The major regional centre of Basingstoke is within a 10 minute journey by road. In addition, both Newbury and Reading are well within half an hours drive. There are regular trains from the local branch line station at Bramley (2 miles) linking to both Basingstoke and Reading and onwards to Waterloo and Paddington. There are a wide variety of local recreational facilities within easy reach including racing at Windsor, Newbury and Ascot, polo at Smiths Lawn, Windsor Great Park and The Royal Berkshire Polo Club. Within daily driving distance are many renowned prep schools including Daneshill, Cheam, Elstree and Horris Hill. Downe House, St Swithuns, Bradfield College, Eton, Harrow and Wellington College are also easily accessed. History The Grade II* Listed Beaurepaire House dates from the 18th century and was the court of the Brocas family for over 500 years. The estate was first owned by the St John family during the reign of Henry III before being purchased by Sir Bernard Brocas for one hundred silver crowns in 1353. Sir Bernard Brocas was appointed to the highest office which could be held out of England at that time, a post held by the leading man of England, the Captaincy of Calais. He served under the crusades of John of Gaunt and subsequently under Richard II. On his death he was afforded a burial by Richard II in St Edmonds Chapel in Westminster Abbey and his tomb lies next to those of Kings and Queens. In a Spanish campaign, Sir Bernard overcame the King of Morocco in battle and was allowed to bear for his crest a Moors head. This is evidenced on the gates of Beaurepaire. It is believed that Henry VIII visited Beaurepaire in 1531 and Queen Elizabeth some years later, according to local Church records. The house suffered considerable damage during the Civil War at the hands of Cromwells Roundheads before it was later rebuilt in 1777. Part of the original house was destroyed by fire in 1942 under the ownership of Sir Strati Ralli, one of the richest men in Britain at the time, and was later remodelled to form the house that stands today. The surviving ancient moat and the original house are clearly visible in a sketch by William Brocas in 1850.

Beaurepaire House sits at the centre of its estate in a magical and secluded setting, guarded by the ancient moat and surrounded by historic parkland, woods, pastures, paddocks and farmland. The setting is perhaps unique in that, despite its proximity to nearby towns, airports and major transport links, the estate is protected in all directions from intrusion from the outside world. There are no footpaths or public rights of way anywhere within the estate. Gates guard all three access drives to the north, south and west. To the north of the estate, the house is approached through an impressive pair of ornate wrought iron gates opening to a long avenue of lime trees, the private tarmac drive continuing for almost a mile before reaching the house. The drive continues on past the house for another half a mile to a private gate at the south. The house itself sits behind its water-filled moat, accessed only by bridges, the main bridge passing through a set of white iron gates designed by the famous architect Sir John Soane, designer of the Bank of England. The main house extends to approximately 9,000 sq ft and is perfect for formal entertaining combined with modern family living. The impressive reception hall with open working fire is the focus of the ground floor with the reception rooms leading from it. The South-facing drawing room, has French windows opening to the stunning rose garden. The sitting room is a wonderful family room, and, having originally been the kitchen, houses the old bread ovens. Within the sitting room there is also a large fireplace with working fire. Beyond the sitting room is the dining room which could seat up to sixteen dinner guests and, just beyond, is the kitchen/breakfast room.

The kitchen features a 5-door Aga, two separate fridges and a walk in larder. Doors open onto the courtyard. Beyond the relaxed seating area of the kitchen is a door to the rear hall with boot room and beyond that, the spacious and well fitted laundry room. Completing the ground floor accommodation is a study, cloakroom and access to the cellar. On the first floor the master bedroom suite has spectacular unbridled views over the formal gardens and ancient park. As well as a guest suite, there are five further comfortable bedrooms and three bathrooms, all enjoying fine views over the Estate. To the rear of the house is an enchanting cloistered courtyard surrounding a formal herb garden with an abundance of climbing roses. To the south of the courtyard is an orangery which lends itself perfectly to summer dining. A large games room, office, storeroom, wine store, cloakroom and shower also lead off the courtyard. Within the moat lie the most beautiful formal gardens combining immaculately laid lawns, mature rose beds, well established shrubs, manicured box plants and a stunning box hedge parterre. The formal gardens face south across the moat with spectacular and uninterrupted views of the park. Just to the north of the house, accessed by a foot bridge across the moat, is the stable yard with seven loose boxes, a tack room, rug, feed room and stable office. Adjacent to the stable yard is the outdoor floodlit mange which is enclosed by a high brick wall and post and rail fencing. From here, a path leads through woodland and fields providing the perfect setting for hacking out. To the east of the house, accessed across the moat by a listed Victorian suspension footbridge, is an enchanting orchard with an imposing display of rhododendrons offering a wide variety of colours during the early spring and summer months. These lead to a secluded wooded area planted with various specimen trees. A hard tennis court (in need of renovation) lies to the south west of the house.

The Estate The estate consists of a mix of mature parkland, established pasture and paddocks, arable land and woodland. Water is a strong feature with two large lakes to the south of the main house and two streams running through the centre of the Estate. There is an abundance of wildlife and the Estate could support a small family shoot. In addition, there is potential for a full-size polo field. Part of the amenity value of the Estate lies in its easilymanaged farmland. Cropping of the arable land, consisting of over 100 acres, has tended to focus on barley and wheat and the land also provides excellent riding and walking opportunities. Directions
From M4 (Junction 11) proceed south of the A33 towards Basingstoke. At the roundabout at the end of the dual carriageway take the 3rd exit signposted to Beech Hill. Proceed past Wellington Farm Shop and proceed for approximately one mile over a hump back bridge. At the T-junction turn left and continue along this road into the village of Stratfield Saye. At the staggered crossroads, proceed straight ahead signposted towards Bramley. Ignore the first crossroads and at the 2nd crossroads turn right adjacent to a large black barn. After passing over the railway bridge, turn left into Minchens Lane. At the bottom of Minchens Lane in Bramley turn right. Proceed for 112 miles and the entrance gates to Beaurepaire Park are on the sharp left hand bend. From M3 junction 6 (Basingstoke) proceed north on the A339 ring road, take the 3rd exit sign posted to the A340 towards Tadley, past the North Hampshire Hospital. After the hospital, down the hill and on the bend, take the right hand turn into Elm Road signposted Sherborne St John. Proceed through the village, up the hill and past The Vyne (National Trust) on your left hand side. After one mile and at the T-junction turn left and continue for 1 2 a mile and the entrance gates to Beaurepaire Park are on the sharp left hand bend.
