This is in reference to your Loan Application dated 06-02-2025 and the Sanction Letter bearing reference number
HOU/RGRN/0225/5149584 dated 19-03-2025 issued by PNB Housing Finance Limited ("PNBHFL") sanctioning your
Loan in principle on certain terms and conditions mentioned in the Loan Documents including but not limited to the
General Terms and Conditions ("GTC")*,the Sanction Letter, Loan Application and security documents.
Further to such sanctioning of your Loan, we hereby issue this “Disbursement Letter” which shall supersede all the
definitive documents executed prior to this Disbursement Letter including the above mentioned Loan Application and
Sanction Letter on the terms and conditions appearing hereinafter.

OTHER CONDITIONS
1.All capitalized terms used herein and not defined will have the same meaning ascribed to it under the General Terms and
Conditions (“GTC”)***.
2.All the special conditions including the other terms and conditions as specifically stated in the Sanction Letter shall be
applicable to the Borrower(s)in addition to the following:
a. OCR clearance (if applicable) to be taken before disbursement.
b. Affidavit-cum-undertaking from all the property owner that the built up property/constructed property has been/will be
constructed as per sanctioned plan and/or building bye-laws.
c. Application Form and KYCs to be signed by co-applicant.
d. Subject to satisfactory residence verification of applicant / co-applicant by FTE/ FI (to mitigate negative FI)
e. Autogenerated-Identity and Address proof of the seller of the property required
f. Ownership of property is to be with main applicant only
g. Subject to Legal and technical clearance of property
h. Properties with saleable area of 400 Sq. ft. and above to be funded
i. Repayment to be taken through NACH mode only from Salary account of the applicant
j. Subject to positive Internal checks
k. Seller KYC to be documented (If resale transaction)
l. LTV shall be restricted to lower of 90% of Cost of Property or Market Value
m. official HR mail confirmation to be documented prior disbursement
The Most Important Terms and Conditions (“MITC”)***of the Loan is in compliance with the NHB circular and a copy of
the same has been provided to the Borrower(s) alongwith this Disbursement Letter.
Further, this Disbursement Letter shall be read in conjunction with the Sanction Letter and the GTC for the purpose of
interpretation of any terms hereof. The Borrower(s) agrees and acknowledges that the copy of the Sanction Letter,
Disbursement Letter, MITC and the GTC has been duly received by him/her/them for which the Borrower(s) will sign and
submit the acknowledgement slip/declaration contained overleaf. Any terms and conditions not included in this
Disbursement Letter but contained in the Sanction Letter, MITC and GTC shall be treated as part of this Disbursement
Letter. In the event of a conflict between the terms and conditions contained herein in the Disbursement Letter,Sanction
Letter and GTC, the terms and conditions stated in this Disbursement Letter shall prevail.

*Subject to change from time to time at the sole discretion of PNBHFL and the same shall be notified by PNBHFL through
its website or account statements or its branches or any such medium as PNBHFL may consider appropriate.
**Subject to variation in accordance with the terms of the Sanction Letter, this Disbursement Letter and General Terms and
Conditions and may be revised by PNBHFL from time to time.

This General Terms and Conditions (“GTC”) is registered with the office of Sub-Registrar VII at New Delhi/ Delhi, on

furtherance to the GTC which is registered at the office of Sub-Registrar VII at New Delhi/ Delhi, on August 03, 2021
having Registration Number 294 in Book no 4, Vol. No. 1708 on Page Number 114 to 157 and also at the office of Sub-
Registrar V A, Haus Khaz at New Delhi/ Delhi, on May 03, 2019 having Registration Number 867 in Book No. 4, Vol. No.
