   The Site
LaKeyta’s Cafe will be located at 3303 Richmond Ave, Houston, TX 77098. This site is close to
Jack in the box, Comerica, Crossfit, Body & Brain, Starbucks, West University place, midtown,
and Rice University.  The space under consideration is 3,900 square feet and has an entrance on
Richmond Ave. and Audley street. The space has the following features that are a good fit with
the LaKeyta’s Café concept: Kitchen, patio, corner parking lot, bar, high walking score, bus line,
and dance floor area. These features will help LaKeyta’s Café be successful because of the
location the building is placed near three Houston Texas colleges, that have a huge international
student percentage, while also being located close to the midtown area.
The site also has some challenges that will need to be addressed during development. These
include remodeling the kitchen area so there is more space for baking, remodeling the bar into a
coffee station, replacing the tables and chairs, also figuring out how to include any big tree on
the outside patio.
5b.    The Neighborhood
The area around 3303 Richmond Ave., Houston, TX 77089 is largely commercial. In the past
few years, this area has changed based on entertainment when companies like Billy blues, Dave
& Buster’s, and Fat Tuesday moved into the area. That when more bars started to show up in the
area.  Local property values have increased 36% by since 2008 and commercial rents in the area
are presently between $12.00 and $35.00 per square foot.
This neighborhood is the right fit for LaKeyta’s Café because of the huge percentage of the
diversity of homeowners and small family businesses.
5c.    Proposed Layout 
The space can accommodate 200 dining seats in a total front of house area of 2,340 square feet.
The back of house areas, including kitchen, storage and administrative areas, will be a total of
1,560 square feet.
The attached sketch shows an initial proposal for the configuration of the space.  More detailed
architectural plans will be prepared once capital for the restaurant has been secured.

5d.    Key Design Features
The overall design for LaKeyta’s Cafe is intended to be elegant, media approved, cultured, fun,
vibrant, breathtaking, and relaxing.  Key elements of the design will be the patio tree, wooden
chairs, big glass windows, and the building covered with beautiful flower décor. The images
below show the look and feel we are hoping to achieve in LaKeyta’s Café.
