IGBC Green Commercial Rating System

●​ The IGBC Green Commercial rating system, developed by the Indian Green
Building Council, is tailored for commercial buildings such as offices, IT parks,
malls, hotels, and banks.
●​ It provides guidelines and benchmarks for designing,
constructing, and operating sustainable commercial spaces
that reduce environmental impact and enhance occupant
well-being.
●​ The IGBC Green Rating System for Commercial Buildings
was launched in 2007 by the Indian Green Building Council
(IGBC).
●​ IGBC itself was formed by the Confederation of Indian
Industry (CII) in 2001, with the goal of promoting sustainable
and eco-friendly building practices in India.
●​ The Green Rating for Commercial Buildings was one of the early rating systems
introduced to specifically cater to office spaces and other commercial
developments, setting benchmarks for energy efficiency, water savings, waste
reduction, and overall environmental responsibility.

Why Should Businesses Care About IGBC


Certification?

For startups, SMEs, and corporate giants, being in an IGBC-certified building is not just
a check in a list. It’s a competitive advantage.

●​ Economies: This is because expenses on utilities and operations are reduced,


which are directly proportional to the company’s profits.

Central Government Incentives:

Key Green Features


1.​ Radiant Cooling Technology
●​ Pipes are installed in floors, walls, or ceilings and circulate chilled water.
●​ Radiant cooling is most effective when used in conjunction with other
energy-reducing systems.
●​ Cooling inside the office space is achieved when the cold slab absorbs the heat

2.​ Energy Efficiency


●​ Solar panels installed on rooftops.
●​ Use of daylight sensors and occupancy sensors.

●​ Double-glazed units with argon infill (DGU) with low Solar Heat Gain Coefficient
(SHGC).
