(a) Explain the doctrine of ‘Pious Obligation’ under Hindu law. How has it evolved over time?

(b) A student applies for a teaching position at a school. The school management discusses the
selection but does not formally communicate the appointment to the student. The student
assumes selection and resigns from his current job. Is the school bound to honor his appointment?
(10 Marks)
(c) A businessman sends an offer letter to another party but revokes it before receiving
acceptance. The other party, unaware of the revocation, posts an acceptance letter the next day.
Is there a valid contract? (10 Marks)
(d) Examine the concept of ‘Vested and Contingent Interest’ under the Transfer of Property Act,
1882. (10 Marks)

(a) A father gifts property to his daughter, stating that she can use it for life but cannot transfer it.
After some years, she sells the property. Is the sale valid under Section 14 of the Hindu
Succession Act? (10 Marks)
(b) What is the ‘Doctrine of Privity of Contract’? Explain with relevant case laws. (10 Marks)
(c) ‘A’ made a contract with ‘B’ to sell a factory but later refused to execute it. ‘B’ seeks specific
performance. What remedies are available to him under the Specific Relief Act? (10 Marks)
(d) Examine the Supreme Court’s ruling in Rakesh v. Kavita on the irretrievable breakdown of
marriage. How does it impact divorce jurisprudence in India? (10 Marks)

(b) ‘X’ leases a shop to ‘Y’ for 10 years. After 5 years, ‘Y’ sublets it without permission. What
are the legal consequences? (10 Marks)
(c) Explain the rights of a mortgagee in case of mortgage by conditional sale. (10 Marks)
(d) ‘A’ executes a gift deed in favor of ‘B’ but later revokes it. Is the revocation valid? (10 Marks)

(a) A civil suit was dismissed on January 10, 2023. The aggrieved party wishes to file an appeal.
Calculate the limitation period. (13 Marks)
(b) A buyer makes a conditional offer to purchase a car, subject to a test drive. Before the test
drive, the seller unilaterally sells the car to another person. Can the buyer claim breach of
contract? (13 Marks)
(c) Discuss the provisions related to ‘Acquisition of Easement by Prescription’. (13 Marks)
