(Hereinafter referred to as “VENDOR” which term shall mean and includes all his
legal heirs, representatives, successors, administrators, assignees etc.,)

repugnant to the context or meaning thereof shall mean and include all his
respective heirs, successors, representatives, executors, administrators and
assignees etc.)

WHEREAS, the Vendor is the sole absolute owner and peaceful possessor of
Open Land an extent 242 Sq.yards in Survey No.265/ఆ1 situated Pashamilaram
Village, Patancheru Mandal, Sangareddy District Telangana State having
purchased said property by way Regd.Sale Deed vide Doc.No.35140/2021,
dt.21-09-2021 registered at Sub-Registrar Office at Sanga Reddy.
And WHEREAS the Vendor for his financial needs has offered to sell Open
Land admeasuring 242 Sq.yards out of total extent of open land 242 Sq.yards in
Survey No. 265/ఆ1 situated at Pashamilaram Village, Patancheru Mandal,
Sangareddy District Telangana State hereinafter called as SCHEDULE
PROPERTY for a sale consideration of Rs.34,00,000/- (Rupees Thirty Four lakhs
only) and the Vendee has accepted and in pursuance of offer and acceptance of this
Agreement of Sale is executed herein agreed to purchase on the following terms
and conditions.
NOW THEREFORE THIS AGREEMENT OF SALE WITNESSETH:
1) Whereas the Vendor has agreed to sell , transfer and convey the said Open
land to the Vendee or his/their nominee or nominees absolutely free from
charges, liens, encumbrances, with all rights and easements.
2) Whereas it is mutually agreed and accepted upon that the total sale
consideration for the said land as Rs. 34,00,000/- (Rupees Thirty Four
lakhs only)
3) In pursuance of this Agreement of Sale the Vendee has paid a sum of
Rs.4,00,000/- (Rupees Four lakhs only) by way of cash towards advance
sale consideration to the Vendor in respect of sale of schedule property and
the Vendor hereby admits and acknowledge the receipt of the same.
4) It is mutually agreed between the parties that the Purchaser shall pay the
remaining balance sale consideration of Rs:30,00,000/-(Rupees Thirty
Lakhs only) with in 4 (Four) months from the date of Agreement of Sale or
at the time Registration whichever is earlier and the Vendor shall execute the
registered Sale Deed or any other Deeds in favour of the Vendee or his
nominee or nominees as per the choice of the Vendee.

5) This agreement supersedes other agreements .That the Vendor shall deliver
the vacant physical possession of the schedule property to the Vendee after
receiving the balance sale consideration amount i.e. at the time of registration.
6) That the Vendor hereby declare that he has subsisting possession of the
schedule property to the Vendee after receiving the balance sale
consideration amount i.e. at the time of registration.
7) That the Vendor hereby declares he shall handed over the original title deed
with link documents papers etc., pertaining to the schedule property to the
Vendee at the time of Registration.
8) The Vendor hereby declares that there is/are no other claimants to the said
property and the schedule property is free from all encumbrances. Charges,
liens, sales. Gifts, mortgages, leases, etc., and there are no dues payable to
any Government, private or public sector claims, bank hypothecations over
the schedule property.
9) The Vendor hereby assures and indemnify the Vendee from any loss, claim,
dispute arising over the schedule property or any defect in respect of title
arising in future, the Vendee shall have right to get the losses, if any,
recovered from the person and property of the Vendor.
10)The Vendor hereby bind himself to execute registered sale deed or deeds in
favour of the Vendee or his nominee or nominees as per the choice of
Vendee, after receiving the balance sale consideration within the stipulated
period and all the expenses for registration etc., shall be borne by the Vendee.
11)THAT, the Vendor should hand-over all the relevant documents, title deeds of
the said property to the VENDEE at the time of final payment/registration. The
Vendor should hand over the said property in the vacant position on the day of
registration.
12)The Vendor have to clear about good and marketable title to the said property
free from all encumbrances and liabilities whatsoever by the VENDOR as
aforesaid, the VENDOR deemed to have failed to complete the sale and the
VENDEE shall there upon sue the VENDOR for specific performance of this
instance
13)The VENDOR assures the VENDEE that the title to the said property is clear
and marketable and if any litigation or claim crop up, the same shall be
cleared by the Vendor and he will be liable for all costs and consequences.

14)The Vendor hereby covenant to get the Schedule Plot surveyed and
demarcated by Government Surveyor for the purpose of clearly demarcating
the same in the presence of the authorized representative of the VENDEE or
his nominees on or before registration And the agreed sale shall be in
respect of actual area available only.
15) The Vendor assures the VENDEE that there are no prior sale agreements
with respect to the schedule property.
16)The legal heirs of the Vendor are well aware of this transaction and they have
declared their no objection for the same and undertake not to raise any claim
or objection in future
17)That the VENDOR have entered into this sale agreement with the mutual
consent of all the family members.
18)The VENDOR assures the VENDEE that there is no prior sale agreements
with respect to the schedule property.

786 Sq.yards in Survey No. 265/ఆ1 situated at Pashamilaram Village, Patancheru
Mandal, Sangareddy District Telangana State and bounded by:

SOUTH : 12 feet Road
EAST : House of Begari Anjamma
WEST : Part of Survey No : 265
IN THE WITNESSES WHEREOF, the named Vendor and Vendee herein put their
signed this Agreement of Sale, in the presence of the following witnesses on this
