This is just like the later Academy Award-winning film "American Beauty". That is if "American Beauty" had been a cheap-ass, late 60's softcore sex flick where Kevin Spacey's character is a slobbering sex fiend whose obsession with "young stuff" leads him to lust after his own nubile niece and peek in his neighbor's windows at their teenage babysitter, Mena Suvari's character is a gold-digging nymphomaniac who takes on neighborhood guys three at a time while reading Spider Man comics (and yelling, "Sock it to me, baby!"), and Annette Bening's character is a predatory lesbian who usually beats her own husband to the punch with all the local "young stuff"!
This is NOT a good movie. It's not so bad that it's good. At no point does ever even tentatively approach a vague quality of goodness. However, Larry Hunter does give a very, um, committed performance in the lead role as a sweating middle-aged pervert. His panting voice-over narration is both hilarious and genuinely creepy (despite the fact the "underage" girls he's drooling over are played by actresses who look to be at least 25).
As a sexploitation film, this is pretty much a failure--the women are marginally attractive at best and not even remotely worth enduring the frequent sight of Hunter in his underwear. But personally I don't watch these old sexploitation movies for the sex. Besides Hunter's hilariously overwrought performance, I found this most fascinating for it's incredibly warped, very "politically incorrect" take on morality. The message here seems to be that while it may be somewhat regrettable for an adult male to "sock it to" the teenage babysitter, the little minx was begging for it after all, and it's better than her becoming some REALLY sick sort of deviant like (gasp!) a lesbian. What a truly fascinating document of late 60's moral depravity this thing is!
