SALE DEED
This Deed of Sale is made and executed on this ___ day of ______, 20__, at ___________,
BETWEEN:

__________________________ (hereinafter called the 'Vendor').
AND
Mr./Mrs. ____________, S/o/D/o ____________, aged about ___ years, residing at
__________________________ (hereinafter called the 'Purchaser').
RECITALS
WHEREAS the Vendor is the absolute owner of the property more fully described in the
Schedule hereunder, having acquired the same by way of Sale Deed dated ___, registered as
Document No. ___ of year ___, in the office of Sub-Registrar, ______.
AND WHEREAS the Vendor assures that the said property is free from all encumbrances,
mortgages, charges, liens, claims, and litigations.
AND WHEREAS the Vendor has agreed to sell the said property and the Purchaser has
agreed to purchase the same for the consideration and terms mentioned hereunder.
CONSIDERATION & TRANSFER
In pursuance of the above agreement and in consideration of a sum of Rs. ______ (Rupees
___________ only), the Vendor hereby acknowledges the receipt of the total sale consideration
from the Purchaser.
The Vendor hereby conveys, transfers and assigns absolutely unto the Purchaser all that
property more fully described in the Schedule hereunder, to have and to hold the same as

COVENANTS & ASSURANCES
1. The Vendor covenants that the property hereby sold is free from all encumbrances,
mortgages, charges, liens, and litigations.
2. The Vendor further covenants that he has full right, title and authority to sell the
property.
3. The Vendor assures that all taxes, rates, cesses, and charges payable till the date of
execution of this deed have been paid by him.
4. The Purchaser shall hereafter peacefully and absolutely hold, possess and enjoy the
property without any disturbance from the Vendor or any person claiming through him.
5. If any defect in title is found or any claim arises in future, the Vendor shall indemnify and
keep indemnified the Purchaser.
