AGREEMENT FOR SALE
ARTICLES OF THIS AGREEMENT is made and entered into at Mumbai
on this 18th day of April, 2025 BY AND BETWEEN MR SHASHI MOHAN
BHARDWAJ, aged about ___ years, MRS SONAM S BHARDWAJ aged about ___ both
adult, Indian Inhabitant of Mumbai, owner of room premises situated at Room No
18, Jay Maharashtra Chawl, Dhondulapada, Ajay Nagar, Nr St. Xavier High
School, Opp. To Amisha Garden, Kashimira, Mira Road East, Thane 401107.
Hereinafter referred to as “THE VENDORS” (which expression shall unless it be
repugnant to the context subject or context be deemed to include his heirs,
executors, administrators and assigns) of the “FIRST PART”
AND
MRS SHILABAI DATTATRAY BHASMARE aged about 51 years, an adult,
Indian Inhabitant, residing at khalapuri, beed, Maharashtra 414205 hereinafter
called and referred to as “THE PURCHASER” (which expression shall unless it
be repugnant to the context or meaning thereof shall mean and include his heirs,
executors, administrators and assigns) of “THE SECOND PART”
AND WHEREAS the Vendors has agreed to sell and transfer the said
Premises situated at Room No 18, Jay Maharashtra Chawl, Dhondulapada,
Ajay Nagar, Nr St. Xavier High School, Opp. To Amisha Garden, Kashimira,
Mira Road East, Thane 401107. admeasuring area 10x20 Sq. ft. Room premises to the
Purchaser herein for the total consideration amount of Rs. 12,25,000/-( Rupees
Twelve Lakhs Twenty Five Thousand Only) on the terms and conditions, which
are appearing herein under :-
NOW THEREFORE THIS AGREEMENT WITNESSETH AS FOLLOWS :-
1. That the Vendors has sold, transferred, released, assigned all their right,
title, claims or interest in respect of the above said Premises into the
name and in favour of Purchaser herein for the consideration amount of
Rs. 12,25,000/-( Rupees Twelve Lakhs Twenty Five Thousand Only)
being the full and final consideration amount.
2. Vendors has following documentary evidence for the title of the aforesaid site /
structure:-
A) Sale Agreement, dated 15th September 2023 with duly notarized.
B) Aadhar Card ______________.
C) PAN Card Number _______________.
D) Adani Electricity Account No 153584703 Meter No LTI(B) SM11019302
3. The Vendors covenants with the Purchaser that only they are the
absolute owners of the said Premises and hereby agreed to be transferred
and sold and no other person has or have any right, title, interest in
property claims or demand of any nature by way of sale, charge,
mortgage, lien, gift, trust, inheritance, lease, licenses, easement or
otherwise authority to transfer and sell the same to the purchaser
4. The Vendors further covenants with the Purchaser that they are not
created any charge or encumbrances of whatsoever nature on the said
Premises nor are the same or any of them the subject matter of any
litigation or stay order nor are the same or any of them the subject matter
of any attachment whatsoever (whether before or after judgment) or any
prohibitory order and they have not created any adverse right whatsoever
in favour of any of one in respect of the same or any of them.
5. Neither Vendors nor any of their legal heirs, legal representative shall
claim any sort of right, title, claims or interest in respect of above said
Premises of room save and except the purchaser herein.
6. It is mutually agreed by and between the parties that the intending
purchaser shall not use the said premises for any illegal, immoral or
improper purpose and objectionable to the owner/neighbors of the said
premises and shall observe all the rules and regulations of the D.C. Rules,
Government, Semi-Government, local authorities and all concerned
authority.
7. It is mutually agreed by and between the parties that all the costs,
incidental charges, expenses in connection with the transfer of the said
Premises to the concerned authorities shall be borne by the Purchaser
only.
8. It is mutually agreed by and between the parties that in case of any
dispute, arises in future in respect of above Premises, in such case the
Vendors will co-operate to settle such dispute between the parties.
9. It is mutually agreed by and between the parties that the Vendors
undertake to execute all and further and other deeds, documents, writings
and assurances and also to give full co-operation to the purchaser herein.
10. It is mutually agreed by and between the parties that the Vendors have no
objection if the purchaser shall appoint government or Private Surveyor
to ascertain the area of the Premises of room and to pay their
remuneration fees.
11. That the Vendors has no objection if the purchaser make application for
installation of New/transfer electricity Meter connection in respect of the
said Premises of room in the name of purchaser herein.
12. The Vendors further undertakes to appear before the Sub-Registrar of
Assurances and to lodge the said documents for registration and to pay
their necessary stamp duty and registration charges as per the norms of
government of Maharashtra and to get back the said documents after duly
registration of said documents.
