Rent Agreement
This Lease Deed is made at Gurgaon on 25th Sept. 2024 between

Mrs. Neetu Yadav ( Adhar no 5474 8870 8566) W/0 Sh. Samir Yadav R/0 A - 2 / 1 9
8 , j a n a k p u r i , A 3 , J a n a k P u r i , West Delhi - 110058 . (Hereinafter
referred to as LESSOR) which expression unless repugnant to the context hereof
shall mean and include his heirs' executors, administrators and assigns of First-
Part
AND
Mr.Avneesh kumar S/O Murari lal , house no. 72 , GANGA NAGAR WARD 09
Dhanura, amroha , Gajraula , uttar Pardesh, 244235. (Hereinafter referred to as
the LESSEE) which expression unless repugnant to the context hereof shall mean and
include their representatives, successors in interest and assign) of the
SECOND-PARTY.
WHEREAS the said First Party Is the lawful owner of apartment No.301 In Tower 08 Pyramid
Urban Homes, Sector 70A GURGAON and desires to give her two bhk Semi furnished
apartment on 3rd floor on lease to the second party and the second party has agreed
to take on lease the above mentioned flat on the following terms and conditions
mutually agreed upon by both the parties:·
NOW THESE WITNESS FOLLOWS ASUNDER
1. That the residential tenancy of the above premises shall commence (date of
tenancy) from 25- 09-2024 to 25-08-2025 for aperiod of 11 months. Within in 6th
Months Locking Periods. That the second party has to pay a monthly rent of
Rs.22000/ (Twenty Two Thousand Only) including maintenance charges as an
advance rent to the first party on or before 25th day of each English Calendar
month. The second party has to pay to monthly rent · {Neetu Yadav

2. That the second party shall pay one-months interest-free security deposit of
Rs.22000/ (Twenty Two Thousand Only) to the first -party at the time of execution
of lease deed.

3. That the Second Party has satisfied itself in all respects about the ownership of the
apartment and the Second Party, at no stage, will challenge the same.
4. That the Lessee shall maintain the said premises in neat and clean conditions
andday to day repairs/maintenance such as fuses, leakages of water/taps, etc. shall
be done by the LESSEE at his own cost.
5. That all the responsibilities related to the security and security of the attendees the
second party will be responsible for all consequences.
6. That the Second party shall have no right to make any additional / alteration in
said premises without the written permission from the First Party.
7. That the First Party and his authorized representatives shall have full right to
inspect the said rented flat shall be used for residential purposes only. reasonable
hours by giving fifteen days' notice.
8. Whereas it is hereby agreed that in case of any default or any breach of the
covenants/terms and conditions of this lease agreement, by the LESSEE, herein
contained, the LESSOR reserves the right to re-enter the demised premises and
terminate this lease. The decision of the LESSOR on the occurrence of any default
shall be final and binding upon the LESSEE and the Second Party known as
LESSEEat no stage will challenge the same.
9. Whereas it is further agreed by the parties that the LESSEE will be required to pay
penal rent ofRs.1000/· per day to the LESSOR for the delay in handing over the
possession of the premises by the lessee to the LESSOR on the expiry of this
lease. This will not be the point of consideration by the arbitrator. B.
HANDING OVER OF PREMISES
1. That there are no Electricity/Water/Bills pending date. In case any dues do occur
at a later stage for a period prior to the date of this agreement with regard to
the tenanted property the same shall bepaidby the First Party.
2. That the Second Party undertakes to keep and maintain the tenanted
premises and the fixtures and fittings provided therein, in a good condition
and to deliver possession of the same to the LESSOR on the expiration of the
term agreed or its earlier determination, in the same good condition as it was at
the time of entering into possession, subject to the normal wear and tear.
3. That the second party will pay the electricity/Water/ backup/ other charges raised
by Enviro Facility Management -Sector 70A. Gurgaon- 122101 as per the
consumption of units.
4. That the House Tax or any other duties, taxes, etc. like ground rent, will be
borne by the LESSOR.
5. Whereas the LESSEE shall not sublet the demised premises in any manner
whatsoever.
6. That the LESSEE further undertakes not to do or cause to be done any act or
deed in contravention to the rules, bye-laws, and regulations of the HUDA/
Municipal Corporation, any other concerned authorities and abide by them in
letter and spirit.
7. That the regular service and other general maintenance of equipment shall be
done by the lessee at regular intervals.

TERMINATION OF LEASE
1. That the lease may be terminated at the option of either party by giving two
month notice in writing to the first party.
2. LESSEE also agreed that minimum lock-in period of this agreement is for Six
months if the Lessee vacate the Flat before this Lock-in period the security
deposit amount will be forfeited to the Lessor and Lessee cannot claim for it.
3. That in the event of the Second Party making default in payment of rent for a
period of One month after the same becomes due or on the non-performance
or non observance or breach by the Second Party of any of the terms and
conditions of the Lease Deed, the First Party may forthwith at his sole discretion
terminate the lease and evict the Lessee from the premises and take
possession.
4. That the tenancy can be mutually extended or renewed at the end of this tenancy
period for another 11 months with an increase of 10% rent after completion
of the previous tenancy period of 11 months.
5. Notice period of two months or security shall be non refundable till
termination of lease period.
6. Security not be adjusted in rent for any month.
IN WITNESS WHEREOF the parties have executed this Lease Deed at Gurgaon on
the date above mentioned.
