MELBOURNE PLANNING SCHEME
APPLICATION TO AMEND A PLANNING PERMIT (APPLICATION REFERENCE: 201536328-1)
111-125 A'BECKETT STREET, MELBOURNE
I refer to the above amendment application submitted to the Minister for Planning C/-
Department of Environment, Land, Water and Planning (the Department) on 15 December 2017.
A preliminary assessment of the application has revealed that further information pursuant to
section 54(1) of the Planning and Environment Act 1987 is required in order to properly consider
your application.
Further Information
The further information is required as follows:
1. Revised architectural plans:
o Confirmation that the roof parapet has increased from RL 224.88 to RL 228.28m.
o Additional justification for the decrease in podium setback to the eastern
boundary to 0m.
o Additional details relating to the eastern façade of the heritage building and
podium. The plans appear to show an increase in width of the vehicle crossover
and significant changes to the eastern façade including the relocation of windows,
services boxes, and increase in the height of the reinstated parapet wall.
o Clarity regarding the accessibility of Level 2. The elevation plans are inconsistent
and appear to show level 2 set back from the eastern boundary however the floor
plan shows Level 2 as flush with the eastern boundary.
o Confirmation that an additional storey is being sought with the introduction of
the Level 9 Mezzanine as well as an associated increase in wall height on the
western and southern elevation.
o Floor plans for Levels 61, 62 and 63.

o Additional information regarding the rooftop bar. The ground floor plans
reference a “Rooftop Bar Lobby” however no rooftop bar area is shown on the
plans.
2. Supporting documentation:
o Evidence that the reduced floor area for the child care centre will allow better
operational efficiency for the future operator.
o A glare analysis demonstrating that the curved reflective glazing does not impact
the safety or comfort of the surrounding buildings and adjacent streets.
o Engineering advice demonstrating that the construction of the two basement
levels will not impact the retention of the existing heritage façade.
3. On 11 December 2017, the Department approved a secondary consent request to remove
all balconies from the tower apartments. This decision was based on an associated
increase in additional communal open space. The proposed amendment will reduce the
amount of communal open space from 3.7m2 per apartment to 2.8m2 per apartment.
Additional justification is required as to why this reduction in communal open space is
being sought.
This request for further information is made pursuant to section 54 of the Planning and
Environment Act 1987 and must be received on or before 8 April 2018.
If you do not respond in writing to the entire content of this request for further information on or
before 8 April 2018, your application will lapse. You are able to extend this deadline for the
submission of further information but only if you make such a request before the lapse date
specified in this correspondence. The Minister for Planning must then either consent or refuse an
extension of time to the further information lapse date in writing and appeal rights apply to any
refusal of an extension of time for the further information lapse date.
