By signing below, you acknowledge and agree that all application fees are non-refundable once submitted. Upon approval, the deposit will be
applied towards the broker fee or first month’s rent (as applicable). If your application is withdrawn prior to or after approval, you will forfeit your
deposit. Your deposit is only refundable if your application is not approved, in which case it must be picked up from our office within five business days.
*Deposits paid for by credit card may not be applied towards the first month’s rent or the broker fee. Such deposits will be refunded after the lease
is signed in exchange for certified checks.
All supporting documents must be submitted within 24 hours of putting down the deposit, or the landlord may choose to proceed with another
application and your application fee will be forfeited. The lease must be signed with all the necessary payments within 48 hours of approval or you may
forfeit your deposit and the landlord can go ahead with a different application. If you are not 100% sure that you want this apartment, or do not think
that you can submit the paperwork and payments in time, then we ask that you please not apply until such time.
By signing below you agree to the above terms. Additionally, you agree that whether you saw the apartment virtually or physically you agree to rent the
apartment as is. By signing below you also agree that if you or any co-applicants credit score is below 700, you will be required to provide a guarantor
which will need to have a credit check with a score of 700+ along with supporting documents as proof of sufficient income.
