We are pleased to submit our expression of interest to be appointed as
consultant Estate Surveyors and valuers to Nigerian National petroleum
corporation for the provision of valuation and Land acquisition services
from 2021 to 2023.
OUR FIRM:
Messrs. James Omeiza& Co. is a firm of Estate Surveyors and Valuers in
the country. It is registered and recognized by the Estate Surveyors and
Valuers Registration Board of Nigeria to practice the profession of Estate
Surveying and Valuation throughout the federation.
Our firm is over 5 years old and we have the opportunity of rendering
services on various public and private sectors within the country.
RANGE OF PROFESSIONAL SERVICES.
We offer a range of professional services, which include:
 Real Estate Agency involving letting, leasing, sale and purchase of
    landed properties for and on behalf of clients.
 Property management involving administration of leases including
    specialized services and installations in multi-tenanted (high-rise)
    buildings as well as general property maintenance.
   Project appraisal, which entails carrying out feasibility and viability
    study/report to determine practicability and profitability or otherwise
    of proposed projects; including sourcing for development finance.
   Project management, which involves administration of real estate
    developmentprojects and co-ordination of relevant consultants from
    conception to ensure its successful realisation within reasonable time
    and cost limits, without jeopardy to quality workmanship.
   General real estate consultancy including; advice on highest and best
    use of land resources.
   Valuation of assets including Land, Buildings, Plant and Machinery,
    Furniture, Fixture, Fittings, and Equipment.
   Assets Verification, Asset Register and Tagging
OUR APPROACH AND METHODOLOGY
The valuation of Landed properties for any purpose requires the
employment of various valuation methods to arrive at the market/fair
values, since the uttermost objective of this valuation exercise is the
determines the fair market value of landed properties, different methods
will be applied to arrive at the market/fair value.
To this end, any of cost, income and market approaches could be used as
professionally deemed appropriate.
WORK PLAN.
For a hitch-free exercise towards arriving at the market/fair values, the
following work plan/process shall be explored:
     Preliminary inspection of the landed properties to determine the
      quantum of works involved in each location.
     Detailed physical inspection and verification of the Landed
      properties
     Obtaincomprehensivedetails of the landed properties at each
      location regarding size of the land, size of the buildings, use of the
      property, accommodation type, constructional details of each
      building unit in each premise description and condition.
     Determination of the basis of valuation and application of the
      appropriate method of valuation to arrive at the “fair value”
     Market survey and analysis that is all embracing and include land
      rate in each location as well as rent.
     Computation of figures and presentation of draft valuation report for
      submission to client for observation / comments (if any)
     Preparation of final valuation certificate / report and submission
The valuation method to be adopted shall conform to the Landed
properties valuation Guidance notes approved by NIESV and in
consonance with the RICS and IVSC as moderated by IFRS.
CONSULTANTS EXPERIENCE
Our firm has also satisfactorily carried out valuation of the assets of
various companies spanning several sectors of the Nigeria economy.
Theyinclude Banking/Finance sector, insurance sector, Oil and Gas sector,
Hotels, Construction Companies among others.
