Authority To Sell

The seller authorizes the realtor to negotiate the sale of a real estate property. The authorization outlines the lot area, location, improvements, selling price, terms of payment, period and kind of authority, and expenses. The realtor will receive 50% of any earnest money paid by the buyer as commission. If the buyer forfeits earnest money or partial payments, the realtor receives 50% of the forfeited amount. The seller agrees not to negotiate directly with the realtor's buyers until an option to buy is offered. The realtor's commission is valid even if the authority expires, as long as a buyer is registered during the authority period.

By accepting this agreement, you undertake to use your efforts during the continuance of this agency
towards affecting a sale property.
That notwithstanding the expiration of this authority, you shall, nevertheless, still be entitled
to your commission as long as you register to me your buyer within the period of your authority.
