advantages and disadvantages of the new site and to suggest ideas for expanding a
new branch of the company according to the provided results.

in an applicable site across the country which has numerous potential developments
and prospective visions shortly.

with a total annual capacity of 1 million tons of construction steel and 1.2 million tons of billet.

1.5 NOMURA HAI PHONG INDUSTRIAL PARK

Nomura-Hai Phong Industrial Park was

established on December 23, 1994, under
Investment License No. 1091/GP of the State
Committee for Cooperation and Investment, the
first industrial park with foreign direct investment
in the Northern Provinces and also one of the first
industrial parks in Hai Phong. The Nomura
Industrial Park construction investment project
initially had a land use scale of 353 hectares, then
was adjusted down to 153 hectares according to
Official Dispatch No. 2628/TTg-KTN dated
December 22, 2014, of the Prime Minister, with a
planning location in An Duong district, Hai Phong
city, and a total investment capital of more than
140.8 million USD. The total industrial land area
for the project is 123 hectares, and the common
infrastructure land area is 30 hectares.

Nomura Hai Phong Industrial Park is oriented to be an industrial park that focuses on attracting
high-tech, environmentally friendly projects, mainly attracting investment projects in the fields
of high technology, machine manufacturing, precision mechanics, the production of auto and
motorcycle components, the production of electrical and electronic components, the production
of packaging, paper, high-grade paper products, and textiles. (Kland, n.d.)

CHAPTER 2: DISCUSSION FINDINGS

2.1. GEOGRAPHICAL LOCATION:

Nomura-Haiphong Industrial Zone is located in An Hai District, Haiphong City. The location of
Nomura Industrial Park has been carefully selected for its strategic positioning within the
industrial sector, providing optimal access to major transportation routes and a robust
infrastructure conducive to manufacturing and distribution activities. It is extremely conveniently
located for transportation: 85 kilometers from Hanoi via National Highway 5, 13 kilometers from
Haiphong City's core, 2 kilometers from the train station, 15 kilometers from Haiphong Port, and
20 kilometers from Cat Bi Airport. Furthermore, Haiphong Port, northern Vietnam's largest port,
has links to Singapore, Hong Kong, Taiwan (Kaohsiung, Keelung), South Korea (Pusan), and
China (Shekou). The industrial park spans 153 hectares, with 123 ha reserved for industries and
30 hectares for public amenities (Dsi, n.d).
The location of Nomura Industrial Park brings many benefits to Sunrise Group, including
expanding business, increasing exports to other countries, and saving transportation and import-
export costs. The park's proximity to key logistics hubs will significantly reduce transit times and
costs, thereby enhancing the efficiency of supply chain operations.

2.2 INFRASTRUCTURE

The utilities within the park are designed to meet the high demands of modern manufacturing
processes. The park is equipped with a comprehensive suite of utilities, including reliable power
sources, water supply, and waste management systems, all of which are essential for maintaining
continuous production cycles and upholding quality standards.

Transportation system: 20–30 m wide and paved with

asphalt concrete according to construction standards,
ensuring conditions for movement in the industrial park,
including goods with large loads. At the same time, traffic
routes are arranged with median strips in the middle, no
sidewalks, trees on both sides of the road, and a lighting
system with a distance of 20 m per pillar.
Power supply system: Nomura Industrial Park has
invested in building an independent 110kV/22kV
transformer station with a maximum capacity of 50 MW.
The 22 lines are underground along the traffic routes to
each plot of land in the industrial park, ready to connect
according to the investor's requirements.
Water supply system: clean water is taken from the Physics water plant, with a water supply
capacity of 13,500 m3/day and night, connected in the form of a branching system through pipes
with diameters of 110-160-280 mm to the foot of the fence of each factory in the industrial park.
Wastewater treatment system: all wastewater collected and treated at the Nomura Industrial
Park will be pre-treated at each factory to the standard level before being discharged into the
central wastewater treatment system of the industrial park and further treated and discharged into
the environment. The capacity of the wastewater treatment plant is up to 10,800 m3/day and
night, with microbiological treatment technology from Japan.
Communication system: Inside Nomura Industrial Park, the communication center system can
provide many services such as domestic and international postal and parcels, authorized post,
EMS, Vnquickpost, UPS, DHL, and a series of other postal and telecommunications services.

Fire protection system: a fire protection team and full fire protection equipment such as fire
extinguishers, protective gear, and vehicles are always in good condition, along with a water
supply system that is regularly checked and upgraded. The rainwater drainage system is set up
independently from the wastewater collection and treatment system.

2.3. Security

Security services within Nomura Industrial Park are of paramount importance, ensuring a safe
and secure environment for both assets and personnel. The park employs state-of-the-art
surveillance systems, along with a dedicated security team that monitors the premises around the
clock. This rigorous security infrastructure serves to protect against potential threats and
provides peace of mind for all stakeholders. Monitoring work in the factory is done 24/7 and
must be observed at night, so infrared eyes and cameras with a zoom range of 30 m or more are
required. The locations for installing surveillance cameras in Nomura Hai Phong Industrial Park:

 Entrance and exit areas of factories and workshops in the industrial park: monitor the
entry and exit of factory workers as well as vehicles
 Industrial park fence and outside areas: help detect in time if there is an intruder
 Warehouse and workshop area: ensure no loss of goods in the warehouse of the industrial
park.
 Employee working area: monitor the working attitude and productivity of the workers

CHAPTER 3: RECOMMENDATION

Based on the current situation of Sunrise

Group as well as given multiple advantages,
Nomura Hai Phong Industrial Park is
considered an excellent choice for our
company and the future visions.

Additionally, for smooth and efficient

operation, we are forced to reach a detailed
agreement with the owner of the zone. It is advisable to sign a long-term rental contract of 50

years for the advantages of the land use right and time at the lowest possible rental cost
according to their rental policy. In case of unclear and ambiguous matters, it is essential to
confirm on paper with the commune and local authorities, especially those documents
regarding disputed assets or even illegal issues

- Prepare a complete contract
- Design manufacturing lines following the current factory.
- Handle and complete regarding legal processes of the project.
- Install equipment and machines in the correct positions based on the standard

- Absorb more customers with advertising and marketing campaigns

CHAPTER 4: CONCLUSION
