Dear Ms. Tawasil,

I am writing to you this letter with regard to my request for early termination of our lease
agreement over the residential condominium unit at Unit 2202 Cityland Vito Cruz Tower 1
located at P. Ocampo Street, Malate, Manila.

On 27 January 2020, we have entered to a Contract of Lease on the abovementioned


property. The lease of said residential condominium unit shall be for the period of one (1)
year to commence on 01 February 2020 to 01 February 2021. On 16 March 2020,
Proclamation No. 929 was issued declaring a State of Calamity throughout the Philippines
due to Corona Virus Disease 2019, which put the entire Luzon to Community Quarantine
from March 17 until present. During these times, several businesses and work premises in
private entities were forced to ceased operations and a work arrangement were created by
Civil Service Commission for employees in the government entities. Furthermore, on 06
April 2020, the Ninoy Aquino Stadium, an indoor arena within the Rizal Memorial Sports
Complex located in front of the Residential condominium was refurbished as a health
facility and admitted its first patient on April 14.

Under No. 4 of the Contract of Lease, it was stated that “In the event of pre-termination,
written notice shall be served by the LESSEE to the LESSOR at least sixty (60) days prior to
the intended date of termination. Furthermore, the security deposit and any advance rental
shall be forfeited in favour of the LESSOR as liquidated damages.”

In this regard, the undersigned request for pre termination of contract in reiteration of
verbal request last 30 May 2020 due to fear for health issues caused by wide spread of
Corona Virus and practicality reason. Moreover, may I humbly request for the release of
the “personal belongings” that you’ve put on hold from 02 June to present. Lastly, I would
like to humbly inform you that I will close my checking account tomorrow July 30, 2020.
Rest assured that any unpaid bills and/or utilities will be settled upon release of personal
belongings and the unit is in good tenantable condition.