13. That the Vendors further undertakes that he has paid all outgoing charges
rate rent and taxes up to date to the concerned authorities up to date and
henceforth the same shall be paid/borne by the Purchaser hereinafter in
future as a bonafide owner of the said premises.
14. That the Vendors further undertakes to indemnify and always keep the
purchaser indemnified of and from any sort of third-party right title,
claims or interest in or over the said property which may be suffered by
him in future.
IN WITNESS WHEREOF both the parties to this Agreement hereto have
and hereunto set and subscribed their respective hands on the day and the year first
hereinabove written.

The Vendors are seized and possessed of or otherwise well and sufficiently
entitled for room premises adm. 10x20 sq. ft. Of the aforesaid Premises of Room
bearing Survey no. 87a, village kasha, tal. & dist. Thane, situated at Room No 18,
Jay Maharashtra Chawl, Dhondulapada, Ajay Nagar, Nr St. Xavier High
School, Opp. To Amisha Garden, Kashimira, Mira Road East, Thane 401107
IN WITNESSES WHERE OF the parties hereto have here unto have set and
subscribed their respective hands and signatures into this Agreement for Sale on
the day and the year first hereinabove written.

WHEREAS we are seized, possessed and / or otherwise sufficiently entitled for room /
Structure situated at “Room No 18, Jay Maharashtra Chawl, Dhondulapada,
Ajay Nagar, Nr St. Xavier High School, Opp. To Amisha Garden, Kashimira,
Mira Road East, Thane 401107, hereinafter referred to as the “said room / Structure”
which is the having area admeasuring about “10X20” Sq. ft. we are paying the
necessary Charges, Rent, Taxes, and Electricity Bill Etc. regularly to the concerned
authority from time to time and as such we are legally entitled for the same in all
respects.
ANDWHEREAS we have cleared all the dues, charges, outgoings etc. in respect of
the said room to the concerned authorities up to date.
ANDWHEREAS now we intend to transfer / assign / relinquish all my rights titles, and
/or interests in respect of the said room lying and being situated at “Room No 18, Jay
Maharashtra Chawl, Dhondulapada, Ajay Nagar, Nr St. Xavier High School,
Opp. To Amisha Garden, kashimira, mira road east, Thane 401107.
ANDWHEREAS we specifically declare that we our self or our family members,
servants, agents, assigns, executors, etc. will not have any right, title, interest etc. of
whatsoever nature over the said premises.
NOW KNOW YE ALL BY THESE PRESENTS, we MR SHASHI MOHAN
BHARDWAJ and MRS SONAM S BHARDWAJ do hereby appoint, nominate and
constitute as my lawful attorney MRS SHILABAI DATTATRAY BHASMARE, Indian
Inhabitant presently residing Mumbai for myself and on my behalf to do all acts, in
respect of the said room that is to say:
To pay all outgoing rents, taxes, levy and other duties payable in respect of the said room
/ premises to the authorities of the Collector, Tahsildar, Mira Bhayender Municipal
corporation, MHADA, Society, and / or Propose Co-operative Housing Society and / or
any other Government authorities, and obtain necessary valid receipts in his name in
respect thereof.
To appear before the Collector / Tahsildar / Mira Bhayender Municipal corporation.,
MHADA and other any authorities and the Local authority, Society and / or propose Co-
operative Housing Society for transferring the said room / premises in the name of my
said Attorney or in the name of his nominee as he may deem fit and proper.
To execute and / or admit execution of such deed or deeds of transfer, conveyance or
sale in respect of the said room , executed by me or by my said attorney and to
collect consideration therefore and to appear before the Sub-Registrar at Mira
Bhayender and / or before any other authorities for the purpose of registration of the
said room to transfer conveyance and / or sale at all times and at all places as may be
necessary to effectuate the said purposes and to present for registration of such Deed or
Deeds of transfer, conveyance or sale etc. and to do any act or acts that may be
necessary in that behalf to receive same back when duly registered and to sign and
pass the proper receipt or receipts for the same.
To make sign, verify, execute petition, plaints, written statement, affidavits and/or other
papers which are expedient and/or necessary in the opinion of my said attorney to be
made, signed, verified, executed and prepared or filed before such courts, tribunals
and/or any other judicial or Quasi-Judicial authorities relating to the said room.
That the said of MRS SHILABAI DATTATRAY BHASMARE Being representative and
constituted attorney of mine shall be lawfully entitled to the said property and have full
right to occupy the said room /structure lying and being situate at “Room No 18, Jay
Maharashtra Chawl, Dhondulapada, Ajay Nagar, Nr St. Xavier High School,
Opp. To Amisha Garden, kashimira, mira road east, Thane 401107., and to enjoy all
benefits arising out of it without any interruption from any one including my heirs
and successors. To enjoy all the benefits of my aforesaid room including
occupancy of the “Said room / Structure” .
