• Lifts/Elevator: 40 main building + 8 in residential building
• OBJECTIVE: To study planning and design of Mixed-use mid rise in
context to worldwide
• The site is surrounded by a dense Low-Rise residential areas hence
its Tallest structure in vicinity.
• There are many parks and schools as well near to the site

• Inspired by the concept of town square from the olden days

• Main Skyscraper (52 floors)


First 5 floors used as: High-end Shopping Mall
Remaining 47 floors used as: Five Star Hotels
and Commercial Offices.
• Residential Skyscraper (35 floors)
First 15 floors of the residential building is used
as: parking garage for both buildings.
And 20 floors for the residences.
-Parking provided for 2000 cars with super efficient
driveway and personalized access controls.

Facilities
Material Used

• The façade consists of faceted unitized aluminium


curtain walls with provisions for high performance
double glass façades on the tower.
• Diamond edges of the building having aluminium
flashing with LED lighting are the unique feature
and make it complicated façade design.
• All the Glasses are articulated glasses & can sustain
design wind pressure of 4.5 to 5.0 kPa.
• The building design makes environment friendly,
using technologies such as floor-to-
ceiling insulated glazing to contain heat
and maximize natural light, and an
automatic daylight dimming system.
Glass Details

• The type of glass used were Spandrel glass


as DGU of 30mm (6mm HS + 18mm Air gap +
6mm HS) and Vision glass VLT – -36 per cent.
• As per architectural intent, Grey appearance
of glass was used.
• The glass was selected on the basis of
higher external Reflection value & Lower
internal reflection value.
• The glass deflection in four side support
condition is limiting to L/90 or maximum of
24mm. The Atrium glass is supported on
patch fitting and spider fitting limiting glass
deflection is to be L/60 of longer span or
25mm maximum. For the Perforated
aluminum structural member deflection is
limiting to L/175 and for perforated
aluminum panel deflection limiting to L/60.
FOUNDATION

• The building design make it environmental friendly , using technologies as floor-ceiling insulated
glazing to contain heat and maximize natural light, & an automatic daylight diming system.
• The tower also features a grey water system, which captures rainwater for reuse.

Structural System
• The structure comprises a concrete core
and posttensioned concrete slab and spandrel
beams.
• The average center to center distance between
columns is 31 ft.
• The column is of 1.8 x 1.8 m , 5.9 ft by 5.9ft .
• The tube system concept is based on the idea
that a building can be designed to resist
lateral loads.
• This assembly of columns and beams forms
a rigid frame that amounts to a dense and strong
structural wall along the exterior of the building.
