This Memorandum of Deposit of Title Deeds is executed at
Nagercoil on this 6th JUNE 2025. Two Thousand and Twenty Five) by
T. GOUTHAM RAM, S/o. M. Thangavel, Age 27, Aadhaar No: 2304 7491
2143, Mob. No.9487248957) Residing at 81, Pallivilai, Vetturnimadam
Post, Nagercoil 3, Agestheeswaram Taluk, Kanyakumari District,
(Hereinafter referred to as the DEPOSITOR(s)/MORTGAGOR(s) which
expression shall wherever the context so require mean and include his
/ her/their heirs, executors, administrators, successors and assigns)
TO AND IN FAVOUR OF
TAMILNADU MERCANTILE BANK LIMITED, a scheduled Bank governed
by the Banking Regulation Act 1949 having its Registered office at 57,
V.E.Road, Tuticorin and Branch office known as NAGERCOIL Branch at
No.229-A Charles Miller Street, College Road, Nagercoil, Kanyakumari
District- 629001. (Hereinafter referred to as the “BANK”) which expression
shall wherever the context so require mean and include its successors
and assigns)
WHEREAS at the request of the borrower Mr.T.Varun Aravinthan, Prop:
M/s Lekshmi Construction (hereinafter referred to as the Borrower) and
the Mortgagor(s)/ Depositor(s) creation of mortgage by deposit of title
deeds, the Bank had sanctioned, accommodated, granted /agreed to
sanction, accommodate and grant advances, loans, credit facilities and
financial assistance to the tune of Term loan Rs.15,00,000/- (Rupees
Fifteen Lakhs Only);

NOW THESE PRESENTS WITNESSETH AS FOLLOWS:-
That in consideration of the Bank sanctioning, accommodating, granting /
agreeing to sanction, accommodate and grant advances, loans, credit
facilities and financial assistance to the borrower above named, the
mortgagor(s)/depositor(s) confirm having already deposited with the Bank
at its Nagercoil Branch at Nagercoil(Notified Town) on 02.06.2025 the
documents of title as listed in Schedule I hereto relating to the
Properties of the Mortgagor(s)/ Depositor(s) described in Schedule II
hereto, to the intent that the same shall remain and be charged by way
of mortgage by deposit of title deeds (under Section 58(f) of the Transfer
of Property Act 1882) for repayment to the Bank the amounts payable
towards the advances, loans, credit facilities and financial assistance
extended or to be extended from time to time by way of interchangeability
of limits, facilities or otherwise to the tune of Term loan Rs.15,00,000/-
(Rupees Fifteen Lakhs Only) and any ultimate balance that may remain
due and outstanding in the account(s) of the borrower with the bank
including principal and interest at the rate stipulated by the bank from
time to time, bank charges in accordance with the practices and
usages of the bank, costs of realization of the security and further
loans and advances that may be availed by the borrowers and all the
other expenses incidental thereto.
That the Mortgagor(s)/ Depositor(s) confirm that the documents already
deposited with the bank as listed in Schedule-I by way of equitable
mortgage shall be held by the bank as continuing security till all the
amounts payable by them and/or the borrower towards the afore mentioned
advances, loans, credit facilities and financial assistance are wholly and

fully discharged and further declares that no other charge , mortgage or
encumbrance of whatsoever sort would be created without the written
consent of the bank.
