RENTAL AGREEMENT

Thls Rental Agreement is mo de and executed at Coimbatore on this l 51 day of


December 2024 between

V.SUMATHI residing at 138 Nanjoppon Street. Rathinapuri [P.O) Sanganoor,Coimbatore-


64 l 027, hereinafter called as the LESSOR (which expression shall unless repugnant to
the context or meaning thereof be deemed to mean and include his successors and
assigns) of the one part

Sunil Ramjit Bharti S/o Ramjit Bharti currently

Pradesh-223102 heretnafter referred to as the LESSEE (which expression sh all unless
repugnant to the context or meaning thereof be deemed to mean and include her
successors and assigns) of the other Part.
WHEREAS the LESSOR being. the absolute owner of the Residential flat situated 22/14.Nagalamman
Nagar.Nsn Palayam Village.Coimbatore Tamil Nadu 641031 having full and unfettered rights to lel
out the same or any portion thereof.

AND WHEREAS tl1e LESSOR has agreed to let out the flat ground floor ol with fittings and fixtures

hereinafter referred to as· the said premises' and 1he LESSEE has agreed to take the said premises
on rent.

AND WHEREAS the LESSEE has agreed to take on lease the property more fully described in the
schedule hereunder on a monthly rental basis of Rs. 8500/- agreed to be paid by the LESSEE to the
LESSOR as monthly rent excluding the water charges. electricity charges for the said premises. This
can be further extended on mutually agreeable terms. The LESSOR and the LESSEE hereby decided
to agree the terms and conditions mentioned here below

NOW THEREFORE II IS AGREEQ BETWEEN THE PARTIES AS FOi Iows·

l. That the LESSEE shall pay a sum of Rs.8500/- per month by first week of the calendar
month as rent excluding water and electricity charges to the LESSOR for the said
premises.
2. That the LESSEE hos mode a deposit of Rs. 40,000/- (Rupees Fourty Thousands Only)
refundable to the LESSEE at the time of vacating the said premises.
3. That the LESSEE shall ensure that electricity and water consumption charges
relating to the said premises as per meter reading shall be paid by the LESSEE. directly
to the concerned authority. regularly.
4. That all taxes including House Tax. Ground Rent etc., relating to the said premises shall
be paid by the LESSOR.
5. That the lease agreement is terminable earlier than as provided in the agreement by
either party (Lessee or Lessor) by giving serving a month's notice on the other. in writing.
6. That the LESSEE shall give vacant possession of the said premises after expiry of the lease
period including the extension/renewal if any. to the LESSOR with all the fittings and
tix1ur�s as handed-over to them at the time of its first occupation of the premises.
7. That no structural additions and/or alterations shall be made by the LESSEE to the said
premises without the prior consent of the LESSOR.
8. That the LESSEE shall not sub-let the said premises or any part thereof to any person
whatsoever.
9. That the said premises is acceptable to the LESSEE in terms of distempering, painting and
polishing prior to the handing over the possession thereof to the LESSEE and the LESSOR
is not required to do the same again before three years.
lo. That the LESSEE shall permit the LESSOR and/or his authorized agent to enter upon the
said premises for inspection and carryout repairs etc.. at all reasonable times with prior
intimation to the LESSEE in writing.

IN WITNESS WHEREOF the LESSOR and the LESSEE have hereunto subscribed their hands. this day,
month and year written herein above.
