1. TheOffered/sanctionedloanwillbedisbursedafterlegalandtechnicalappraisalofthepropertyproposedformortgage,suchlegal&technicalappraisalneedsto be
satisfactory as per norms of Protium Finance Limited (PFL).
2. Disbursementissubjecttopositivevettingandverificationofallincome&KYCdocumentssubmitted.
3. WherevertheloanissanctionedunderRegressive/StepdownEMIoption,FullEMIonSanctionedloanamountwillbestartedfromfirstdisbursementitself.
4. InPlotPurchaseplusConstructioncases,therateofinterestwillbechangedtoprevailingHomeLoanrateofinterestonceconstructionofpropertyiscompletedand customer
informs the same to PFL in writing.
5. (a) PreEMIinterestattherate,atwhichtheEMIhasbeencalculated,shallbechargedfromtherespectivedate(s)ofdisbursementstothedateofcommencemen
t of EMI in respect of the loan.
(b) TheEMIcomprisesofprincipalandinterestcalculatedonthebasisofmonthlyrestattherateapplicable,whichisroundedofftothenexthigherrupee.
(c) PFLmayatitssolediscretionaltertherateofinterest,suitablyandprospectivelyunderunforeseenorextraordinarychangesinthemoneymarketconditions.
(d) The loan tenure terms is subject to variation as a consequence to a change in the money market conditions resulting in change in the RPRL and thus
thechangeinrepaymenttenure.PFLinsuchasituationasmentionedshallhaverighttoreviewtheloantenuretermsinsuchamannerandtosuchextentasitmay deems fit.
You shall however continue to pay the EMIs as indicated without any intimation from PFL.
However,iftheEMIwouldleadtonegativeamortisation(i.eEMInotbeingadequatetocovermonthlyinterestinfull)PFLshallincreasethequantumofEMIamount and you
shall be ten required to pay the increased EMI.
(a) TheloanwillbedisbursedasperthestagesofconstructionandaspernormsofPFLinthatbehalfandnotnecessarilyasperthebuilder/develope

(b) Theloanwillbedisbursedinpartorfull(dependinguponstageofconstruction)onlyafterthefullowncontribution(MarginMoney)hasbeenpaidbycustomerin full where
margin money is difference of the cost of the dwelling unit less loan sanctioned by PFL.
TheEMIs,Pre-EMIinterestsaretobepaidonorbeforethedateofEMIPresentation.TheEMIdatescanbechanged,asperthediscretionofPFL.
7. The Loan will be secured by First Mortgage of the property proposed for availing this loan and / or such other security, as PFL may find necessary
8. andacceptable.Suchdocuments/reports/evidenceasmayberequiredbyPFLshallbeproducedtoascertainthatthepropertytobemortgagedwithPFLhasaclearandmarketa
bletitle.Theoriginaltitledeedstothepropertyproposedtobepurchased/mortgagedshallbedepositedbytheborrowerforsecuringtheloan.In case of any additional loan
amount / top-up loan, the existing mortgage shall be extended to cover the additional / top-up loan amount.
9. BorrowersneedstoinformtoPFLinwritingaboutany changes:
10. Incorrespondenceaddress,Changeinemployment,Lossofjob,Business,Profession,asthecasemaybeimmediatelyaftersuchchange/loss,notifythecauses of delay,
Loss / damage to the property, Notify the additions /alterations to the property.
Theloanamounthasbeenfixed,interaliaontheassumptionthatthecostofthedwellingunittobepurchasedorconstructedwillbeasestimatedintheapplication. In the event
11. of the cost actually incurred being less, PFL reserves the right to suitably reduce the loan amount.
ThisOffer/Sanctionlettershallstandrevokedandcancelledandshallbeabsolutelynullandvoidif:
12. a) anymaterialchangesoccurintheproposalforwhichthisloanisapprovedforOfferLetter/SanctionLetter.
b) anymaterialfactconcerningincome,orabilitytorepayoranyotherrelevantaspectoftheproposalorapplicationforloaniswithheld,suppressed,concealedor not made
known to PFL
c) anystatementmadeintheloanapplicationisfoundtobeincorrectoruntrue
Allstampdutyandregistrationcharges,ifany,asperStateStampActofanydocumentexecutedbyyouinfavourofPFLshallbepayablebyyouinfull.In the event of any
13. non-compliance of formalities required by PFL, all the fees paid to PFL will be non-refundable.
