Project
Unique, one time operations designed to accomplish a specific set of objectives in a limited time frame
Project Management
A Team based approach for managing projects. How is it different?
Limited time frame Narrow focus, specific objectives Less bureaucratic
 Why is it used?
Special needs Pressures for new or improves products or services
Project Management(An introduction)
 What are the Key Metrics
 Time Cost Performance objectives
What are the Key Success Factors?
Top-down commitment Having a capable project manager Having time to plan Careful tracking and control Good communications
Key Decisions
 Deciding which projects to implement
 Selecting a project manager
 Selecting a project team
 Planning and designing the project
 Managing and controlling project resources
Deciding if and when a project should be terminated
Key Performance Objective
 Aimed at achieving organizational goals
Accessible: Pertains to building elements, heights and clearances implemented to address the specific needs of disabled people Aesthetics: Pertains to the physical appearance and image of building elements and spaces as well as the integrated design process.
Cost-Effective: Pertains to selecting building elements on the basis of life-cycle costs as well as basic cost estimating and budget control.
Functional / Operational: Pertains to functional programming spatial needs and requirements, system performance as well as durability and efficient maintenance of building elements.
Continued.
Historic Preservation: Pertains to specific actions within a historic district or affecting a historic building whereby building elements and strategies are classifiable into one of the four approaches: preservation, rehabilitation, restoration, or reconstruction. Productive: Pertains to occupants' well-beingphysical and psychological comfortincluding building elements such as air distribution, lighting, workspaces, systems and technology. Secure / Safe: Pertains to the physical protection of occupants and assets from man-made and natural hazards. Sustainable: Pertains to environmental performance of building elements and strategies.
Concise (Key Performance Objectives)
Higher performance objectives for Building Construction include Preventing collapse and providing additional protection to prevent minor injuries. Limiting the amount of physical damage to the building. Assuring immediate occupancy and continuous operation for buildings that provide post-disaster emergency response.
Policy makers generally decide what performance objective is desired based on their tolerance of risk and financial limitations.
A hierarchical listing of what must be done during a project . Project involves number of activities, planners need some way to determine how long it will take to complete various elements of project and how much it will cost (basis for developing time and cost estimates),for this we need WBS. To identify major elements of the project at level 2 and at various different subsequent levels. Each major supporting activity is broken down into a list of activities that will be needed to accomplish at level 4. And so on.

Progress Reports - Writing Technically
Progress reports inform management about the status of the project. It is submitted at regular intervals throughout the life of the project. It lets the reader know whether work is progressing satisfactorily, that is within the projects budget and time limitations
Planning the progress report
Consider the audience: If the report goes a greater distance , you should assume that the reader does not know the technical details and perhaps not the technical concepts. In other words, you must go into as much details as necessary to inform your specific audience. Introduction : Begin by stating the purpose of report. A single sentence can name the project, define time period covered by the project and tell the purpose; to inform readers about current status of the project. Mention the project, objectives and scope and name the major work areas . Purpose of report: In the work completed section, specify the time period and divide the project into major tasks. Second level head will identify the tasks in this and subsequent reports.
Progress Report continued
Work completed: In the work completed section, specify the time period and divide the project into major tasks. Second level head will identify the tasks in this and subsequent reports. Work scheduled: The work schedule section again specifies, the time period and repeats second level and third level head from work completed section. If the readers require a more detailed chronology of future work, divide this section into two parts: Work schedule for next report period. Work proposed for future.
Milestones in Construction
very journey has milestones, places you can pause to gauge progress. The same is true with construction projects. You need to be aware of critical milestones as you head down your own construction path.
Milestone 1: Determine the Cost Talk with an architect to develop a preliminary site plan and budget Talk to a builder to determine potential costs Obtain pre-approval from a lender to determine your financing options . Start interviewing team members, including an architect and a builde
Milestone 2: Schematic Phase:Review your property (walk the property with your architect and builder to see how the building will fit) Refine the budget to incorporate any changes the property review made to your original design.
Milestone 3: Design Development Obtain a formal loan commitment from your lender Refine design and building elements Begin construction documents (both for city approval and for your builder) Refine the budget Bring in subcontractors as construction documents near completion Milestone 4: Construction Documents Fill in dimensions, technical needs, and other specifications on your construction documents Finalize documents with your builder Receive city approval of construction documents Close your construction loan before work starts Milestone 5: Construction Break ground Complete grading Complete building, including interiors Conduct a soft opening Celebrate!
