1011 Forest Hill Road, NB (Basement)
Pursuant to Section 2, Part E of the 1011 Forest Hill (Basement) Residential Lease (Form 6), the
following terms, conditions, and rules are hereby incorporated into the attached lease
agreement.
The Tenant confirms that they have reviewed and considered these terms, conditions, and rules,
and agrees that they are reasonable. Additionally, the Tenant understands that these provisions.
are designed to ensure a safe and high-quality living environment for all residents of the
apartment building and to safeguard the landlord's property.
Terms, Conditions, and Rules
Rent and Payment
1. Rent Payment: Rent must be paid by the Tenant on or before the 1st day of each
month, with a receipt provided to the Landlord,
Pets and Animals
2. No Pets Allowed: No pets or animals of any kind are allowed on the premises without
the explicit consent of the Landlord.
Parking and Vehicle Regulations
3. Parking: There is no designated parking space for tenants. Upon request and for an
additional fee, parking may be arranged with the Landlord. Vehicles must be
operational, insured, and inspected. Repairs or maintenance of vehicles on the property
are prohibited. Unauthorized vehicles will be towed at the owner's risk and expense.
4, Snow Removal: Vehicles must be moved during snow removal or may be towed at the
‘owner's risk. Ifthe Tenant is away for an extended period during winter, they must
provide a key to the Landlord or relocate the vehicle for snow removal.Property and Maintenance Responsibilities
5. Laundry Room Use: Laundry room facilities must be cleaned after each use, and laundry
is only permitted between 8:00 AM and 9:00 PM.
6. Room Alterations: No alterations are allowed without Landlord approval. Small nails
may be used, but adhesive picture hangers are prohibited. All alterations must be
undone before vacating.
7. Fire Marshal Regulations: Hallways must be kept clear of bicycles, toys, garbage, shoes,
and welcome mats.
8. Bicycle Storage: Bicycles cannot be stored in rooms and must be coordinated with the
Landlord for proper storage.
9. End of Lease Cleaning: Upon termination of the lease, the Tenant must clean the
apartment thoroughly and return all keys by noon on the last day of the month. If not
done, a $40/hour cleaning fee will be deducted from the security deposit.
10. Furniture Moving and Disposal: When moving in or out, avoid dragging furniture across
hardwood floors to prevent damage. Tenants must not leave furniture by dumpsters
upon lease termination. Improper disposal will incur charges ($150 per couch, $100 per
additional item).
11, Maintenance Charges: Maintenance issues caused by the Tenant will be charged at $60
per hour if handled privately, or at a professional company's rate.
Behavior and Conduct
12. Key Management: All keys must be returned to the Landlord or superintendent at the
end of the lease. A $20 fee will be charged for any lost keys.
13. No Shoes Indoors: Shoes are not to be worn inside the unit to prevent floor damage and
e noise.
14. Noise Levels: Tenants must not create excessive noise, including loud exercising, that
may disturb other tenants. Stereos, televisions, and radios must be kept at a reasonable
volume. Tenants are responsible for the behavior of their visitors.
15. No Window Moving: Moving items in or out through windows is strictly prohibited.
16. No Parties: Parties are not allowed in the unit or on the premises.
17. No Candles: Due to fire hazards, candles are strictly prohibited.
18. No Running or Door Slamming: Running in hallways and stairwells, as well as slamming
doors, is prohibited.
19. Moving Arrangements: Moving in or out must be coordinated with the Landlord in
advance and cannot occur after 9:00 PM.
20. No Sports in Common Areas: The parking lot, driveway, and grassed areas must not be
used for sports or leisure activities.Visitors and Subleasing
21. Sub-Leasing Prohibited: Sub-leasing, including renting rooms through platforms like
Airbnb, is strictly prohibited.
22. Visitor Stays: Tenants must inform the Landlord if visitors are staying for more than two
days. Tenants are responsible for their visitors’ actions,
Insurance and Safety
23, Fire Insurance: Tenants are responsible for obtaining fire insurance for personal
belongings and coverage in case of fire, water damage, or temporary lodging.
24. Christmas Decorations: Only artificial Christmas trees and decorations are allowed.
Property Rules and Penalties
25, Alcohol Consumption: Alcohol consumption is prohibited outside the unit, including in
parking lots, hallways, and common areas. Littering or discarding cigarette butts or gum
on the property is also prohibited.
26. Building Entry/Exit: Tenants should enter and exit the bui

Landlord’s Rights
27. Non-Tenant Removal: The Landlord reserves the right to require any person not listed
on the lease to vacate the premises.
28, Rule Amendments: The Landlord reserves the right to amend the lease rules with 30
days' notice.
29. Termination for Violations: The Landlord reserves the right to issue a 30-day notice of
termination for any violation of the lease rules.

VIOLATIONS, YOUR LEASE MAY BE TERMINATED WITH WRITTEN NOTICE.
