                                   Chapter – 1 INTRODUCTION
1.1 Introduction
                                    Real Estate sector of India
The real estate sector is one of the most globally recognized sectors. It comprises four sub-
sectors - housing, retail, hospitality, and commercial. The growth of this sector is well
complemented by the growth in the corporate environment and the demand for office space as
well as urban and semi-urban accommodation. The construction industry ranks third among the
14 major sectors in terms of direct, indirect, and induced effects in all sectors of the economy.
In India, the real estate sector is the second-highest employment generator, after the agriculture
sector. It is also expected that this sector will incur more non-resident Indian (NRI) investment,
both in the short term and the long term. Bengaluru is expected to be the most favored property
investment destination for NRIs, followed by Ahmedabad, Pune, Chennai, Goa, Delhi, and
Dehradun.
By 2040, the real estate market will grow to Rs. 65,000 crores (US$ 9.30 billion) from Rs.
12,000 crores (US$ 1.72 billion) in 2019. The real estate sector in India is expected to reach US$
1 trillion in market size by 2030, up from US$ 200 billion in,2021, and contribute 13% to the
country’s GDP by 2025. Retail, hospitality, and commercial real estate are also growing
significantly, providing the much-needed infrastructure for India's growing needs.

India’s real estate sector saw over 1,700 acres of land deals in the top 7 cities in 1 year. Foreign
investments in the commercial real estate sector were at US$ 10.3 billion from 2017-21. As of
February 2022, Developers expect demand for office spaces in SEZs to shoot up after the
replacement of the existing SEZs act.

Bnm Business Solutions Llp is a Limited Liability Partnership firm incorporated on 09 July
2021. It is registered at the Registrar of Companies, Mumbai. Its total obligation of
contribution is Rs. 50, 000. Designated Partners of BNM Business Solutions Llp are Praveen
Hariramani and Amriksingh Baldev Singh. BNM Business Solutions LLP is one of the fastest-
growing Channel Partners in the Real Estate Industry having its presence in the industry since
2017. BNM combines the power of information with the organization's deep understanding of
the real estate sector to simplify, create transparency and hold trust in the home-buying
process.

CVG Buildcon Private Limited is a Private incorporated on 20 March 2017. It is classified as a Non-
govt company and is registered at the Registrar of Companies, Delhi. Its authorized share capital is
Rs. 100,000 and its paid-up capital is Rs. 100,000. It is involved in Real estate activities with owned
or leased property. [This class includes buying, selling, renting, and operating of self-owned or
leased real estate such as apartment buildings and dwellings, non-residential buildings, developing
and subdividing real estate into lots etc. Also included the development and sale of land and
cemetery lots, hotels, and residential mobile home sites..
Directors of Cvg Buildcon Private Limited are Chandan Singh Gusain and Vinay Singh Gusain.

1.1    Problem on Hand
  A) Common Problems for both the firm
   Unending project delays
Problem: Construction delays have plagued the sector for quite some time now. Now, while developers are
at fault for using the funds of one project for another, we also need to look at other underlying factors.
For a housing project in a metro city, a developer needs over 40 regulatory approvals for starting
construction. It takes anywhere from several months to a year or even more. It not only delays a project but
also increases the cost of the property by 10-20% for both buyers and developers.
Solution: While RERA has addressed the issue of the right usage of funds, the sector certainly needs a
single-window clearance system to streamline and fasten the approval mechanism.
   Land availability
Problem: At present, there are several ongoing infrastructure projects in the country that are expected to
change the dynamics of real estate in India. These include the Metro Rail in major cities and infrastructure
projects such as road widening or expansion. However, acquiring land for such projects is a herculean task.
Solution: The government should revise the Land Acquisition Resettlement and Rehabilitation Act 2013.
Unlocking land parcels is also essential for affordable housing. At present, substantial land parcels are
reserved by central and state government entities such as the railways, ports, and defence authorities.
   High property prices
Problem: Property prices in Indian markets have gone way beyond the buying capacity of the common man.
Until 2016, taxes accounted for almost 25-30% of the total cost of a property. With the Goods and Service
Tax (GST), the tax on under-construction properties has come down to 12%. However, the stamp duty and
registration charges are not subsumed into GST.
Solution: Government and developers must join hands to develop the necessary social and physical
infrastructure simultaneously with the project.
   Funding
Problem: Developers face a major challenge with funding. Lack of industry status does not allow developers
to access funds at an affordable rate (except for affordable projects).
Solution: Industry status is the need of the hour. Additionally, it is also essential to incentivise developer
building affordable and green homes.

