CONTRATOR PRICE :
(STILT FLOOR, TO 5TH FLOOR) - PRICE 3300/ SQ.M
(6th FLOOR TO 9TH FLOOR) - PRICE 3400/ SQ.M
(10TH FLOOR TO TERRACE FLOOR) - PRICE 3500/ SQ.M
Hereinafter referred to as the CONTRACTOR (which term shall, unless
repugnant to the context of usage thereof, be deemed to include his legal heirs,
executors, administrators, legal representatives and assigns) of the OTHER
PART.
Specifications and Scope of Work :
1. Construction of Building 6” thick Solid Block masonry wall with RCC
column 6” thick framed structure will be constructed .
2. Earthwork excavation for column as required as per soil condition or
minimum of 6’0” depth for Column and laying foundation bed concrete
(PCC) of 1:2:4 of 6” thickness by using 40mm metal / jelly, as Per the
Design finalized in the drawing and earth back filling in the
foundations.
3. Providing and constructing of Size Stone masonry foundation 2
course( one course below ground) for Outer Wall with 6x18 plinth and 1
Course For inner Wall if necessary / over PCC, to the compound wall
with CM 1:6 on RCC 1:1.5:3 (6”x12”) beam will be provided as per
given drawing by the Engineer.
4. For columns, Footings, Slab M20 CM will be used by using 53 Grade,
Ramco Cement/ Dalmia.
5. Solid Block Masonry Wall : 6” thick masonry wall will be constructed
for main walls and 4” thick wall will be constructed for partition walls
with using CM 1:6. Each floor height will be 10 Ft. or as per the Plan.
6. LINTELS: Through Lintel will be provided over and above the windows
and doors with RCC 1:1.5:3 proportion Concrete using Reinforcement
of TMT Steel. 4 No of 10 mm dia Rod, 8 mm dia for rings at 7” c/c will
be used. For inner walls above 5’0” Two extra rod of 10 mm dia will be
provided.
7. R.C.C. CHEJJA: For windows suitable size chejjas on Outer side with 3”
thick of c.c.1:1.5:3 proportion will be provided or box type windows are
provided as and where it is necessary and Reinforcement as required.
8. R.C.C. ROOF SLAB: Roofing concrete will be cc 1:1:2 (M20 grade)
proportion cement concrete and reinforcement will be used of FE550
TMT Steel as per design. Roof slab will be supported by Sheet
centering.
9. PLASTERING: Plastering will be done with PPC cement mortar of 1:6
Proportion with minimum thickness of 12 mm and plastering for
outside walls with cement mortar of CM 1:6 (M. Sand for construction
and P. Sand for plastering) with sponge finish with minimum thickness
of 12 to 15 mm.
10. INTERNAL STAIRCASE: One Internal Staircase using RCC staircase
will be constructed with approved granite quality with edge polish
finish (Basic Rate is Rs.100/- per Sft.) with SS railings (304 quality)
(Top 2” round pipe and bottom
¾” pipe 4 no’s) on that, wherever necessary. .( For Folding Staircase
will be cost for 1500 per Steps)
11. DOORS WITH FITTINGS:
Main Door : Main Doors will be of Teakwood frame of size 7Ft.x3’6” Ft.
having 8”x3” thickness and solid Teak Shutters with 30 / 35 MM
thickness should be provided, Door Fittings with melamine/ PU machine
polishing provided by contractor.
Other Doors: For remaining room door frames will be neem wood of
frames size 7Ft.x3’ 0” with 5”x 3” thickness flush doors (Maximum rate
Rs.110/- per sft.) of 1” thick / 30 MM will be provided.
Pooja Room Door : Doors will be of Teakwood frame of size
7Ft.x3’0”Ft. (Two Door shutters) having 6”x3” thickness and solid Teak
Shutters with 30MM thickness including melamine machine polishing
provided.
Bath Room door: Bath room door will be of PVC/ Wpc Doors. Fittings
will be of SS powder coated.
Windows: Neem wood Frame of section 5x3 with 2nd teak or hone
shutters and 5mm thick plain glass with safety grills will be provided,
Ventilators will be provided.
12. FITTINGS: Main doors will be provided with Antique / Brass fittings of
both side handles, tower bolt 2 no’s & One Lock (Europa MRP upto
Rs.2,000/-). Bed Room doors will be provided with SS powder coated
fittings, Tower bolts, etc. For Bed Room door Aldrop (8”) will be
provided.
13. FABRICATING WORKS: Window grills with 12 mm Round or Square
Rods with Basic Design.
14. FLOORING:
Flooring will be of Granite up to 140rs ( including GST and Loading), For
External Staircase will be Steel gray Granite Up to 75 /- Rs , Digital
Vitrified flooring(2x2) MRP Cost Rs. 50/- per Sft.) and 4” skirting for
Balcony / sit-out / passage .
Car parking : Area will be 1’x1’ vitrified parking tiles will be provided
(MRP Rate Rs.40/- Sft.) for bath rooms Anti-skid tiles will be provided
(MRP Rate Rs. 40 sft). Note: If Customer go for Italian or Indian Marble
Flooring Difference to be paid For Martial, Labour and Chemical and
Polish.
15. DADOOING: Glazed tiles dado will be provided up to 7’0” height of
approved design and Colour(Basic rate 50/-) fixed with Cement Mortar
1:3 including necessary curing etc., complete. Glazed tiles dado will be
provided up to 4’ height above platform in kitchen fixed with c.m. 1:3.
(MRP rate adopted is Rs.50/- sft).
16. KITCHEN PLATFORM: For kitchen platform edge Polished Black
Granite slab of 20 mm thick (MRP Rate Rs.120/- per sft.) will be
provided and suitable size stainless steel sink or Granite Slab Sink up
to 2000/- rs will be provided.
