CONTRACT OF LEASE

KNOW ALL MEN BY THESE PRESENTS:

This Contract of Lease made and entered into by and between:

EUGENIA GREENWOOD, of legal age, Filipino, and a resident of BLOCK 3 LOT 3


AND 4 DOSDOS VILL TISA,Cebu, Philippines,(hereinafter referred to as the
"LESSOR");
- and –

____TRENT ESCOTON RAGASA______________________, of legal age, Filipino, and a


resident of DAVAO CITY , Philippines, (hereinafter referred to as the "LESSEE");

WITNESSETH that:

WHEREAS, the LESSOR is the owner of a Two (2) Bed Room Condominium Unit
situated in Building 2 Unit 115, SAN REMO OASIS RESIDENCES , Cebu, Philippines.

WHEREAS, the LESSOR desires to the aforementioned property of in favor of the
LESSEE and the LESSEE accepts the lease subject to the terms and conditions herein
set forth.

NOW, THEREFORE, for and in consideration of the terms and conditions


mutually agreed upon by the parties, the LESSOR hereby lease unto the LESSEE, his
heirs, successors and assigns, the aforementioned portion of the parcel of land
subject to the following terms and conditions, to wit:

1.​ That the term of this lease shall be for a period of ONE (1) year to commence
on MARCH 18, 2025 and will end on MARCH 18, 2026 and thereafter
renewable upon mutual agreement of the parties;

2.​ That the monthly rentals on the leased premises above-mentioned shall be
Twenty Thousand Pesos (P20,000.00), Philippine Currency. The rentals
shall be paid by the LESSEE to the LESSOR on a monthly basis payable on or
before the 18th day of every month. The LESSEE shall deposit the said
amount directly in the nominated bank of the LESSOR.

3.​ That upon the signing of this Contract, the LESSEE agrees to pay ( 1) months
deposit amounting to Twenty Thousand Pesos (P20,000.00), and one (2)
month advance of Forty Thousand Pesos (P40,000.00).
4.​ The Twe Thousand Pesos (P20000.00)) deposit shall be used to pay
unpaid rentals and utility bills upon end of the contract if ever there are any.

5.​ The during the existence and effectivity of the contract, the LESSEE shall pay
the utilities expenses such as water, electricity, internet, and other utilities
expenses incurred.

6.​ The during the existence and effectivity of the contract, the LESSOR shall pay
the monthly condo dues.

7.​ The during the existence and effectivity of the contract, the LESSEE shall be
responsible for all the necessary repairs, regular maintenance of the leased
property.

8.​ The during the existence and effectivity of the contract, the LESSEE shall be
responsible for any damaged or loss of the furniture and fixtures already
placed in the leased property.

9.​ The LESSEE is not allowed to construct structures or make any alteration or
changes of the building and land without the permission of the LESSOR.

10.​The LESSEE shall provide receptacle for garbage and waste and to dispose
them properly and regularly, including sewerage system on the property
leased to maintain the cleanliness.

11.​The LESSEE agree to abide the rules and policies of the Condominium and its
Homeowners Association.

12.​The parties have agreed that in case of any breach or violation of any of the
terms and conditions on the part of the LESSEE as herein enumerated, the
LESSOR shall have the absolute right to terminate the Lease Contract and
thereupon expel and remove the LESSEE, his/her personal belongings and
effects from the leased property.

13.​This contract shall be divisible and separable. Any provisions of the contract
which may be declared void and/or enforceable by final judgement of a
competent court shall not affect the validity and enforceability of the other
provisions not affected by the judicial declaration.

14.​That finally, BOTH PARTIES manifest their utmost good faith in abiding by all
the provisions contained herein, thus, in case of breach of any of the
foregoing provisions, the aggrieved PARTY shall be entitled for damages.
