REGISTERED MORTGAGE DEED

This Indenture of Mortgage Deed Made, Entered & Executed at Gurugram on ___ day of _____, 2025.

BETWEEN

Mr. Satish Kumar (Aadhar no 4693 9180 9592 & Pan No.BJTPS2778C) S/o Sh. Hari Ram in respect of the
residential Village Mohammadpur Jharsa(103), Narsinghpur, Gurugram, Haryana-122004
Hereinafter called as ‘MORTGAGOR’ OR ‘BORROWER’ OR ‘DEPOSITER’ (Which expression shall unless
repugnant to the context or meaning hereof, mean & include its heirs, successors legal representatives, executors,
nominees, administrators & assigns) being Party of the First part.

AND

AAVAS FINANCIERS LIMITED (FORMERLY KNOWN AS “AU HOUSING FINANCE LIMITED”) , a


company , incorporated & registered under the companies act, 1956 & having Registered office at AAVAS
FINANCIERS LIMITED (FORMERLY KNOWN AS “AU HOUSING FINANCE LIMITED”)., SCO No 36 First
floor Sector 15 part 2 Gurugram 122001 Haryana.

Through its Authorized Signatory, (Rizwan Ahamad Qureshi Aadhar No- 411749987223 )
– (AAVAS FINANCIERS LIMITED
Hereinafter called as ‘MORTGAGEE’ (Which expression shall unless repugnant to the context or meaning hereof,
mean & include its heirs, successors, legal representative executors, nominees, administrator & assign) being Party of
the Second Part.

WHEREAS the Mortgagor is the owner of the property more particularly described in the SCHEDULE-I, hereinafter
written. That Mortgagor had collectively applied & Mortgagee has sanctioned Home loan/Home equity / Loan against
property / Loan Facility Collectively to the Mortgagor.

WHEREAS the Mortgagor had intended to mortgage the said premises more particularly described in the
SCHEDULE-I, hereunder written, informing them to be free from encumbrances and whereas the Mortgagee has
agreed to lend the Mortgagor the sum of Rs. 50,00,000.00/- (Rupees Fifty Lakhs only) under the Home loan/Home
equity / Loan against property /MSME Loan Facility, on having the re-payment thereof with interest secured in the
manner hereinafter appearing.

WHEREAS the Mortgagor deposits the documents of title, evidences, deeds, instruments & writing set out more
particularly in the ‘SCHEDULE-II’ hereunder written representing the Mortgagors Title to the said property, declaring
to Mortgagee that the documents mentioned under SCHEDULE-II’ are the only deeds of the Title relating to the
property as mentioned under ‘SCHEDULE-I’.

WHEREAS the Mortgagors declares that apart from the Title Deeds mentioned under ‘SCHEDULE-II’ hereunder
written, Mortgagor do not have in his/her/their/its possession, power of control any other deeds of documents of title
pertaining to the said property & the property is free from all encumbrances, charges, liens, mortgages, demands,
claims, cess of whatsoever nature and is not the subject matter of any secularization, its pen dens, attachment or any
other process issued in any court or Authority and whereas no litigation, suit , writs, actions, investigations or
arbitration proceedings or other proceedings are/ had been imitated or are pending against the Mortgagor in the
respect of the scheduled property.

NOW THIS INDENTURE WITNESSES AS UNDER

Pursuant to a loan Agreement & or Sanction Letter Dated _____________ or as entered by Mortgagor (hereinafter
referred to as ‘the Agreement’) and application reference _____________ Dated _____________ and in consideration
of the total sum of Rs. 50,00,000.00/- (Rupees Fifty Lakhs only) paid on or before or after the execution of this
security in no condition sell, let, sub-let, lease, license, sub-lease or mortgage or create additional charge, transfer or
alien these presents by the Mortgagee to the Mortgagor (the Receipt Whereof the Mortgagor hereby acknowledges)
the Mortgagor hereby covenants with the Mortgagee as follows: Monthly Installments of Rs. 74,655/- each on the ___
day of every month commencing from Branch Aavasv Gurugram, or as specified by Mortgagor till the entire loan
with interest thereon is fully repaid as per the Agreement. This equated monthly installment also includes interest
component which is at present Flat Rate @ 13.00% p.a. which may be revised as per agreement from time to time.

2) In consideration aforesaid , the mortgagor Hereby by way of simple mortgage upon the said property more
particularly described in the SCHEDULE-I hereunder written as a security for repayment of the said sum with interest
as mentioned above with the condition that the mortgagor, his heirs, executors, administrators or assigns shall on the
said day of every month pay to the mortgagee, his heirs, executors, administrators or assigns the said loan amount
together with interest thereon at the rate mentioned above.

