INTRODUCTION
The resort is often built in the direction of blending into nature, with gardens, hills,
with wide space and landscape, airy, green and limited construction density, far from
residential areas. Many resorts often focus on ancient architectures to bring guests closer
to nature, away from the noise of urban life such as arranging old houses with tiled roofs;
brick wall; columns and trusses are wooden and dark in color, with an ancient and natural
look. However, the system of rooms inside the resort is designed into separate
apartments, with modern and comfortable equipment. Resort differs from normal
accommodation facilities by a system of continuous and integrated services, not only
meeting the resort's needs but also developing customer services such as seminars,
conferences, and services. entertainment, health care, beauty, sports exercise ...
Therefore, has the ability to attract many types of guests and prolong their stay.

In Vietnam, with the advantage of over 2,000 km of beach length, a diverse culture
and stability in politics and security, marine tourism is always a strength of Vietnam
tourism. Therefore, in recent years, the number of international visitors to Vietnam is
high, while domestic tourists have increased demand for relaxation and entertainment,
which has brought a series of great hopes for the business industry. Vietnam resort. On
the Bangkok Post, author Danross warns Thai resort operators in particular and Asia in
general: "Resort Vietnam will be a formidable opponent for ASEAN countries". As
Danross writes these lines, Vietnam is also at a boom in resost building.
According to statistics of the Hotel Department of the General Department of
Tourism, as of March 2010, in Vietnam, there were 98 resorts registered to put into
operation with 8,150 rooms, of which 60 resorts were ranked. Some famous resort brands
such as: Furama, Nam Hai (Da Nang), Saigon - Phu Quoc (Kien Giang), Ana Mandara,
Six Senses Hideaway, Vinpearl Land, Evason Hideaway (Nha Trang), Victoria, Saigon
- Mui Ne, Palmira, Blue Ocean, Coco Beach, Sea Horse, Phu Hai Resort (Phan Thiet),
Life Resort (Quy Nhon), An Binh Resort, Long Hai Resort (Ba Ria - Vung Tau), Hoi An
Riverside, Victory (Quang Nam), Bai Tram Hideaway (Phu Yen), ...
Such magnificent luxury, when customers come to the resort, what basic services for
accommodation, F&B and Mice, will customers experience. In this report, we will show
the most basic services of the resort and tell the difference between resort and hotel.

1. CHAPTER 1: ACCOMMODATION
Accommodation is the main product of any resort or hotel. The purpose and need of
humans visiting a hotel or resort used to be very simple. They only require a place to rest
and sleep for the night. The room also includes some essentials like a bed, pillow, fan,
lamp, and bathroom. Nowadays, technology is more developed, the demand for life,
tourism, and relaxation are also more diversified and plentiful. People now not only
sleep, but the study also needs to entertain or enjoy and admire nature. Therefore, the
resorts gradually change to become more modern, luxurious, and fully equipped to
provide more satisfying services for people.
There are many reasons for customers to choose to stop at the resort. It could be a
combination of business and relaxation or simply an enjoyable trip with family and
friends. The first goal when people travel to a certain place is to find a place to rest and
sleep. Therefore, the basic accommodation of any resort is the guestroom.
Resorts serve a wider range of customers, including business people, celebrities,
families, team building companies, and so on. This demonstrates that resorts must cater
to a diverse range of customers with many different interests and needs. As a result, there
must be some variety in the guest rooms.
1.1 Types of rooms
There are many different types of resort rooms. Depending on the classification that
resort rooms are divided into different groups. Typically, there are two types of
classification as follows:
Classification according to the quality of the room
Classification according to the bed
1.1.1 Classification according to the quality room
• Superior room
Common room type with an area of 30-35m2 called Superior room. This room type
is known for its comfortable space, the view is not so beautiful, but good-looking.
Therefore, the price of SUP is usually average and suitable for many customers. With
a simple design, no fussy, SUP room is the right choice for customers who do not require
too high room quality.
• Deluxe room
The larger room type, 40-45m2, is called Deluxe. The DLX rooms are usually
designed with a large area, on the upper floor, have a beautiful view, and are equipped
with high-end items and equipment to bring comfort and comfort to guests staying here.
• Suite room
Suite room has a very large area about 60-120m2. Usually includes a bedroom and a
separate living room. Rooms are equipped with the most basic furniture and equipment.
There is even a kitchen, library and balcony. This type of room is designed and equipped
with modern and high-end equipment, furniture and appliances. Suite rooms will usually
be arranged in corners with beautiful views, on the upper floor, overlooking the sea.

