Haunting with Humor, Screaming for Balance

What happens when a vengeful ghost refuses to rest and comedy keeps knocking on the door? Rahtree Returns tries to expand the cult appeal of the original, leaning into both horror and slapstick, but delivers a sequel that feels louder rather than sharper.

The film revives Buppah, still trapped as a restless spirit in the same apartment complex, where her haunting collides with a new cast of tenants, opportunists, and misfits. While the first installment introduced her tragic backstory, this sequel builds more on spectacle-layering gags, jump scares, and exaggerated subplots that highlight the chaos of urban life under supernatural siege.

Analytically, the sequel succeeds in broadening the franchise's identity. The mix of satire and scares reflects Thai society's fascination with ghosts while poking fun at bureaucracy, greed, and everyday absurdities. The cinematography uses tighter, darker spaces to amplify tension, and some comedic setups-though outlandish-show inventive timing.

Yet the film struggles with cohesion. Buppah's emotional depth, which gave the first film its poignancy, is sidelined in favor of cartoonish humor. Side characters dominate screen time, reducing the ghost herself to a backdrop for jokes. Pacing is uneven, with repetitive gags that undercut tension and leave little room for genuine horror. As a result, the film entertains in bursts but rarely resonates.

    Rating: 5/10.

Summary: Buppah Rahtree Phase 2 offers chaotic fun and a satirical bite, but its reliance on slapstick and diluted character focus makes it a sequel that is more playful than powerful.

Decent enough sequel but does have it's flaws

Still living together in the apartment, the lonely ghost and her boyfriend find that a group of gangsters has chosen the building as a hideout following a massive heist nearby and end up haunting the group as well as the policemen attempting to recover the stolen money.

Overall, this one wasn't all that bad of a sequel to the original. One of the better features involved here is the continuation of the story between the two of them, as there's a lot to like here with how this one brings the films together. This is mainly due to the two of them being there together from the beginning which certainly gives this a somewhat creepy atmosphere early on here with the two of them appearing around the complex to the new neighbors and their lives there continuing what happened from before with his physical condition now a permanent part of the story. Knowing that the two are there and not trying to force them out like before really makes this one seem connected to its predecessor by keeping it in the same universe with characters that have been through a situation and learned from it which is a nice change of pace. Once it involves the gangsters who arrive there for their hideout, this one manages to include some rather enjoyable scares as well as the continuing comedic elements from them getting freaked out by the strange noises or the flash visuals of the ghosts wandering the halls, the two inept police officers continually cracking jokes or mugging for the camera that their scenes turn from the horrific to the comedic whenever they either encounter the ghost or get scared by the residents wondering if they've done their job or the scene of the child monk arriving to cleanse the strange room only to come across the wheelchair-bound ghost that's pretty terrifying to see in concept yet the execution is done for laughs much like the original did. This forces them into attempting the big exorcism attempt scene here where they appeal to the special monk to help them and returning for a great showdown not only with the ghost in the apartment as well as the police which gets some nice gun-play as well as supernatural antics of the ghost to stop them. While these make it work, there are a few parts that didn't work here. One of the biggest here is the rather scattershot plot that seems way too varied and unfocused by going around to so many different beats that the film doesn't really have any real focus. From the romance of the couple to his burgeoning relationship with the new girl moving in, the lives of the tenants left in the building, the antics of the police to catch the criminal gang and the criminal gang themselves going around trying to cleanse the ghost from the building all just seems so all-over-the-place and doesn't really let the film get any kind of consistent groove or tempo going by shifting around to so many different stories. Given that this does so, it's also an issue with the film not really generating all that many horror sequences which makes for a rather overlong feeling waiting around for the ghost to come attack. With some sketchy CGI rearing its head in a few places, these here are the film's only real issues.

Rated Unrated/R: Graphic Language and Violence.
