SALE DEED

This Sale Deed is executed on this __ day of ____, 20__, at __ (Location), by:

1. SELLER:
(Name), son/daughter of (Father's Name), residing at (Address), hereinafter referred to as the
"Seller"
(which term shall include his/her heirs, successors, legal representatives, and assigns)

IN FAVOR OF

2. BUYER:
(Name), son/daughter of (Father's Name), residing at (Address), hereinafter referred to as the
"Buyer"
(which term shall include his/her heirs, successors, legal representatives, and assigns).

WHEREAS:

1. The Seller is the absolute and lawful owner of the property described below, having acquired it
through (sale/gift/inheritance/other).
2. The Seller has agreed to sell, and the Buyer has agreed to purchase the said property for a total
sale consideration of INR________ (Rupees ____ only).
3. The Seller has received the full consideration amount from the Buyer through
(Cash/Cheque/DD/NEFT) bearing transaction details ____.

NOW, THEREFORE, THIS SALE DEED WITNESSES AS FOLLOWS:

2. Sale Consideration:

3. Transfer of Ownership:
Upon execution of this Sale Deed, the Seller hereby conveys all rights, titles, and interests in the
said property to the Buyer, who shall enjoy absolute ownership, free from all encumbrances, claims,
and liabilities.

4. Possession & Title Assurance:


- The Seller assures that the property is free from any litigation, mortgage, charge, or
encumbrance.
- The Buyer shall have complete possession of the property from the date of execution of this Sale
Deed.

5. Taxes & Liabilities:


All dues, including property tax, water, and electricity charges, up to the date of execution, shall be
borne by the Seller. Future liabilities will be the responsibility of the Buyer.

6. Indemnity Clause:
The Seller agrees to indemnify the Buyer against any future claims, disputes, or legal defects in
the title of the property.

7. Execution & Registration:


This Sale Deed shall be executed in the presence of two witnesses and duly registered with the
appropriate Sub-Registrar's Office as per the Registration Act, 1908.