• Executive Suite
Today in Europe, and some Southeast Asian countries, in luxury resorts with a room
type called Executive Suite, which can be up to 100m2, the inside is divided into many
different spaces, not only for members. In the family, there is also room for a secretary,
bodyguard, so on. This is a room for guests with requests for beautiful views, a large
area.
• Junior Suite
Junior Suite room is the most advanced type of hotel room, is the factor that brings
class and reputation to the hotel. The design and construction of the room interior must
be done meticulously, in strict compliance with hotel room standards. Located on the
highest floors of the hotel, the Junior Suite room has a wide, airy, and beautiful view. A
basic Junior room has an area of 60-120m2 with 1 bedroom and 1 separate living room.
In many high-end hotels and resorts, Junior Suite also has a balcony, library, even a
kitchen, dining room.
• Bungalow
Bungalow is a house design originating from India in the seventeenth century.
Bungalows are common in today's resorts. Bungalow in the resort only built one floor,
the area depends on the type of one, two guests or the family. But usually no more than
150m2. However, to meet the needs of the visitors, they have been improved into a more
beautiful, comfortable, and comfortable home. A resort bungalow will typically have
small areas: a living room, a work area, storage, a bedroom, and a sauna. In addition, the
ground floor serves as a gathering place for families and a play area for children. There
is a lawn and possibly a small swimming pool in the immediate vicinity. All of them are
within the green fence. The bedrooms are located upstairs. The upper floor is surrounded
by a balcony or corridor where guests can sit and enjoy the sun.
• Premium room
The rates of Premier rooms are usually higher than those of Deluxe rooms and other
Suite rooms. With its high quality and comfortable design, Premier room is one of the
room types that are loved and appreciated by guests. Possessing a large area, on a high
floor, there is priority for a beautiful view along with the most modern, high-class and
comfortable interior design. Premium rooms are always focused on design. So in an
overall room, they are very harmonious and delicate, creating a favorite inspiration for
those who come to rest.
• King room
Possessing the most modern, modern equipment and "god" services, King room is
extremely expensive.With an area of about 150m2, King room includes 2 bedrooms, 1
living room, kitchen, 1 sauna room, private balcony, etc. The interior equipment in the
room are all the most advanced, modern and comfortable products. The living room area
is often furnished with a large sofa, large television and many modern appliances. The
bathroom is equipped with modern facilities such as bathtub, jacuzzi, shower.

1.1.2 Classification according to bed
• Twin bed room
The room has 2 beds for 2 people to sleep separately. At 4-star resorts or more: Twin
bed has an average size of 2m x 1.2m.
• Double bed room
The type of room with 1 large bed for 2 people to sleep.
• Triple bed room
A triple room is a room that can accommodate three people. The room's interior
layout can be one of two types: three single beds or one single bed plus one double bed.
• Quad room
This is a four-person hotel room that meets both accommodation and relaxation
needs. Quad room furniture is typically large and spacious, making it ideal for families,
friends, and business groups.
1.1.3 Villa
This is a type of housing built completely and isolated on a large area of land, with
large architecture and space, luxuriously designed and perfect, but still in harmony and
close to the natural. Surrounded by exit and garden. A Villa must meet the standards
including: living room, many bedrooms, dining room, kitchen, common living space,
garden and private swimming pool.
1.2 The items in the rooms
Usually, in the bedrooms of the resort, there are the following facilities
− Air conditioning, bathtub, and shower. Private Luxury Suite rooms can have
Jacuzzi. Internet service, phone in the room and in the bathroom.
− Safe-deposit box, minibar, cable TV.
− The wardrobe, writing desk, dressing table for women.
− Luggage dike price.
Of course, there are bed types, depending on room rank. Standard bed (width 1,2m),
double bed (1,4m), queen bed (1,6m or 1,8m), king bed (2m). In addition to the
equipment, the room also has amenities for the guest
− Furniture for guests in the bedroom includes: tea and coffee making facilities,
compendium (hardcover book, which includes letterheads, entertainment
programs, menus ...)
− Furniture for guests in the bathroom includes towel sets (In luxury resorts, each
set includes 1 towel, 1 face towel, 1 handkerchief, and a dark-colored towel used
to spread out “outside of the bath stomp), soap, shampoo, toothbrush, and cream.
In the high-end resorts, there are also razors, perfumes, sunscreens, moisturizing
creams, healthy scales.
− On the bed, there are mattresses, sheets, pillows. Particularly pillows are also
according to the level of the resort and the type of room. Commonly are pillows,

