In 2023, I purchased a single family home in Palo Alto with the assistance of David, whom I had previously worked with when buying a townhome in 2016. David's strategic approach to negotiating with the seller proved successful. We promptly submitted an offer at the listing price on a Sunday, and by Monday morning, it had been accepted. Despite encountering some unusual circumstances, David skillfully utilized contingencies to our advantage and provided invaluable support throughout the entire process. This particular home buying experience presented challenges, as our mortgage broker unexpectedly disappeared after the process began due to a family tragedy. Despite this setback, David miraculously ensured the purchase was completed. From the initial offer submission to the final escrow closing, we encountered weekly red alerts from the lender, but David skillfully navigated these obstacles. Given the complications we faced, I firmly believe that this purchase would not have been possible without David's expertise.

Furthermore, we have entrusted David with the task of selling our townhome. To allow for some overlap while construction work is being done at our new home, David made a tactical decision to list the townhome exclusively with private realtors rather than making it available to the general public. This was necessary as our furniture made staging the home challenging. Within a week, we found a buyer whose bid exceeded our expectations, and we are currently in the process of selling the townhome with a rent-back agreement. This is my first experience selling a home, and thanks to David and his team (Cathy, Kelly, and Leslie), it was a painless and straightforward process.

We had a great experience with Dave, Cathy, and Kelly as first-time home buyers in MTV/Los Altos/Sunnyvale and would highly recommend them. After a relaxed discussion about what we were looking for in a house, Dave took us to a number of open houses together and helped us build a sense of what to look out for / what not to worry about. He helped us greatly in understanding the time and money cost of fixing various issues so we could factor that into our decision. He spent an hour+ going through an early set of disclosures with us so we knew how to read them and could make quick decisions when the time came.

For our first attempt to purchase, Dave led us through a competitive bidding war, providing realistic guidance on what it would take to make it through each round without overbidding; while we didn't win the house, we felt very good about how the process went and how calibrated our offers were.

Later, an opportunity came up for a house that was coming soon; Dave pulled strings to get us an opportunity to see it in advance of listing. We liked it and were able to purchase it off-market, and in the ensuing months have felt more and more like we did great, given how little inventory there has been and the prices of what has sold nearby. Dave and his team were super helpful in guiding us through the rest of the process and connecting us with and scheduling contractors and vendors to get the house move-in ready.

Overall, we're very happy with our experience and would absolutely go with them again!

Dave and his colleague Cathy Byun helped us get our dream house on our first bid! Dave had great instincts on how much to bid; and he also found me a mortgage with a major bank with a much lower rate. Dave pointed out issues with the house we were bidding on, and gave a good assessment of the house's value. There was never any doubt that he was trying to get the right deal for me, rather than just trying to get me to make an offer which would be accepted. I really appreciated his personal attention, and would recommend him again in a second.

Where do I begin.. David has been our realtor for several years, through 3 different moves. Each time was so phenomenal, that we never experienced any problem buying a house (like, why are all these people in Bay Area complaining about home buying - it's so easy!). This is saying a LOT for the crazy market we're in. Just to list out a few things I remember:

Buying:

- David first holds deep client meeting when he meets his clients: understanding what they're looking for, what their price range is, what their commute patterns / school needs are etc. He then shows super realistic picture of what the market currently looks like.

- David then shares up to date homes in the market; this is important as houses in Bay Area are either snapped up quickly, or gone before being listed. In the mean time, when we go to open houses, the showing agents all knew David (from years of working with agents in the area).

- In finding the home, or writing an offer, David never pushes you to one regardless of how crazy the market is. There were a few homes that were in a great location but with terrible condition. MANY offers have been made on that house, but David cautiously advised against it - knowing that we're too lazy to enjoy home remodeling from the get go. :-)

Selling:

- David graciously keeps in touch with us even after buying homes. Letting us know how the market is, and when would be a good time to sell.

- David understands the market extremely well. In one occasion, David advised us to holding onto the house while renting out, but we kept pushing to sell as we were relocating. The home then appreciated ~10% in 3 months. :)

- In selling homes, multiple factors come in: how the home is updated & staged, when and how long to hold open houses, and how to negotiate with offers. We've had 19 offers in the one occasion, and boy were we lucky to have him as the negotiator.
All these great experiences led us to refer him to all my friends who are in the market, and all of them had great experiences. Plus David lives in the area, and we ultimately became great friends.
I strongly STRONGLY recommend David to anyone in BA with real estate needs -- either buying or selling!!
