Inorbit mall. Hospitals, shopping malls. We offer Single, Double sharing rooms for both females ,
males & couples.

Facilities: AC, TV, WIFI, Geyser, wardrobes, Work table, Chair, Refrigerator, Water Dispenser, Laundry
service, (Both Wash & Iron) Washing Machine, Gym, TT table, foosball, Carrom, Common Workspace,
Daily room cleaning and Washrooms. Bedsheets change. Power Backup, Microwave, Sandwich

Food: Breakfast, Lunch & Dinner

All above mentioned facilities are included in rent except electricity charges. Electricity charges are as

Terms and Conditions of Tenancy

Agreement Term

We have agreement terms of 2 months to 11 months.

Lock in period

Lock in is the minimum duration of stay at our premises which is 2 months.


If you decide to leave before lock in period ends, Rent would be payable for the number of
days remaining in the lock in period on a pro rata basis.

Notice Period

All our tenants are expected to serve one month notice before vacating the premises. This
one month notice can be served post completion of the Two month lock in period.
Incase the tenant fails to serve the complete one month notice period the balance days rent
would be payable by the tenant on a pro rata basis. Prior to a tenant vacating the
premises.

Security Deposit
We take one months rent as security deposit.
For bookings made in advance tenants would be required to pay 5000 a non-refundable token
amount which forms part of the security deposit.

Deposit Refund

The management will do a thorough inspection of the state of the property for any
damages. Post which the security deposit will be refunded on the same day of leaving.The
management will retain Rs.2000 for twin sharing room and 2500 for single sharing room
from security deposit as a one-time maintenance charge.

Deposit Adjustment

We do not adjust deposit against notice period.

Alterations, Theft & Damage

Alterations to any electrical or furnished fittings will not be allowed. Theft and Damage willbe
penalized as per actual value of the products in question.
Agreement

We make agreements for our resident staying at our premises on stamp paper on request.A
physical copy will be shared with tenant on request. Stamp duty charges as applicable.
Rent Payment

Monthly rents are payable in advance by the 5th. Each month you will be sent an invoice on
the community app. You can use Net banking, Debit card, Credit card or online wallet to
make payments online. We provide a system generated rental receipt every month. Our
formats are acceptable by HRA standards. Rent is exclusive of electricity bill.

Payment Deadline

We have a deadline of 5th of every month. For rents delayed beyond 5th of the month, we
have a late payment fee of INR 200 per day from due date till the date of actual payments.
The late payment fees will be deducted from the security deposit. If the rent is not received
by 15th of the month a seven-day notice will be served wherein the client will have to make
the payment within this period or vacate the premises.

Room Booking
You can schedule a tour through our Website or instagram page.
Once you have visited our property and selected a room. We will send you an email with
payment and agreement details.
A room will only be taken as confirmed once the payment is made.

Tenant Profile

We are a service tailor made for young working professionals. The management reserves
the right to accept or reject an application on basis of profile it deems fit, in keeping with
the community living objective.

Housekeeping

Housekeeping would be provided by the management the scope of which includes

1. Sweeping and mopping of the premises except Sunday & National Holidays
2. Cleaning of bathrooms except Sunday & National holidays
3. Cleaning of doors and window panes
4. Dusting of furniture

Restrictions & Conduct

All residents are expected to adhere to House rules of their respective properties. The
management reserves the right to expel a resident on grounds of house rules violation
Guest Policy

Guest visitors are not allowed to rooms except parents and spouse (marriage proof
document). The host resident is responsible for the actions of their guests.It is at the
discretion of the management to allow overnight stay for visitors.
Other all Visitors can meet at common space at lobby area.

Community Rules

Residents staying at our properties are expected to respect the privacy of other
housemates and keep the noise level within the tolerance of others in the Premises and
reduce if requested to do so. Quiet hours have to be maintained post 11pm.

Smoking and alcohol is not allowed inside rooms or common area, designated smoking area is available
at the parking. Other banned substances will not be allowed. Incase it is brought to the
managements notice of any activities being carried out at the premise which are illegal in
nature the same will be reported to the concerned authorities.

Personal Belongings

The tenant shall be responsible for his/her belongings in the Scheduled Premise andneither
management nor it’s vendors shall be held liable/responsible for the same.
For general maintenance and/or showing the premises to any prospective tenants,
management shall keep an extra key of the premises. It is advised that all tenants to keep
their valuables locked at all times.

Home Furnishing

In the case of theft/loss and damage of any furnishing or appliance in the property, all the
tenants staying at the concerned premises at that point of time shall be held responsible.A
reasonable sum shall be deducted from security deposit of tenants towards
compensation of the loss/ theft and damage or an amount as mentioned under deposit
refund policy. In case the recovery amount exceeds the security deposit, the tenants shall
be liable to pay the amount. Incase of lost keys, an amount of Rs 500 will be charges for
each lost keys.

Food policy.
Food timings: Breakfast: 7.30 AM to 10:30 AM, Lunch: 1.00 PM to 2.30 PM, (Only
Weekends) Dinner: 7.30 PM to 10:00 PM. Please eats your meals within time.
For maintaining good hygienic conditions, we do not allow food to be taken to the rooms.
Please use cafeteria. Maintenance charges of Rs.2000/- will be charged, if food is carried
in box/ plate or in any form to the rooms. However outside food is allowed to rooms,
tenants are requested to clean and throw wastage in garbage.

Usage of Gas/Electric stove is strictly prohibited. If found will be charged 1000/- penalty. All
the electrical appliances are available in common kitchen area. tenants are request to clean
utensil after usage. Uncleaned or unhygienic way of usage of common kitchen will be
charged Rs 500 for maintenance.
Laundry policy:

We have outside vendors who pickup cloths twice in a week. A maximum of


6 cloths are allowed for each pickup, beyond maximum limit, vendor will return without
washing. Laundry includes both wash and press. Laundry service is included within the
monthly rent.

Electricity bill policy:

All the rooms are fixed with prepaid meters. Each tenant will be provided with login details to
recharge their specific room meters. If any tenant is vacating with balance in their meters, same will
not be refunded.

Agreement Termination

The management reserves the right to terminate an agreement based on conduct orviolation
of any of the policies set by the management.