3) That the Mortgagor Shall and will during the subsistence of this security at his own costs and charges and expenses
and keep and maintain the said premises hereby mortgaged in good repair and tenant able condition.

4) It is hereby agreed and declared that the mortgagor shall & will during the subsistence of this security in no
condition sell, let, sub-let, lease, license, sub-lease or mortgage or create additional charge, transfer or alienate the said
scheduled property or part of the said scheduled property in any manner without full repayment of the loan amount
inclusive of all charges , interest incurred and all other moneys whatsoever due thereupon and discharging their
liability towards mortgagee party of the first part.

5) It is hereby agreed and declared that in case any of the installments of principal or interest payable under these
presents be not satisfied on the dated herein before appointed for the payments of such installments of principal or
interest then the whole amount of principal remaining unpaid together with interest due shall at once become payable
to mortgagee and the mortgagee may forthwith enforce any of the remedies to which a holder of a simple mortgage is
entitled under the transfer of property act or under secularization and reconstruction of Financial Assets and
Enforcement of Security interest act at his sole discretion.

6)That the Mortgagor will within one month from the date of these presents insure and keep insure the property and
such other part of the mortgaged premises as are of an unsuitable nature or any part or parts thereof from loss or
damage by fire or flood or earthquake or any natural calamity etc. on the full value therein same insurance office to in
the joint names of the Mortgagee the Policy for such insurance and the receipt for every such payments within seven
days after it shall become due and in case the Mortgagor shall neglect or refuse to keep the said premises insured to
the amount aforesaid or to deliver such policy and receipts as aforesaid then and in every such aces it shall be lawful
for the mortgagee to insure the same to the amount aforesaid or any less amount and all sums of money expended by
the Mortgagee with specified interest thereon computed from the time or respective times of mortgagee, the same
shall be repaid by the mortgagor to the mortgagee on demand and in the meantime shall be a simple mortgage charge
on the mortgaged property in addition to the principal sum and interest thereon.

7) That the Mortgagor agrees that sums of money awarded as compensation for any compulsory acquisition of any
portion of the mortgaged property by any government municipal or railway of district board authority shall be
receivable by the mortgagee direct on behalf of the mortgagor and that such money as well as moneys received under
and by virtue of any such insurance as aforesaid shall at the option of the mortgagee either be forthwith applied in or
towards substantially rebuilding re-instating or repairing the said premises or in or towards the payment of the
principal money, interest and costs for the time being remaining use on the security of these presents.

8) That Mortgagor had executed this indenture in favor of the mortgagee to secure on a first charge basis the due
repayment and discharge to mortgagor for the said loan granted by mortgagee together with interest, additional
interest, compound interest future interest by way of liquidated damages. Commitment charges premium on
prepayment or on redemption, costs charges expenses and all other moneys whatsoever due & payable by the
mortgagor to the mortgagee, whether under their heads of agreement /loan agreements /home equity agreements /
home loan agreements /letter of sanction / memorandum of terms & conditions amended from time to time or
otherwise (hereinafter collectively referred to as “the Outstanding”

For the consideration aforesaid and in further pursuance of the said agreement the mortgagor hereby grants and
obliges by way of simple mortgage i.e. Mortgage without possession unto the mortgage all the property described in
the SCHEDULE-I hereto together with all rights easement and appurtenances thereto and all rights title and interest in
and to the said premises to the intent that all the said premises hereby mortgaged shall remain and be charged by way
of simple mortgage i.e. Mortgage without possession and free from all encumbrances as security for the payment to
the mortgage of the said principal money interest and costs in accordance with the covenants herein before contained.

That the Mortgagor shall allow the mortgagee, its servants agents and surveyors at all reasonable times to enter the
said premises and view and examine the state and condition thereof provided always that the mortgagor may pay the
mortgagee the whole of the principal sum and interest costs that may be due to the mortgagee with and approval,
provided that such payments are in accordance with the terms & conditions of the agreement mentioned herein before.
That Loan Value of Rs. 50,00,000.00/- (Rupees Fifty Lakhs only) had been advanced and therefore this indenture of
mortgage deed without possession had been executed on the general stamp paper in respect whereof the present or
future stamp duty and the registration fee including that of re conveyance deed is to be shouldered by the mortgagor
party of the second part.

The parties’ hereto have today willingly consciously duly read and read over, without anyone’s duress coercion or
threat executed this indenture of Mortgage deed without possession which is agreed admitted and binding to all of us
and to our heirs successors forever.