sucking, breathing, pillows against snoring. But the most advanced is the feather
pillow.
1.3 The ways to sell rooms in resorts
1.3.1 The most popular way
The most popular way to sell is for payment upon check-in. There are, however, some
minor differences between the resorts in terms of how they are charged and served.
Payment
- Need to pay a certain amount, after which the resort will deduct and pay state tax.
- There are some resorts informing guests of the room rate to be paid, and the
number that the guest must pay tax and service charge separately. (10% VAT, 5%
of the total value of invoice).
Service
- There are some resorts selling rooms in the B&B (Bed and Breakfast) mode, that
is, breakfast included in the room sale amount.
- There are some resorts selling rooms in American style (American Plan), ie in the
room including breakfast, lunch, and dinner.
- There are some resorts selling rooms in the American style with innovation
(Modified American Plan), that is, the room price includes 2 meals (breakfast,
lunch, or dinner).
1.3.2 Form of "Vacation ownership"
The guest buys a “right to use” a room or villa in a resort for a certain period of the
year (eg July 1 to 15) and for 15 or 20 years. Customers pay immediately when buying
the right to use, even though it has not been used for a day. The price payable is the price
that the resort sells to guests at that time, even if it is up. The resort price has no right to
claim anymore.
1.3.3 Form of "Vacation exchange"
According to the contract, guests get one or two weeks of stay at the resort. But in
that year, guests cannot come, or only come for two or three days. The resort can handle
guests in three ways:
− Accumulated for the next year, so that next year guests have the right to use the
room longer.
− It is possible to let acquaintances and relatives come to live. Even. use rights can
be transferred or sold to others for money. In this case, if a third party buys it back
at the same year price, the resort also has to accept.
1.3.4 Purchase form of "Fractional ownership"
The owners have the right to close when they do not use it. The resort's functional
departments will take care of maintenance and protection. Owners will pay a fee known
as "Service fees" to the resort.

1.3.5 Form of "Holiday ownership"
Once a member of the Club, each year to use the villa. The member selected room 7
or 14 days, even though it was the peak season. The room rate is set when signing the
contract, paid at that time for the next 15 or 17 years, even if 5 or 10 years later, the price
of the room will not be affected.
As for the resorts, what are the benefits?
The most significant advantage is having a steady and growing customer base. A
membership card establishes a connection between the customer and the business. This
is also a powerful marketing tool, especially among members who are "public figures"
or VIPs. Many people in business want to be the same part of the same organization as
those characters, so they will purchase membership cards. That is a real psychological
need for some people. The resort sells membership cards with revenue right before
customers use the products and services of the unit.

COMPARE ACCOMMODATION BETWEEN RESORT AND HOTEL


• Similarities
Both the hotel and the resort have room types from standard rooms to the most
modern and upscale rooms (Superior room, Deluxe room, Types of Suite). Therefore,
both can provide room service to a wide range of purposes and interests.
In addition, all rooms are equipped with the most basic and necessary facilities and
equipment. This provides and satisfies people's daily living needs.
Each room type has a certain standard of structure, aesthetics and cleanness. This
ensures that customers have the most comfortable space. At the same time, it also creates
a distinct attraction for each brand.
More advanced and modern rooms are arranged on the upper floors and have
beautiful views to serve customers' tastes.
Today, the development of information technology contributes a lot to the hotel and
resort accommodation business.
Selling rooms through OAT (Online Travel Agency - such as Booking, Agoda ...)
helps hotels promote brands, facilitate access to new customers, increase service
sales, ... commissions fluctuate average 15% - 25%. This is the cost for OTA

channels to invest in the website, build a team of marketing and sales staff to
attract guests to book hotels on their system. As a result, hotel owners do not need
to spend too much effort and time to reach and close booking with customers
quickly, so the commission percentage for the OTA is often quite high.
- Selling rooms through the hotel's direct distribution channel (website, Facebook
fanpage), CAC (Customer Acquisition Cost) is the cost to build a website, hire a
team of customer care staff, and build content. With this type of channel, the Hotel
can balance the CAC depending on the affordability and the needs of the hotel,
the lower the CAC, the higher the hotel room sales will be. , fanpage is usually
the stable and most profitable room distribution channel.
- Sell rooms by running ads on google. Hotels and resorts will invest costs to run
Google ads is a way to sell hotel rooms quickly. In search results, Google Adword
results are always above natural Google results. That is why the rate of being
clicked by the user is always higher and if the hotel website is good, the likelihood
of customers booking a hotel will also be higher.

• Differences
The first distinction, unlike resorts, hotels frequently lack bungalows, apartments,
and separate villas. There are many different types of resorts in a resort because they
are a fairly independent type of resort. Resorts usually are located outside of the city
center and with larger space.
The second difference is the space around the accommodation. A large space is
required for resorts, which must be surrounded by gardens or rivers, as well as beaches.
And hotels may or may not be available.
