Pre-requisites:
a) Khatha transfer should already be done in owner’s name
b) PID should have been generated and property tax should have been paid for the
current year
c) BESCOM meter name transfer should have been done in owner’s name
1) Login to https://bbmpeaasthi.karnataka.gov.in/ . Use a mobile number which is used in
registration/linked to Aadhar for seamless processing.(If you are facing error in getting OTP
on chrome browser- clear cookies and cache on the browser)
2) Click on Get e-khatha > search for 82-Garudacharpalya > On the property list page> search
by owner name > provide both First and last name for better filtering > once you have
narrowed down on property details > You can download “Draft E KHATHA” for your
reference and click on “Submit Information for final E khatha”
3) Enter 10 digit PID which is used to pay property tax
4) Enter Kaveri registration number from your sale deed document. It will be in the format: SHV-
1-XXXXX-20XX-2X
5) On next step- Khatadar details will be shown. If it’s a purchase from builder directly owner’s
name will be reflected for which e-kyc can be done directly. If it’s a landowner share
purchase- landowner’s name will be reflected and we need to add new owner’s as per sale
deed.
6) If no rectification is required, proceed for e-kyc otherwise add new owner’s and click on e-kyc
using Aadhar number.( All owners e-kyc needs to be done separately)
Enter the mobile number of each individual owner > verify it using OTP and save
7) Once e-kyc is done, details will be stored against the property and will be shown as below:
8) In the next step, type the location of the property as Raja Ritz Avenue on Google maps- It
will automatically pick up Latitude and Longitude info. Provide complete address as per
records and save it.
9) Click a picture of your front door( make sure door number is visible and size is less than
500kb)
10) In next step , provide details of your flat like - carpet area, additional area, parking details etc.
Make sure all details are entered in Sq. mts. In this step we also need to attach BESCOM
account details with property- provide 10 digit account number and click on verify. If details
are matched correctly- it will allow us to save and proceed next.
11) Next step is to provide the approval plans- select the option as highlighted in the screenshot
and click save
12) Provide the document number as “BBMP/Addl. Dir/JD NORTH/LP/0243/2015-16” and upload
OC doc received. We need to upload phase-1 or phase-2 OC accordingly. Document
number remains the same, however approval dates defer for phase-1 and phase-2 OC.
Update the dates accordingly.
13) Click on save. For Document 2- select “Do not have it” option and click on proceed next.
14) In the next step either application will be auto approved if all details match correctly or if any
mismatch is observed like name-mismatch in Aadhar/Sale deed, it will sent to ARO for
approval.
15) Sign the declaration and verify data.
16) As last step , e-sign the application using your Aadhar and submit it.
You can check the status under “Pending Applications”, seeing the backlog with BBMP currently it
might take 7-14 days or even more for approval.