14. TheissuanceofthisOffer/Sanctionletterdoesnotgive/conferanylegalrightsandPFLwillbeatfulllibertytorevokethisoffer,duetoanyofthereasonsmentioned above or
15. otherwise.
PFLshallbeentitledtowithdraworcancelanyundisbursedportionofthefacilityatanytime.
16. Therateofinterest,mentionedintheletter,isbasedonthecurrentprevailingRPLR,andfinancialmoneymarketconditions.Thesamemayvaryatthetimeofdisbursement of
17. the loan, as well as during the tenure of the loan.
Asaresultofthevariationintherateofinterest,thenumberofEMIsisliabletovary,fromtimetotime.
18. IfyourNACHisnotactivatedasarepaymentmodethenYouarerequiredtoprovide12orhigherno.ofpost-datedcheques(inmultipleof12)asandwhentheyare exhausted
19. towards payment of balance EMIs, till such time the entire loan is paid off.
Thisoffer/sanctionletterisvalidforaperiodof90daysfromdateofofferletterorSanctionletter(whicheverisearlier),howevertheROImentionedintheletterisbased on the
20. current prevailing RPLR and the same may vary at the time of disbursement of the loan as well as at any time during the tenure of the loan.
The Non-individual Applicant shall register under the Central Goods and Services TaxAct, 2017 (CGST Act), the State Goods and Services Tax (SGST)
21. Act,2017, Integrated Goods and Services Tax (IGST) Act, 2017, Union Territory Good and Service Tax (UTGST) Act, 2017 (hereinafter individually /
collectivelycalled as "GST Law") as applicable to him/entity and disclose the registration number to PFL, failing which it will be considered as if the Applicant is
notregistered under the GST law and the provisions as may be applicable to unregistered Applicant would be applicable. In case of violation of any provisions
oftaxationlawsincludingGSTlawsbytheapplicant,thentheapplicantundertakestoindemnifyPFLforanylossorclaimordemandorpenalty,ifany,whichmaybe incurred or
suffered by PFL and recover the same from such borrower.
Administrationfeesincludingallotherchargestobepaidupfrontbeforethedisbursementofloanandisnon-refundable.
22. PFL reserves all the rights to carry out the credit bureau check, verification of Property, Residence, Employment, KYC Documents and Income
23. Documents(whicharenotlimitedtoSalarySlips,BankStatementsandIncomeTaxReturns)oranyotherverificationsoftheapplicant/co-
applicants/guarantorduringtheexistence of the loan tenure at the cost of the applicant/co-applicants.
Theapplicantandco-applicanthaveagreedtoexecuteallthedocuments/loanagreements/affidavits/declarations/undertakingrequiredfortheloanpurposeas per the
24. process and policy of PFL.
TheCustomermustinformPFLofanychangeincontactno.andaddresssubmittedtoPFLduringtheprocessingoftheloan.
25. Any change in existing information must be given in writing by the customer to PFL and within 30 days of any change.For any updates/changes in
addressdetails,customersalsoneedtosharethevalidKYCdocumentforthenewaddress.UntilsuchnewrequestsarereceivedfromtheCustomersanddetailsupdatedin PFL
records, all communications to the customers from PFL will be sent to existing address and/or contact no. only.
The declaration/Undertaking provided to PFL by you regarding Loan amount will be utilized only for the purpose of “End Use of Fund” for same is
26. beingsanctioned,purposeofuseoffundsundertheloanwillnotbechangedinanymannerduringthetenorofloan,loanshallnotbeusedforanyillegaland/orantisocial and/or
speculative purposes in any form.
27. Alltheoriginalpropertydocumentswillbereleasedalongwithreleaseofanychargeonpropertywithinaperiodof30daysafterfullrepayment/settlementoftheloanaccount.