   The cost of the project was a big challenge because of the logistic challenges of hilly regions.
   Finding the right location and getting the government clearance done on time for the client.
   Understanding the various factors affecting the purchase decision.
   Studying the competition and planning according
   Marketing to various different market segments about the property.
   Building goodwill of the firm by using various marketing ways.
   The primary concern was understanding the client’s needs and the main purpose of the
    construction being done.

  CVG Buildcon Private Limited is Private incorporation. It is involved in Real estate activities
  with owned or leased property. This class includes buying, selling, renting, and operating self-

  land and cemetery lots, hotels, and residential mobile home sites. The company also is involved
  in CSR activities in Uttarakhand.
  CVG Buildcom’s primary approach is to find existing properties according to the need of the
  customer. If in case that is not possible the firm helps in the construction of new property for the
  client. The motto of the team is to get the clients wishes fulfilled within the given budget but not
  compromise on the dreams of the client. They have successfully delivered 5 summer homes in
  Mukteshware for the average price of 2 cr. Plus they also help the local economy by providing
  them with job opportunities and support in their time of need. Hence they have been successful
  in building a strong sense of unity in the community they construct their property.

  construction buildings from various developers like Lodha, Runwal and Raunak.
  Institutional Investor properties- The firm provides Institutional Investor units to the
  customers as they have a prime location and good pricing.
  Investment Plan- The firm also provides clients with different investment plans in various
  projects with higher ROI.
  NRI services- They also help NRI buy a good property in Mumbai and take care of the legal
  documentation with that for the sale and purchase of the property.
  Home loan consulting- The firm has in-house banker that helps the clients in understanding the
  financial aspect of the property and take care of their loan requirements.

                         Chapter – 3 TASKS PERFORMED
A) BNM Business Solution LLP
WEEK 1- Was asked to visit various projects from Lodha and Raunak in the Sion area so as to
get an idea of how the customers are treated and how customer handling is done by various firms
and developers.
WEEK 2- We created a list of all the firms present in the micro market of Raunak Centrum as it
was the project we were taking care of. We did the SWOT analysis of all the developers there.
WEEK 3- Then we created digital ads and posters. Which were then sent by the team to
potential buyers so as to create curiosity and call them to the site for enquiring. Then we were
sent to the site on the Weekend to see if the right kind of customer has been called by the team
for the site visit.
WEEK 4- Then we were sent to explore the Kalyan Real estate market and understand how can
we use STP in the given market. We were to understand the needs of the home buyer there and
give the best option to them. We went to projects like Kohinoor Eden and Raunak City.
WEEK 5- Was given the responsibility of taking care of the Kohinoor Eden site and was
responsible for driving up the sales. Had to clear the doubts of the clients and Sourcing manager.
Also had to create interactive marketing for the client.
WEEK 6- Was shifted to Raunak City for the week and was taking care of the site. Interacting
with clients and Sourcing partners.
WEEK 7- Then was shifted to Lodha Premier as a channel partner. There my job was to
understand the USP of the project and the connectivity of the project from nearby locations.
WEEK 8- Conduct a survey with the existing customer and understand the pressure points in the
process. Then coming up with the solutions for the problem. The observation was that building a
brand name is a challenge in the real estate industry.
WEEK 9- We had a seminar on RERA and other real estate industry-related laws. Also, we were
then given the task to create the online presence of the firm.
WEEK 10- We updated the location of the firm on Google maps so as to create goodwill and
trust among the clients. Plus asked various organizations to provide a review of the firm.
WEEK 11- Then we had to create the LinkedIn profile for the firm. Create digital graphics for
the firm and cold calling to a few clients.
WEEK 12- Then we got a new project “Runwal Garden” in Dombiwali. We had to plan the
entire sales of the project and how we would market the project.
WEEK 13- At the end of the internship we had to create all the social media account for the
firm. We created the QR code for all the social media sites.

