KNOW ALL MEN BY THESE PRESENTS:
This Contract of Sublease, made and entered into by and between:
______name_________ , is the lessee of the original contract for
the property located at _________________________, hereinafter
referred to as the SUBLESSOR; and
__________________ hereinafter referred to as the SUBLESSEE,
witnesseth: THAT
1. PREMISES. The premises subject to the Sublease is an apartment
located at ______________________ (“Premises”).
2. TERM. The SUBLEASE shall be for a duration of six (6) months
commencing from ________________, renewable at the option of the
SUBLESSOR at such new terms and conditions as may be agreed upon
by the parties.
3. RENTAL. The SUBLESSEE agrees to pay the SUBLESSOR the
monthly rental fee __________________________________________
(_________), Canadian currency. To date or upon signing this contract,
the SUBLESSEE had already paid One Thousand Dollars which will
cover his/her first two months of stay and the remaining will be applied to
the following month’s rent. In case any party refuses to proceed with the
use and occupation of the premises the amount advanced by the
SUBLESSEE shall be returned to his/her upon notice.
Succeeding monthly rentals may be payable via check or cash to be
issued or paid by the SUBLESSEE in favor of the SUBLESSOR at the
_______(time of the month)__________.
4. USE OF PREMISES. The premises shall be used exclusively for
residential purposes only and shall not be used whatsoever in any illegal
or unlawful activity or to keep materials, chemicals and other matters
considered as fire hazards or nuisance to the building.
5. FACILITIES. Charges for electricity used and water consumed in the
leased premises shall be included in the monthly rent.
6. OCCUPANTS. The units shall only be occupied by the SUBLESSEE
above. For security purposes, no other person other than the
SUBLESSEE shall stay in the unit. Immediate family members (relatives
within the fourth civil degree of consanguinity or affinity) may stay in the
premises for a certain period of time provided notice is given to the
SUBLESSOR.
7. TERMINATION. Upon termination of the contact of sublease, the
SUBLESSEE shall immediately vacate and peacefully surrender
possession of the leased premises to the SUBLESSOR or his duly
authorize representative.
