafter referred to as the
mortgagee, (which expression shall unless repugnant to the meaning
or context thereof shall include their/its heirs, legal representatives,
executors, administrators, successors and assigns) By this
memorandum the mortgagor/s confirms having visited the mortgagee
at their/its branch at Chennai, which is a notified town on 20.03.2025
and deposited the documents of title listed in SCHEDULE“A” here
under relating to the properties of the mortgagor/s described in
SCHEDULE “B” hereunder with the mortgagee with an intention to
create mortgage over the properties described in SCHEDULE“B” here
under by way of equitable mortgage by deposit of title deeds as
contemplated under Sec.58(f) of Transfer of Property Act as a
continuing security for repayment to the mortgagee of all the amounts
owing/payable to or that may become due and payable hereafter to the
mortgagee by the mortgagor/sand/or under Fed bank Financial
Services Ltd, Loan Against Property/limit of Rs.10,50,000/- (Rupees
Ten Lakhs and Fifty Thousand Only)availed and/or to be availed of
by
them together with interest here on at the rates stipulated by the
mortgagee from time to time, cost, charges and other incidental
expenses etc., incurred in connection with the realization of the
amount due.
The Mortgagor/s further declare and place on record that the
title documents described in schedule A hereunder were under his /
her/ their possession/control at the relevant time when it was/ they
were deposited with the mortgagee as explained above and the
properties described in schedule B hereunder duly mortgaged to
mortgagee is / are under the absolute possession and enjoyment of
mortgagor/s and are not charged / encumbered to any other person
and thus the mortgage created in favour of the mortgagee by deposit of
title deed as explained above is absolute, and paramount.
The mortgagor/s further confirm and place on record that the
properties described in schedule B hereunder duly mortgaged to
mortgagee or any part thereof is / are not encumbered/ transferred/
leased to any person/s and further agree/s notto transfer any interest
therein by way of lease, sale or otherwise in favour any other person/s
without the prior written consent/ permission of the mortgage bank
solongas the mortgage debtis not discharged fully.
(If the mortgagor further continues the additional loan in future
should be registered as a Separate Deed)
