ARCHITECTS AND BUILDING
SERVICES
■ Architects have learnt to accept and accommodate the
increased need for pipes, ducts and cabling encroaching on
to their designs. Louis Kahn when writing in World
Architecture in 1964:
■
` I do not like ducts, I do not like pipes. I hate them so
thoroughly, I feel that they have to be given their place. If I just
hated them and took no care, I think they would invade the
building and completely destroy it.'
BUILDING SERVICES
■ WATER , DRAINAGE AND PLUMBING
■ ENERGY SUPPLY - GAS , ELECTRICITY AND RENEWABLE
SOURCES
■ HEATING AND VENTILATING
■ Day lighting and artificial lighting
■ ESCALATORS AND LIFTS
■ Communications, telephones and IT networks
■ Security and alarm systems
■ FIRE DETECTION AND PROTECTION
■ AIR CONDITIONING AND REFRIGERATION
INSTALLATION COST
■ The capital and installation costs of building services in
modern buildings can take up 50% of the total construction
budget. For highly serviced buildings such as sports centres,
this figure can easily exceed 75%.
ELECTRICAL SERVICES
■ Electrical services form an integral backbone to any
building’s functionality, ensuring smooth
operations, safety, and the overall comfort of its
occupants. They cater to both the visible elements
such as lighting and the hidden aspects like power
distribution
ELECTRICAL SERVICES
■ Power Generation and transmission
■ Power Distribution Systems
■ Earthing and Lightning Protection Systems
■ Solar power system
HEATING, VENTILATION, AND AIR
CONDITIONING (HVAC)
• Purpose: HVAC systems regulate indoor temperatures,
ensuring that buildings remain comfortable across varying
weather conditions. They also manage air quality by filtering
and circulating fresh air.
• Components: Furnaces, chillers, air handlers, ductwork,
filters, and thermostats.
ELEVATORS AND ESCALATORS
• Purpose: In multi-story buildings, elevators and escalators
facilitate the vertical movement of people and goods.
• Components: Lift cars, motors, cables, pulleys, steps/risers
(for escalators), and control panels.
