old buildings into charming heritage hotels. This has led to a new experience for tourists in the
hinterlands of the State, as well as has played a very important role in their conservation.
Privately owned heritage properties are available at many places which have the potential for
development as Heritage Units. A list of palaces has been identified for promotion and
entrepreneurs can get in touch with the owners directly, to run them either independently or as part
of a chain or on a lease basis.
The Department of Tourism has put together a list of properties after confirming the interest of the
owners.

Investment
Department of Archaeology and Museums has 340 monuments notified as
protected monument under its administrative control. The Department
carries out the conservation and restoration of its properties depending on
their present condition by way of funds received from various sources. But
despite spending substantial amount on the renovation works, a lot still
needs to be done. The Department earns negligible revenue from the sale
of tickets thus; therefore this is very difficult to substain these monuments
without adequate financial support.
Department is in the process of exploring the involvement of private sector
for the maintenance, management and adaptive re-use of some of its
properties, which have substantial tourism potential.
Some of the Department’s properties are in perfect condition and have
good potential to be converted into heritage hotels. Many successful
heritage hotels are running in old palaces/forts/ heritages by private
entrepreneurs and are earning good revenue. The Department has a good
collection of such properties where investment made on renovation will
earn good and early returns. This would not only help develop the whole
area but could be a focal point of tourist attraction and employment also.
There are certain properties which are generally in good condition but
require constant upkeep and maintenance. The prospective investors can
take-up these properties by way of an agreement with the Department and
even keep the revenue through a manual arrangement.
These properties have the potential of generating substantial employment
opportunities for people living in the area and which could later turn into a
very handsome proposition financially also for the investors.
Similarly, the Department owns 18 Museums and 2 Art Galleries with two
new museums coming up shortly. Department has been managing and
operating them with its meagre resources, some of them are set for a
complete overhaul. The State Government has sanctioned substantial
funds for some of the museums identified for their reorganization. On the
lines of monuments, some of the museums can also be offered for
investment where investors may carry out the required conservation,
restoration and development and bring them at par with world class
standards.