WEEK 14- We were given the task to understand the factors affecting the buying decision of the
customer etc. We were asked to conduct market research on properties in the hilly region and the
pricing. We are focusing on the concept of vacation houses and AirBnB houses in the hilly
region.
WEEK 15-We were tasked to compare the difference of opinion while buying property. What
are the various factors they keep in mind while buying plus what is the end use of the property?
What is the ROI as compared to Mumbai?
WEEK 16- We contacted the existing customers to understand how was their experience with
the firm and how can we improve the process. This was done to ease the process and have a
better customer experience.
WEEK 17- In the last week I was tasked with knowing how we can reach new clients apart from
the organic clients. Hence we asked the clients how did they got to know about the firm. Also
does people go for new property or resale once. What is the payment plans they chose.

                                   Chapter – 4 CONCLUSION
4.1 Summary
This project was indeed a very really good learning experience. I got an in-depth insight into Sales,
Client Relationship Management and Market Research. I learned that one needs to maintain
performance and maintain a good work-life balance. Plus that having the art of conversation is
very important in corporate work.
This is the internship report based on the three months long internship program that I
successfully completed in BNM Solutions LLP from 05.05.2022 to 05.08.2022. As being
completely new to the practical, corporate world setting, every hour spent with the company
gave me some amount of experience the time all of which cannot be explained in words. But
nevertheless, they were all useful for my career.
This report includes how I utilized my time to give a useful output for my organization, and what
are the possible divisions and work distribution in BNM Solutions LLP. The team of BNM is a
completely organized and well-experienced team. During three months of my internship
program, I worked with the full support of my Mentor.
In the training period, was basically a learning program where we were given assignments and
weekly assessments, and based on that knowledge, we provide the desired result.
My personal views about the BNM Solutions LLP, and my value addition is also included in the
report. With limited knowledge and experience, I tried my best to make this report as
understandable as possible and translated the real-world experience into a document. The various
boundaries to process improvement and maintaining ethical standards in a corporate environment
have also been experienced.
4.2 Gains of the Study
1. Communication Skills- I was able to improve my communication skills with clients and coworkers.
2. Customer Management System- I learned how CRM works and how detailed it can be plus how to use
  the info to build trust with the client.
3. Patience- as some of the customers were converted after constant follow-ups.
4. Presentation skills- gave a presentation in front of clients on OBM and to directors of the company.
5. Customer Perception- knowledge was given from both ends- clients as well as the company.
6. Team Work- numbers given as a target were achievable with the whole team working as one unit.

4.3 Limitations of the Study:
1. Trust- since the property is such a high-involvement product it’s very hard to convince
and create trust among the clients.
2. Research- when collecting data it was difficult to find Quality influencers with Quality
content. It was hard to find first-hand data from the existing clients.
3. Tasks- one should have realistic targets from an intern.
4. Mixing personal and professional- to achieve sales target a company asks to bring leads
and conversions in family or relatives
5. Language Barrier- communicated with various clients from all over India. Hence it was a problem to
  understand the local lingo.
                             Chapter – 5 RECOMMENDATIONS
The firm needs to understand the work experience of the interns and then provide the right kind
of job. It was a good learning experience as it gave a realistic version of real corporate work.
How one should be able to perform under pressure and maintain work-life balance. I got to learn
how to pitch to clients, understand the concerns they have, learning problem-solving skills. Our
mentor was very motivating and was constantly teaching us new stuff he has learned from his
experience. Real estate is a very unstable and unreliable sector. But before starting the career one
should go for an internship.
BNM Solutions should look to taking the next projects which are in the main city as they
basically focus on the projects situated away from Mumbai. This will eventually help them to
achieve their targets faster and at a much better rate. And also giving due respect and credit to
their CPs as they are the backbone of the company. The directors need to have same mindset and
common goals in order to achieve the organizational goals. If the top management is not aligned
with the company goal then the team takes the hit.
CVG Buildcon needs to create a strong online presence in order to increase its revenue and build
more goodwill in the market. Word of mount is no doubt a very strong marketing but that’s not
enough to survive in the current market scenario. Needs to have a robust system and quick
response to the clients needs.
