This Memorandum Of Deposit Of Title Deeds is executed at Sub Reg Office, ALANGULAM on
this 23rdday of June Two Thousand and Twenty Five (2025) by MR.VELSAMY
S/O.SUDALAIMADAN (Aadhaar No: 2885 2102 6130 Mob.No.9976926377). (Hereinafter
referred to as the DEPOSITOR(s)/ MORTGAGOR(s) which expression shall wherever the
context so require mean and include his / her/their heirs, executors, administrators, successors
and assigns)
TO AND IN FAVOUR OF
TAMILNAD MERCANTILE BANK LIMITED, VENKATESWARAPURM BRANCH a scheduled
bank governed by the Banking Regulation Act 1949 having its Registered office at 57,
V.E.Road, Tuticorin and Branch office known as Venkateswarapuram Branch at 7/310, MAIN
ROAD, VENKATESWARAPURAM VILLAGE, ALANGULAM TALUK, TENKASI DISTRICT-
627854 (Hereinafter referred to as the “BANK”) which expression shall wherever the context so
require mean and include its successors and assigns)
I / We the mortgagor called upon the Bank and confirmed that equitable mortgage was created
by depositing the title deeds mentioned in Schedule “A” hereunder with the Bank on 23-06-2025
at its branch at Tirunelveli Branch in respect of the properties described in Schedule “B”
hereunder and executed a Memorandum evidencing deposit of title deeds on 23-06-2025
Registered Vide document 1968/2022 dated 22-07-2022 with the Sub-Register Office at
UTHUMALAI in order to secure the following credit limits granted by the Bank.
At the request of the “mortgagor” the Bank has now sanctioned the additional /
enhanced credit / loan facilities to the borrower MR.VELSAMY S/O.SUDALAIMADAN on the
condition that the repayment of such additional/ enhanced loan/ loans, mentioned below,
including interest thereon, bank charges, and other charges as agreed by the Borrower shall
also be secured by deposit of title deeds mentioned under Schedule “A” hereunder in respect
of properties described in detail under Schedule “B” hereunder.

The “Mortgagor” hereby confirm having visited Bank’s branch at VENKATESWARAPURAM on
23.06.2025 and on the same date extended the said mortgage on the properties described in
the schedule “B” hereunder by constructive delivery of documents of title mentioned in the
schedule “A” hereunder to the intent that the same shall remain and be charged by deposit of
title deeds as envisaged under Section 58 (f) of the Transfer of Property Act 1882; to secure the
above mentioned additional /enhanced credit limits granted to me / MR.VELSAMY
S/O.SUDALAIMADAN including interest and other monies due to the Bank under the
loan documents including bank charges, cost of realization of the security and all other
expenses incidental thereto to the satisfaction of the “Bank” and further stated that the
mortgage originally created shall stand extended to cover all the amounts due under the
aggregate credit limits secured hereunder.
