Lighting & Controls Commissioning

Lighting, emergency and control systems — commissioned, integrated, and signed off clean.

Seven years commissioning lighting controls, emergency & central-battery systems, and the integration that ties them into a building's BMS — on some of the UK's most demanding sites. Point-to-point on site, data flowing to the dashboard by handover.

What we do

Lighting and controls, commissioned and integrated end-to-end.

Field commissioning is the core. The difference is what comes after — getting those systems talking to the BMS, and to each other.

Field

Lighting controls commissioning

Addressable and DALI lighting, scenes and zones set up, proven and tuned — from a handful of luminaires to thousands across a site.

Field · life safety

Emergency & central battery systems

Central battery units and controllers commissioned and witnessed, emergency lighting proven and documented to the standards inspectors expect.

Field

Commissioning & witnessing

Point-to-point I/O, functional testing and client/CxA witnessing through to a clean, signed handover the whole team can stand behind.

Integration

BMS & systems integration

Getting lighting, power and sensors onto the building's network — BACnet/IP, MQTT and Modbus — with objects mapped and data landing where it should.

Data

Environmental sensing & data

Sensor hardware specified, rolled out and commissioned to feed lighting control and live data back into existing dashboards.

Software · Nodex

Custom interpreters & tooling

When off-the-shelf won't talk, we write the bridge — like the custom interpreter that put 400 points onto a UK central bank's BMS. Our own tool, Nodex, runs BACnet discovery on site in minutes.

Make it pay

The hard part isn't connecting it — it's knowing what to do with it.

Integration projects often stall right here: the systems are finally talking, and then — what? We've seen it enough to get you ahead of it. We consult on the uses: where the data saves you money, streamlines the building, and takes work off your team.

Outcome

Find the savings

Occupancy, scheduling and metering data pointed at the biggest energy and running-cost wins — like sharing lighting occupancy with HVAC at Levanger.

Outcome

Streamline the building

Fewer manual checks and callouts. Let the systems and dashboards do the watching, so your team spends time on the things that need a human.

Outcome

Connect what earns its keep

Not everything needs integrating. We help you spend the effort where it pays back — and skip what won't — so the budget goes on wins, not wiring for its own sake.

Fed lighting occupancy data to the HVAC system over BACnet, so heating and ventilation follow real presence, not a timer. The HVAC energy it saved came to 140% of the lighting's own consumption — the sensors saved more energy than the lights they controlled ever used.

Commissioned 350 points into the municipal management system for an assisted-living scheme, setting up data conversion across MQTT and BACnet/IP so two worlds could speak.

How a job runs

A commissioning sequence that survives contact with a live site.

01

Survey & readiness

Walk the site, confirm the install is complete, and flag what isn't ready before the clock starts.

02

Pre-commissioning checks

Wiring integrity, addressing, sensor calibration and life-safety functions proven before anything runs in anger.

03

Point-to-point I/O

Every input and output driven and verified field-to-head-end, logged against the points schedule.

04

Integration & data

Systems mapped onto the BMS over BACnet/MQTT/Modbus, with data proven all the way to the dashboard.

05

Witnessing & handover

Client or CxA witnessing, snag close-out, and a clean sign-off.

06

O&M docs & as-builts

Test records, marked-up drawings and O&M pack handed over — so day one runs as smoothly as the handover.

Standards & compliance

We work hand-in-hand with the luminaire and controls manufacturers and the lighting designers — so the finished building meets its British Standards, with emergency lighting commissioned to BS 5266.

Ongoing & aftercare

We don't disappear at sign-off. Because we build the monitoring tools ourselves, we can keep systems commissioned — and saving — long after handover.

  • Remote monitoring & support
  • Retro-commissioning & energy audits
  • Maintenance & aftercare
Our own hardware & products

We design and build connected IoT hardware too — sensors and devices under our Nodex Devices brand, from the same lab that sharpens our commissioning work. We also make our own apps and tools.

  • Engineer-led, not a body-shop. The person quoting the job is the person on your site.
  • Integration is the hard part — and our strong suit. Getting lighting, power and sensors to speak to the BMS is where projects usually stall. It's where we start.
  • We write the bridge when there isn't one. Custom interpreters and data conversion (MQTT ⇄ BACnet) when off-the-shelf kit won't talk.
  • Documentation that passes first time. Test records, as-builts and O&M packs that inspectors and clients accept.
Why TPS505

A commissioning engineer who also writes the software.

Most commissioning engineers use whatever tools they're handed. We build ours — which is why, when a UK central bank needed 400 points on a BMS that wouldn't accept them, the answer was a custom interpreter, not a shrug. Field experience and a software lab, in one pair of hands.
