2.0 NOW THE RESIDENTIAL TENANCY AGREEMENT WITNESS AS FOLLOW:
2. 1 Pursuant io series of transactions recited above, the Landlord as beneficial
owner of all that property situates and known as No. 8, Oloja Street, Off
Olorunkcrni Shornolu, Lagos, Nigeria.

stated at the above address to hold the same to the tenant commencing
from rt April, 2025 FOR THE PERIOD OF ONE (1) YEAR AND
LAPSE ON THE 3 IST MARCI 1, 2026.

2.2 In furtherance' to paragraph 2. 1, the rent hereby reserved shall be subject


to revision EVERY THREE (3) YEARS of the period hereby created and
such revised rent shall be: for another period fixed by tenancy agreement
between the Landlady and the Tenant.

2.3 Based on the terms contained in this tenancy agreement, and there shall be need
for a new agreement EVERY_TI_IREE (3) YEARS as duly executed by the
parties shall suffice for new rent.

3.0 In consideration of the foregoing, the parties hereby undertake as follows:


A. Terms
3.1 That the Tenant agree to pay the sum of N800,000 (EIGHT HUNDRED
THOUSAND NAIRA ONLY) as yearly rent for A Room Self to the Landlord
commencing from 1 APRIL, 2025 and lapses on the 31ST MARCH, 2026, (VHF
RENT RECEIPT or WHICH THE TENANT HEREBY ACKNOWLEDGES).

That the Tenant should pay One (l) month before the expiration of his/her yearly rent to
the Landlord.

3.4 That this tenancy agreement is for a FIXED PERIOD OF ONE (l) YEAR
subject to be renewed by the Landlord.

3.5 That the Landlord shall invoke statutory power of' eviction under the Tenancy Law,
once the tenancy has been determined by EFFLUXION OF TIME.
3.6 That both parties agree that in the event the tenant constituting nuisance or has defaulted
in payment of rent which is subject to this agreement, the Landlord Shall terminate the
