AFFIDAVIT OF SELF-ADJUDICATION BY SOLE HEIR
WITH DEED OF ABSOLUTE SALE OF A PORTION OF
LAND
I, NOVHEE C. TAN, of legal age, Filipino Citizen, widow, and a resident
of Brgy. Puerto Princesa, Basilisa, Dinagat Islands, Philippines, after
having duly sworn in accordance with law, hereby depose and say;
That, I am the sole heir of deceased JAYCON C. TAN, who died
intestate on June 12, 2021 at Dinagat, District Hospital, Dinagat Islands
as evidence by Death Certificate issued by the Local Civil Registrar of
Tag-abaca, Basilisa, Dinagat Islands hereto attached as Annex “A” and
made an integral part of this affidavit;
That, my late husband owned a parcel of land located at Brgy. Puerto
Princesa, Basilisa, Dinagat Islands, Philippines more particularly
described as follows.

“A PARCEL OF AGRICULTURAL LAND, situated at Brgy. Puerto
Princesa, Basilisa, Dinagat Islands, Bounded on the North, by
Lot # 2-71, on the East Lot # 2-4,; on the South, Seashore, and
on the West, by Sec. 010, containing an area of EIGHTEEN
THOUSAND SEVEN HUNDRED FORTY THREE (18,743 SQM)
That, being the sole heir of deceased JAYCON C. TAN, pursuant to
Rule 74, Sec. 1 of the Rules of Court, I HEREBY ADJUDICATE unto
myself the above described parcel of land by means of this affidavit
and hereby files the same with the Municipal Assessor’s Office of
Basilisa (Rizal) Dinagat Islands Registed of Deeds of Province of
Dinagat Islands with the request the said adjudication be made
effective without judicial proceedings as prescribed by the
aforementioned Rules of Court.
WITNESS FURTHER
That for and in consideration of the sum of EIGHTY FOUR
THOUSAND PESOS (Php84,000.00) Philippine Currency, in hand
paid to me by BARANGAY PUERTO PRINCESA, BASILISA,
DINAGAT ISLANDS, a duly constituted barangay of the Municipality of
Basilisa, Province of Dinagat Islands, represented by Barangay Captain,
SATURNINO D. LANUGON, also of legal age, Filipinos with residence
address at Brgy. Puerto Princesa, Basilisa, Dinagat Islands, receipt
whereof is hereby acknowledge and confessed to my entire
satisfaction, the, VENDOR, have sold, transferred and conveyed and
by these presents, do hereby SELL, TRANSFER and CONVEY, by way
of DEED OF ABSOLUTE SALE OF A PORTION OF LAND, forever and
irrevocably, unto and in favor of the said VENDEE, her heirs,
successors and assigns. The portion of the above described property
consisting an area ONE HUNDRED TWENTY SQUARE METERS
(120 SQM). Her heirs, assigns, or successors-in-interest, the above
described property belonging to the vendor.
