Overview: This document is designed to provide its users the opportunity to establish common

guidelines related to the details of their living arrangements. Roommates are encouraged to spend
quality time discussing each section, being as forthright and honest with their opinions as possible. The
key to every relationship, especially with your roommate, is communication. You need to be open-ask,
listen, and discuss. This contract should give you time to discuss your personal living habits and
expectations and outline them below.
In addition to abiding by the Student Manual and the Housing and Residence Life Manual, Georgia
Regents University expects you to establish and maintain a healthy relationship with your
roommate. Some items to keep in mind:

TERM OR PERIOD OF AGREEMENT
This agreement is to begin on ___________August 14, 2014___________ for a term lasting from
_______Fall 2014____________ to ___________Spring 2015____________. We fully understand and
accept the rules and responsibilities of this agreement.
MEDIATION
If any of the roommates breaches this contract, all roommates agree to first try to resolve the dispute
on their own through mediation. If further attention is need roommates are responsible for scheduling a
mediation meeting with the Resident Assistant.
RESPECT
Respect shall be the cornerstone for all other categories of this agreement, and for successful housing
sharing in general. This respect shall include: Politeness to each other, and to each others guests; No
talking about confidential roommate matters to others; No posting roommates personal information or
pictures on Instagram, Twitter, Facebook, YouTube, or any other website; Respect for each others
religious beliefs and practices.
In addition, we agree to the following arrangements regarding:
FOOD/COOKING/KITCHEN SUPPLIES/KITCHEN CLEAN-UP
Draw up specific rules about who is responsible for buying kitchen supplies and food staples; decide if
turns will be taken cooking meals and washing dishes; set down rules about food sharing; set general
rules like "all dirty dishes must be washed and put away promptly not left in the sink."

1. We have agreed that we all would buy our own food and kitchen supplies. If it is something like
a trash can we would agree to take turns supplying the bags and on a rotation on taking the
trash out.
2. We have agreed that Ryan Gray would vacuum the lounging areas.
3. We agreed that Destini Smith would sweep the kitchen.
4. We agreed that Donica Odell would clean the microwave.
5. We agreed that Briana Roberts would mop the kitchen.
6. This cleaning would take place on every Friday if every week.
7. We agreed that we would wash our own dishes and that dishes would not stay in the sinks
longer than a day.
8. We agreed that we would share anything like food and supplies if asked first.
9. We agreed that cleaned dishes would be put up the day of use.

CLEANLINESS/CLEANING SUPPLIES/CLEANING RESPONSIBILITIES
Draw up specific rules about who is responsible for keeping which rooms clean: ex/ set a weekly cleaning
schedule for the bathroom, kitchen and den; set general house rules like "no clothes on the floor in open
areas or "shoes must be removed upon entering."

10. This cleaning would take place on every Friday if every week.
11. No clothes or shoes on the floor in any open areas.
12. Shoes are allowed to be left by the door if dirty, but not in front of the walking space.
13. If it is dirty do not hesitate on cleaning it before cleaning day.
14. Each pair of roommates are responsible for keeping your room space clean.



PRIVACY/GUESTS/OVERNIGHT GUESTS
Roommates are entitled to bring visitors into their room or apartment, but it's important not to abuse
this privilege as outlined in your housing agreement. You might also set rules about the frequency of
guests & duration of their stay (in accordance with policies outlined in the Student Manual). Ex/ Guest
hours and non-guest hours (in accordance with policies outlined in the Student Manual) during the week,
weekend, and exam time. You don't want any guest to become an unofficial resident, who lives rent &
chore free, while eating your food.

15. Inform roommates when having overnight guest.
16. Your guest can eat your food if permitted...No one elses.
17. Guests are free to come at anytime if not a disturbance.
18. Guests must be respectful of other roommates, if not they must leave.
19. Your guests should be with you at all times.
20. No guests should be jumping from room to room if not allowed.


SHARING OF PERSONAL ITEMS
Roommates agree to refrain from borrowing personal property without prior approval. Exceptions to this
should be clearly stated, with the roommates reserving the right to change their minds about the
sharing of items: Ex/ Writing names on food items, sharing a car, etc. If damage is done to personal
property, the roommate responsible for the damage will be held liable. If clothes are borrowed, with
permission, the borrower is expected to return the items cleaned.

21. You break ityou buy it.
22. If you ask to borrow something and something goes wrong with it then you and that person
need to discuss how you will take care of it.
23. Sharing is caringdont be selfish if we are being selfless.
24. If you didnt buy it dont touch it UNLESS you ask.
25. If the person allows you to borrow a piece of clothingyou are responsible for it, this includes
taking care of it and washing it when finished.

NOISE/STUDY TIMES & SPACE
If there are times when you want the room or apartment to be quiet---for sleep, studying, prayer, or
whatever--put this in your contract. Discuss what constitutes noise must the TV or radio be turned off,
are no guests allowed over, etc. Ex/ what are the quiet hours going to be? Discuss how much you plan to
use the apartment as a study area, or for holding study groups.

26. If you need quiet in the apartment for any reason, let roommates know so that other
arrangements can be made.
27. Music can be played loud, but not for out neighbors to hear.
28. If you are planning to host a study group, let the other roommates know.
29. Be respectful of noise and back and forth throughout the house if other roommates are trying to
sleep or study.


SMOKING, DRINKING, DRUGS
The legal age to drink alcohol in the state of Georgia is 21 years old. No resident under the age of 21 is
permitted to drink alcohol. Smoking is expressly prevented in all apartments in University Village.
Violators of this policy will face disciplinary actions. The use, attempt to obtain, possession or
distribution of narcotics, amphetamines, barbiturates, marijuana, hallucinogens, and any other
dangerous or controlled drugs not prescribed by a properly licensed physician is prohibited on or off
campus. Students who violate these laws are subject to eviction. Freshmen who violate these
policies during Retreat Week will be evicted immediately.

30. NO ILLEGAL DRUGS in the apartment.
31. If you choose to do either dont do it in the apartment.
32. Be mindful and respectful with what you do.

PARTIES/ENTERTAINING
No more than 10 people are allowed in University Village apartments at one time. Violators of this policy
will face disciplinary actions. It would be helpful for roommates to set hours of when entertaining guest
during the week. Ex/ No entertaining guest after 1a.m. Monday- Thursday.

33. Just be respectful for other roommates.
34. No loud guest after 1a.m on school nights.
35. Weekends TURN UP!!!!!!!!!!!!!!

As party to this agreement I realize that I, as well as each of my roommates, have equal rights to the use
of the space and facilities in the dwelling with the exception of the areas we have designated as each
one's private space. This agreement is intended to promote harmony between roommates by clarifying
the expectations and responsibilities of roommates to each other. ANY OF THESE PROVISIONS MAY BE
CHANGED BY WRITTEN MUTUAL CONSENT.
