economic, efficient and relevant manner. In this study my focus is to show which
area is more preferable for the client to buy.

Quantitative Research:
I've used quantitative research for the process of collecting as well as analyzing
numerical data. It is generally used to find patterns, averages, predictions, as
well as cause-effect relationships between the variables being studied.
Comparative Research:
This method is used to compare the housing pricing in Pune.

OBSERVATIONS & FINDINGS
There are different types of housing needs of buyers based on the age, area and
income groups.
Buyers prefer to buy where their kids are going for schools and their working
offices are nearby.
Buyers are getting guided by their available finances and the loan component and
hence they do the survey in typical areas where the customer can afford the new
home
The Builders and Agencies who are in the market need to look at the above factors
and design their offerings and selling strategies.
The areas surveyed are showing that the average value is above 100 lacs, and the
outskirts have affordable value offerings. City area such as Fergusson Road and
Budhwar Peth, the value crosses 200 lacs, hence buyers would like to look for the
outskirts where prices are in their budget.

Suggestions
The current market is for 2 BHK and 3 BHK Homes and Middle Class and Upper
Middle Class can afford approximately around 100 lacs to 140 lacs around Pune
area.
The buying decision is based upon a loan component and personal savings, also on
the school, hospitals, working locations add further decision-making points.
The sellers, i.e. builders, developers and agencies need to look at these
requirements and create a selling package which talks about all these decision-
making points, and also what help they can offer in getting the loans.
It is also seen that the sellers brand is looked upon by the buyers and hence they
need to build their brand strategies, so that buyers start believing in them.
