SPECIFICATIONS

I. ARCHITECTURAL

INTRODUCTION

This set of Specifications shall govern the methods of construction and the kinds of materials to
be used for the proposed building shown in the plans and detail drawings.

The plans, detail drawings and these Specifications shall be considered as complementing
each other, so that what is mentioned, or shown in one, although not mentioned or shown in
the other, shall be considered as appearing on both. In case of conflict between the two, the
same should be referred to the designing Architect/Engineer for resolution.

GENERAL CONDITIONS

All parts of the construction shall be finished with first class workmanship, to the fullest talent
and meaning of the plans and these Specifications, and to the entire satisfaction of the
Architect/Engineer and the Owner.

The construction shall conform to all the requirements of the National Building Code, as well as
the local rules and regulations of the Municipality/City.

PART 1: DOORS & WINDOWS

1.1.The fixtures and fastenings of doors and windows shall be made of the metal or wood as
specified in the item or its specifications.
1.2.The samples of fixtures and fastenings shall be got approved as regards quality and shape
before providing them in position.

PART 2: PARTITION WALLS FINISHES

2.1. This item shall consist of furnishing and installing non-load wood partitions from floor to
ceiling

2.1.1. Double Wall:


12.5 mm. thk. Gypsum board partition on metal studs and tracks
2.1.2 Units of Concrete Masonry (CMU)
In proportion to the external walls of the intended construction, 4" x 8"
x 16" and 5" x 8" x 16" concrete hollow blocks must be used. The ratio of
cement to sand should be 1:3. For the walls to withstand natural disasters like
earthquakes and powerful water currents in the event of impending floods,
they must be sturdy and reinforced with 10 mm rebars and both horizontal and
vertical reinforcements. Using the same ratio of cement to sand for the mortar
filler, the concrete hollow blocks to be utilized for inner walls are to be 4" thick,
and for exterior walls, 5".

PART 3: FLOOR FINISHES

3.1 Floor Finishes are also indicated in the given floor plan. Here are the following floor finishes
for the Barangay Hall:

3.1.1 200x200 Honed Porcelain Tiles


3.1.2 Synthetic Granite 200x200x6 thick Matte Finish
3.1.3 400x400 Ceramic Tiles
3.1.3 Synthetic Granite 300x300x10 thick Gloss Finish
3.1.4 600x600 Polished Ceramic Floor Tiles

PART 4: HARDWARE
4.1 A list of construction tools is given for tasks like concrete, brick masonry, leveling,
woodworking, floor and slab work, plastering, brick laying, and so on. To complete the job
successfully, every construction instrument is required. The personnel should utilize safety
equipment in addition to these instruments to guard against unforeseen mishaps.
4.1.2 Below are some of the lists of hardware:

PART 5: CEILING
5.1 Ceiling Finishes
9mm thick Gypsum board should be use for all ceiling surfaces and other approved
brand and supplier. It should be framed with 1 x 2" Metal furrings riveted and screwed.
PART 6: VENTILATION
6.1 Ventilation
For the ventilation of the Barangay Hall, each restroom is installed with exhaust fan. All
of the offices have their own aircon. Also, there is a total of 28 windows for the Barangay Hall.
PART 7: PAINTING
7.1 Painting Works
Use any authorized brand, such as Boysen. Allow the first coat to dry completely for a
full day before adding the second coat. Prior to painting, the surfaces need to be clear of all
dust and debris. In this project, the skim coat and elastomeric paint were applied for the interior
and exterior walls