17. PAINTINGS:
(a) Inside wall surface will be painted with two coats of any color
(only Colors) Premium Emulsion paint over primer and Two coats of Birla
putty.
(b) Outside walls Two coat Exterior Emulsion paint of approved color will
be painted (Asian Apex) over one coat of primer.
(c) Main door will be given PUPolish finishing and remaining door will
be painted with synthetic enamel paint of approved color.
18. PARAPET WALL: Parapet wall will be constructed with 4” solid
block masonry in CM 1:6 proportion 3`6” height all round including
plastering on either side.
19. WEATHER PROOF COURSE: For weather proofing of roof slab
cement mortar plastering using Fosroc / Roff / Dr. Fixit chemicals as
water proof compound will be mixed with C.M 1:5 and finished with
required slope including necessary curing.
20. ELECTRICAL WORKS: All Cables Will be Havel’s or make
and provided as per the plan up to meter only.
a) 3 light points, 1 fan point, 1 TV point & 3 No’s 5A socket in the
drawing hall.
b) 2 light point, 1 fan point, 2No 5A socket, in each bedrooms.
c) 2 light point, 1 heater point, 1 exhaust fan point,1 no 5A & 1No of
15A socket in kitchen/dining
d) 1 light point, 1 geyser point in each bathrooms.
e) 1 light point in utility space, 2 light points in portico or parking, 1
point in passage and 1 point near staircase.
f) One UPS provision point in each house will be provided.
G) One Car charging point and one two wheel charging point will be
provided in the parking area.
APPROVED MAKE AND MATERIALS:
(a) GM/ lisa Switches ( white basic) and sockets with Suitable Modular
boxes will be provided for circuits.
(b) PVC insulated copper wire : finolex or equal
(c) M.C.B.distribution board: Standard Switchgear, Indo Kopp or equal
21. WATER SUPPLY: For water supply lines, CPVC (Ashirvad or
Supreme) pipes for exterior and interior lines will be used. Sump
Motor and Panel will be provided by the owner. Outlets from
overhead tank to Toilets, hot and cold water line, geyser lines in the
Toilets, will be provided. Bath room’s wall mixer (MRP upto
Rs.2,500/-) and Sink cock will be CERA make (MRP Rs.1,500/-)
provided and remaining taps will be ISI standard fittings will be
provided). For Separate Metering for individual house Charged Extra
for Material and labour. ( we provide one common main line and
distributed for individual house with branch line)
22. SANITARY WORKS:
(a) One Western water closet (Floor mounted) with flush tank and
seat cover of CERA make with white color (MRP upto Rs.5,500/- )
for Toilets as per plan finalized will be provided, Hand wash basin
Set without pedestal (MRP upto Rs.2,000/-) will be provided
(CERA ceramics of white Colour).
(b) PVC pipes of 4” / 3" or 2” dia with 4kg/cm2 of Supreme / ISI make
will be provided for all sanitary lines, wherever necessary.
Sewage chambers of required sizes will be provided with granite
chamber cover)
(c) 1000 Ltrs X 1 no’s of PVC Tank of Three layer with ISI brand
will be
provided (Make – 3 layer) on the Terrace Bed.
(d) Solar and Geyser lines will be provided in all the bathrooms.
23. SUMP TANK: Sump tank with solid Brick wall and top covered
with RCC slab of a minimum of 10,000 ltrs. Capacity will be
provided.
24. CEMENT: Cement used for construction work is 53 grade of
brand Ramco super/ dalmia with manual Concrete will be used for
Column concrete works.
25. COMPLETION TIME: The completion time for the building will
be 11 (Eleven) months from the date of Start, Subject to force
measure clause.
26. FOR RENT HOUSE: For the rent house at the Second Floor
a) Flooring: Vitrified Flooring up to 50
rs
b) Windows and doors: For bedroom will be Flush Door of basic
rate 105 rs, bathroom doors will be PVC doors. Windows will
be Neem wood.
c) CP fittings and Sanitary ware: basic hindware Commode with
plastic Flush tank (3000/- Rs) 2500 rs, wall mixer, 2000 rs wash
basin will be provided.
27. EXTRA WORKS: The following works are not included in this
agreement.
(a) All Deposits for BESCOM /KPTCL / BWSSB and other office
expenses.
(b) Plan making and sanction charges.
(c) Bore Well and necessary fittings and connections.
(d) Providing of sump motor set and water level controller and
Metering Panel Board and Earthling.
(e) Water and power will be supplied at the construction site by the
Owner.
(f) Specialty Elevation finishing works.
(g) Quoted prices are exclusive of Taxes & duties.
(h) Gas-line For Kitchen and Toilets
(i) Elevation Cladding Material including , material, labour and
others
(j) Transformer and lift related Works Road Digiing and Sanitary
Connection and Bescom Connections with office works
underground cabling
(k) Rain Water Harvesting with Filters
(l) Any Rock occurs During Foundation Expenses should Bare by
Owners
(m) Safety Grills And Interior Works
(n) Electrical Appliances, Lights, Pressure Pump, Softner, Solar
and Earthing For Power supply
(o) Any material selected costlier than the mentioned
Note: Any Extra work will be conducted at site other than the agreement
should be paid by owner to adding 10% of contractor profit on market rate.
If any material rate is not mentioned in the above quotation, the basic rate
and model will be considered for quotation. If in case of any reason, the
work is stopped by the Owner in middle of construction, the payment
should be cleared by taking the actual measurement with item rate basis
(or market rate at the time of construction) or balance work cost will be
calculated and paid with in 7 days of mutual decision. If work is stopped for
more than 2 month and the payment is delayed for 30 days, the rates will
be revised and do the work. Any taxes will be extra as applicable.
