Ms. Batongbuhay-Garcia,

You are reminded that you are indebted to our client, Pete
Livingstone (formerly known as Pedro Batongbuhay) of the following
properties pursuant to the Board Resolution No. 12-31-01, Series of
2008, which was issued on December 31, 2008, in payment of his
unpaid salaries and account receivables:

a. 1 corporate share of “A” Club SPA worth P 1,000,000.00


b. Unit 1, Lipat Bahay Condominium worth P 2,000,000.00
c. Unit 2, Lipat Bahay Condominium worth P 3,000,000.00
d. Unit 3, Lipat Bahay Condominium worth P 1,000,000.00
e. Unit 4, Lipat Bahay Condominium worth P 2,000,000.00
f. 7 hectare agricultural land covered by OCT No.03 worth
P 3,000,000.00

As of this day the following properties have yet to be delivered:

a. Unit 3, Lipat Bahay Condominium worth P 1,000,000.00


b. Unit 4, Lipat Bahay Condominium worth P 2,000,000.00

As such you are hereby demanded to turn-over or deliver the said


titles to the two condominium units, as well as the profits or rent
arising from the rent of Unit 4 Condominium, from January 31, 2009,
the period in which you agreed to deliver the title of said property.

Failure to comply with the foregoing within 30 days will subject you to
