SPECIFICATION
PROJECT TITLE: RESIDENTIAL BUILDING (APARTMENT)
OWNER: ROMEO T. IGUANA
LOCATION: LA UNION, LABASON, ZAMBOANGA DEL NORTE
SECTION 1. GENERAL CONDITIONS:
The work under this project shall include the furnishing of all materials,
labor and equipment. The construction complete of all phases of the work shown
on the drawing specified herein. The building line shall be laid out accurately
within the lot and all other measurement shall be carefully verified
SECTION 2. CLEARING, GRADING AND FILING:
The entire lot shall be cleaned and graded to suit the building site, which
shall occupy the highest portion of lot. Filling should be thoroughly wetted and
damped.
SECTION 3. EXCAVATION AND MASONRY WORKS:
Excavation for footing shall be graded as indicated in the drawing or as
necessary to secure a firm foundation
SECTION 4. CONCRETE AND MASONRY WORKS:
4.1 General:
All concrete shall be done in accordance with the specified specification for
concrete and reinforced concrete as adopted by the DPWH, which is part of this
specification
4.2 Proportion of Concrete
Class "A" (1:2:4) for all footings, column, CHB wall and filler concrete slab on
file and beam. 2
4.3 Concrete and Hollow blocks:
All concrete hollow blocks shall be laid with a mortar composed of one part
cement and three part sand. Horizontal and vertical joints shall be 3/18 "thick/.
All concrete hollow blocks shall be generally accepted brand.
Courses shall be laid straight, with faces plumb and set true to line.
Unless otherwise indicated in the drawing, reinforcement of wall be 9mm
Vertical spaced at 40cm and horizontal bars 10mm for every 3 layers.
4.4 Reinforced Bars:
Reinforcement bars shall be of the size number indicated in the drawings. They
shall be accurately space and secured against displacement, by the used of iron wires not
smaller than #16 gauge and shall be hooked at the end for anchorage.
SECTION 5. CARPENTRY AND JOINERY:
5.1 General
Lumber shall be of good quality, well-seasoned and free from large knots, dap,
cracks or other imperfections, which may impair its strength durability and/ or
appearance. All lumber in contact with cement shall be given a priming coat of coal tar.
5.2 Framing lumber shall be of rough dimension shown in the drawing.
5.3 Anchorage:
Install bolts where required to another carpentry to concrete.
SECTION 6. DOORS AND WINDOWS
The Design and specification of materials for door and windows to be installed
for this project are shown in the schedule of doors and windows detail drawing.\
SECTION 7. PLUMBING WORKS:
7.1
General:
Plumbing works must be done strictly in accordance with Local Government
Code and National Plumbing Code of the Philippines.
SECTION 8. ELECTRICAL:
8.1 General:
The works includes furnishing of labor, equipment and materials necessary for the
installation of a complete interior and exterior wiring system.
8.2 Installation:
All electrical works must be done in accordance with the provision of the Local
Government Code and National Electric Code.
All wiring shall be cancelled whenever possible.
8.3 Outlets:
The number of lights and convenience outlets and their location and type shall be
shown in the drawing and layout, and maybe altered by the owner.
SECTION 9. ROOFING WORKS:
This includes the installation of roof and their accessories. The works include
furnishing of labor and materials.
SECTION 10. STEEL WORKS:
This includes the installation of steel trusses, rafter. The works includes
furnishing of labor and materials.