To take, prosecute or defend all legal proceedings, deeds, transfers, assignments etc. in
respect of the said room For the purpose aforesaid, to sign make, execute any
contracts, agreements, deeds, transfers, assignments or instruments and/or to get
registered the same and/or to do all, or any such contracts agreements, deeds,
transfer and assignments etc. in respect of the above said room.
AND GENERALLY TO DO all such lawful acts, deeds and things as my said
Attorney deems fit and necessary, and all other matters in which we interested in respect
of the said room , as we are our selves could do it personally and we do hereby agree
to ratify and confirm all and whatever acts that my said attorney shall lawfully do
or cause to be done by virtue of these presents.

Amisha Garden, Kashimira, Mira Road East, Thane 401107.
hereinafter referred to as the “said room / Structure” admeasuring about “10x20”
Sq. ft., and we are paying the necessary charges, Rent, Taxes, Electricity Bill Etc.
regularly to the concerned authority from time to time and as such we are legally
entitled for the same in all respects. As we having the following documentary
evidence for the title of the aforesaid site / structure:-
Now due to our personal reasons we have transferred and assigned all our
rights, title and interest in respect of the said Premises / ROOM / Structure
and over the said Electric Connection, Water Connection, Ration Card, Photo pass,
Rent Receipts in favor of MRS SHILABAI DATTATRAY BHASMARE Adult,
aged about 51 years Indian Inhabitant presently residing at MUMBAI, we say that
after executing this Affidavit we , our self or our family members, servants, agents,
assigns, executors, administrators etc., have no any right, title, interest etc., of
whatsoever nature over the said premises in future from today.
That we have no objection if the said premises / the said room along with the
Electricity Meter, Ration Card and Photo Pass, Rent Receipt in respect of
premises is permanently transferred in the name of MRS SHILABAI
DATTATRAY BHASMARE and that by this affidavit we hereby give our free
will and consent.
We hereby surrender, relinquish, renounce, waive and abolish all our rights, titles,
and interest, claims of whatsoever nature in respect of the said structure in favour
of and in the name of said transferee forever and permanently and we, hereby give
our irrevocably consent and no objection for the transfer and assignment of the said
structure on her name be deleting our names or names of the original allottee in
respect of the said structure in all the concerned records.
We hereby agree to keep the Municipals Corporation / Collector/ Tahsildar /
Rationing Officer, MHADA , Society, Co-operative Society, Tata Power, Adani
Electricity and/or any other Government authorities i.e. State and Central
Government and other local government Bodies etc. or any other concerned
authorities fully indemnified and harmless against all costs, charges, expenses,
damages, demands, litigations, suits, disputes actions, losses and claims etc. arising
as a result of his acting of my this Affidavit by transferring / regularizing the said
ROOM / structure/ Electric connection/ Ration Card / Photo pass / Rent Receipts
etc. in his name instead of mine.
We further declare that it is not subject matter of any impendence, litigation or
attachments either before or in this time of execution and if any encumbrances,
impendence or attachment is found existing, the same shall be cleared by us & paid
by us by our own cost expenses and shall indemnify to the above-mentioned
matter.
We further state that we and our family members have no any objection of
whatsoever nature to transfer the abovementioned property from my name to her
name by the concerned authority. We further state that we will give our full co-
operation as and when required to transfer the said premises in her name as stated
above.
We state that the above mentioned premise is free from all encumbrances or
whatsoever nature and suit or litigation is pending in any court of law. we hereby
under take that is above mentioned transferee put into losses and damages at any
time is closed hereby in respect and premises we hereby undertake to indemnify
him/her.
We further declare that we have not done or caused to be done or allowed to be
done anything that may affect our rights, titles, interests and claims over the said
premises in any manner which may result in encumbering or creating any lien,
over the said premises.
We state that the contents of this affidavit are fully explained, interpreted by the
under mentioned Advocate to us and the same has been understood by us as per
our understanding language. we have put our signature or thumb impression to
this writing in full sense without any bad influence or coercion of whatsoever
nature and signed in presence of sound mind before the under mentioned judicial
authority and for that we shall be sole responsible in future.
We are making this affidavit to enable the MRS SHILABAI DATTATRAY
BHASMARE to submit all applications regarding the said room / Structure and
the electric connection to the Concerned Authorities / Adani electricity/Tata
Power/ Rationing Authority and Bruhan Mumbai Municipal Corporation, Society,
Proposed / Co-operative Housing Society, Collector/ other Govt. Authorities, etc.
so as to enable them to transfer the said ROOM / Structure and the Electric meter,
Ration card and Photo pass and Rent Receipts on to the name of the said MRS
SHILABAI DATTATRAY BHASMARE Whatever stated hereinabove is true and
correct to the best of our knowledge and belief.
