DEED OF DONATION
(RIGHT OF WAY)
KNOW ALL MEN BY THESE PRESENTS:
This Deed of Donation is made and executed this 6th day of March 2025 at Manila, Philippines,
by and among:
MACARIO R. MARTAL, ANGEL C ROSANES, GREGORIO R. MARTAL, VEDASTO C. ROSANES,
PATRICIA M. FRANI, LUISITO R. MARTAL, BALBINO R ROSANES, TRANQUILINO R. MARTAL ,
ALLAN B. ROSANES, CARMENCITA R. PEJI , ALMA B. ROSANES, LORNA R. LACAMBRA, CECILE R.
FENOL, EULOGIO C. ROSANES, ALICIA R.MARIANO, JUAN C. ROSANES, GODOFREDO C.
ROSANES, ALONA R OROLEES, MYRNA R DEL MUNO and PELAGIA P CUADRA all of legal age,
Filipino citizens, and residents of Barangay Esperanza, ILAYA, Alfonso, Cavite, the legitimate
heirs of the late Marciano Rosanes and Felisa Curdra Rosanes, hereinafter collectively referred
to as the DONORS;

RYAN TAUMTAUM PUOD, of legal age, Filipino citizen, and a resident of B4 L9A Marcellius St.,
Las Piñas City, Manila;
MIGUEL CARLO DELA PIERRE MANZANO, of legal age, Filipino citizen, and a resident of Lawag
Bato, Valenzuela, Manila;
MIGUELA DELA PIERRE MANZANO, of legal age, Filipino citizen, and a resident of Lawag Bato,
Valenzuela, Manila;
EDWIN GARCIA MANZANO, of legal age, Filipino citizen, and a resident of Lawag Bato,

hereinafter referred to as the DONEE;
WITNESSETH:
WHEREAS, the DONORS, as the legitimate heirs of the late Marciano Rosanes and Felisa Curdra
Rosanes, are the lawful possessors of a parcel of land located at Barangay Esperanza Ibaba,
Alfonso, Cavite, covered by Tax Declaration No. 01-0013-01452, bounded on the north by Lot
3482-B (01-02-05),
WHEREAS, the DONEE requires a right of way over a portion of the above-described property to
have ingress and egress to and from her property located adjacent thereto;
WHEREAS, out of liberality and for the benefit of the DONEE, the DONORS hereby voluntarily,
freely, and unconditionally donate in favor of the DONEE a portion of their land to be used as a
right of way, more particularly described as follows:

Area: 122 square meters Area: 86 square meters
Total area involved for the Right of Way: 208 square meters, more or less
NOW, THEREFORE, for and in consideration of the foregoing premises and the mutual
covenants herein contained, the DONORS do hereby voluntarily, absolutely, and
unconditionally donate, cede, and convey in favor of the DONEE the above-described portion of
land to be used exclusively as a right of way, subject to the following terms and conditions:
1. That the donated portion shall be used solely for purposes of ingress and egress by the
DONEE, her heirs, and assigns.
2. That the ownership of the land remains with the DONORS, but the DONEE shall have the
perpetual right to use the right of way for access purposes.
3. That any improvements or maintenance within the right of way shall be undertaken by
the DONEE at her own expense, unless otherwise agreed upon in writing.
4. That this donation is accepted by the DONEE voluntarily and with gratitude.
