This valuation report is furnished in response to a request made by, KARAWATTA ARCHCHARIGE DINAPALA
Holder of N.I.C. bearing No. (196219002083) of 84, M.D.H. JAYAWARDANAPURA, THALANGAMA SOUTH,
BATTARAMULLA in the Democratic Socialist Republic of Sri Lanka to ascertain current market value of the
property described below,

All that divided and allotment of land marked as Lot 12 depicted in Plan No. 6165/A surveyed on 06 th and
09th October 1991 and partitioned on. R.C.O. De La Motte Licensed Surveyor of Kandy Containing in
extent purchase (00A: 00R: 10P) from and out of the land called and known as Estate of the Scholasticate of
Mary Immaculate in Ampitiya Road Kandy a part of Pata Hewaheta now within the Municipality in Kandy
D.S.S. Division and Panditha Patthu and Wanni Pattuwa in the District of Kandy Central Province and which
said Lot 12 is bounded according to the said Plan No.6165/A On the

North :- Lot 14 being twenty root wide road


East :- Lot 11
South :- Land belonging to Dalada Maligawa
West :- Lot 13

And containing in extent Thirty-Seven Purchase (A:00 R: 00 P: 10) together with trees, plantations and everything
standing thereon.
DESCRIPTION OF PROPERTY

All that land marked Lot 12 in. R.C.O. De La Motte Licensed Surveyor of Kandy of the Land called Estate of
the Scholasticate of Mary Immaculate.

North :- Lot 14 being twenty root wide road


East :- Lot 11
South :- Land belonging to Dalada Maligawa
West :- Lot 13

The all boundaries are demarcated by bard wire live fence.

a) Description:-

This is a Rectangular shaped block of land about 20 feet road frontage. The soil is hard and capable of bearing heavy
loads. The water table is around 8 to 15 feet from the ground level. The land is not subjected to any form of inundation
and water stagnation.

LOCALLY
The property is situated within the Pata Hewaheta Prdaeshiya Sabha Limits in Ampitiya Dss Division. The area is
supplied with three phase electricity, water service and telephone, popular and National schools and other Government
and private institutions, weekly fair, Hospital, Public market and commercial establishments are located at Ampitiya
and these facilities could be obtained very easily to property being valued. There are Private and Ceylon Transport
Board Vehicles playing along Kandy Road.

By virtue of deed of Transfer No. 1623 Date 2016/09/19 attested by S.M.D SAMARAKOON Notary Public. The
Applicant NIHAL AKURUGODA. The has a free hold interest of this property.

Taking in to consideration all discussed facts. I am of the opinion that a rate of Rs. 370,000.00 to purchase would be
fair and reasonable for valuing this property.

Current Market value of the property = Rs. 14,000,000.00

property marked Lot 40 in Survey General aforesaid. I further certify that this property has a legal and motorable
access along a public road, connects on R.D.A. road Highway.
