SALE DEED
This DEED OF ABSOLUTE SALE is made and executed at S.R.O Maheshwaram
on this the ___ day of February 2025, by and between:
M/s. DRISHTI HOMES, (Pan No.AAVFD2991C). a partnership firm registered
under the laws of Republic of India, with its registered office address at H.No.1-
65/SY.No-17/R4, Sy. No. 17, Guttala Begumpet, Kavuri Hills, Madhapur,
Hyderabad, Telangana–500081, represented by its Partner: Mr. KOLAN ANAND
REDDY, S/o. Mr. K. NARASIMHA REDDY, aged about 55 years R/o. Ranga
Reddy District, Telangana. (Aadhaar No. XXXX XXXX 7949)
(Hereinafter called the “VENDOR” which term shall mean and include all their heirs,
executors, administrators, legal representatives, nominees and assignees etc).

(Here in after referred to as “VENDEE” which term unless it is repugnant to the context,
shall mean and include all her heirs, successors, executors, legal representatives and
assignees etc.,).

WHEREAS the Land Owner (Mr. SANGANNAGARI RAJU GOUD) is the absolute
owner and peaceful possessor of the Open land admeasuring Ac.12.39 Guntas in
Sy.No.536 (old 356) and Ac.17.11 Guntas in Sy.No.537(old 357), Total
admeasuring Ac.30.10 Guntas or 146410 Square Yards, Situated at
Kongarakhurd–A Revenue Village, Under Thukkuguda Municipality,
Maheshwaram Mandal, Ranga Reddy District., having got the same by way of
Occupancy Rights Certificate by the RDO, Ranga Reddy East Division, vide
Proceeding No. J/2264/1992, dated 6.12.1995. In pursuance of the same, the
Tahsildar, Maheshwaram, under proceedings No.B/2780/2002, dated: 05-10-2002,
mutated his name in respect of the said land. Consequently, he was issued
Pattadar passbook and title deed under khata No 356. Pattadar Passbook No.
114581, in respect of the said land, the above said agriculture Land was converted
to Non-Agriculture vide Proceedings No. L/3948/2009, Dated: 23-06-2011, Issued
by RDO Ranga Reddy.
WHEREAS the Land Owner (Mr. SANGANNAGARI RAJU GOUD) offered the
Open Land admeasuring Ac.06.29 Guntas or 32,549 Square Yards in Sy.No.356
and Ac. 07.21 Guntas or 36,421 Square Yards in Sy.No.357 total admeasuring Ac
14.10 Guntas or 68,970 Square Yards, Situated at Kongarakhurd–A Revenue
Village, Under Thukkuguda Municipality, Maheshwaram Mandal, Ranga Reddy
District, To M/s. Drishti Homes for development of the same into residential open
plots and entered into a Registered Development Agreement cum General
Power of Attorney through a registered Document No.14449 of 2024, registered
at S.R.O Maheshwaram and appointed M/s. Drishti Homes as their General
Power of Attorney holder empowering to enter into Agreements of Sale, receive
sale consideration, present, appear and execute Registered Sale Deed in respect
of the plots fell to their share and allotted through a Supplementary Agreement to
M/s. Drishti Homes.
WHEREAS the Land Owner has applied for HMDA layout permission Vide File
No.060198/SMD/LT/U6/HMDA/21032023 Dated:03/04/2023 for an extend of
Ac.5-39 Guntas or 28,905.05 Sq Yards or 24,168.11 Sq Mtrs and has obtained
HMDA approval for a total extend of 28,449.64 Sq Yards or 23,787.33 Sq Mtrs,
Vide Layout Permit No.000187/LO/Plg/HMDA/2023, Dated:26-9-2023. Later, the
Land Owner and its Developer Gonela Krishnaiah DAGPA holder vide Registered
Doc No.6063 of 2023 Dated 13-04-2023 has entered into Supplementary deed
Vide registered doc no:16714 of 2023 Dated:05-10-2023 for sharing of plots from
1 to 87 total admeasuring 16,889.30 Sq Yards.

WHEREAS the Land Owner and M/s. Drishti Homes has applied for extension of
existing layout known as ““Wonder Greens” Vide File No.
007395/LO/HMDA/1775/SMD/2024, Dated:06/07/2024, for an extent of
admeasuring Ac.6-00 Guntas or 29,040 Sq Yards or 24,281.13 Sq Mtrs with
previous approved area Ac.5-39 Guntas or 28,905.05 Sq Yards or 24,168.11 Sq
Mtrs total admeasuring Ac.11-38.91 Guntas or 57,948.18 Sq Yards or 48,450.48
Sq Meter in Survey Nos.536/Part (old 356/Part) and 537/Part (old 357/Part),
Kongarakhurd (A) Revenue Village, under Thukkuguda Municipality,
Maheshwaram Mandal, Ranga Reddy District., has obtained HMDA approval for
the layout. Vide Layout Permit No.007395/LO/HMDA/1775/SMD/2024, Dated:05-
11-2024.
WHEREAS the Land Owner and M/s. Drishti Homes entered into a Registered
Supplementary Agreement mentioning the allocation of plots to each party through
a Registered Supplementary Agreement Document No.18592/2024, Dated:12-
11-2024, at S.R.O Maheshwaram, Ranga Reddy District, and as per the
Supplementary Agreement Vendor/Developer was allotted with Plot Nos.88 to
110, 114 to 123, 134 to 151, and 157 to 175, total admeasuring area 13,536.72Sq
Yards,.
WHEREAS the Vendor/Developer to meet his/its business necessities has offered
to sell Open Plot No.135, admeasuring area 166.66 Sq Yards or 139.34 Sq Mtrs
and Open Plot No.136, admeasuring area 166.66 Sq Yards or 139.34 Sq Mtrs,
Total admeasuring area 333.32 Sq Yards or 278.68 Sq Mtrs, In Survey
Nos.536/Part (old 356/Part) & 537/Part (old 357/Part), Situated in the layout
named and style of “Wonder Greens” approval from HMDA through Layout
Permit No.007395/LO/HMDA/1775/SMD/2024,at Kongarakhurd (A) Revenue
Village, under Thukkuguda Municipality, Maheshwaram Mandal, Ranga Reddy
District., the Vendee agreed to purchase for a total sale consideration an amount
of Rs.16,66,600/- (Rupees Sixteen Lakhs Sixty Six Thousand and Six
Hundred Only) by way of Online Transfer to Vendor.
WHEREAS the Vendor has received the entire sale consideration amount of
Rs.16,66,600/- (Rupees Sixteen Lakhs Sixty Six Thousand and Six Hundred
Only) from the Vendee, thus the Vendor has received full sale consideration the
receipt of which is admitted and acknowledged by the Vendor and executes the
present Registered Sale Deed.
NOW THIS DEED OF SALE WITNESSETH AS FOLLOWS:
1) The Vendor is in peaceful and uninterrupted possession and enjoyment over
the below mentioned schedule property, today the Vendor is hereby transferring
their total rights in favour of the Vendee. The Vendee can enjoy the below
mentioned schedule property.

2) That the below mentioned schedule of property is free from all encumbrances,
charges, sales, mortgages, gifts, liens, court-attachments etc., whatsoever either
by the Government or Public.
3) The Vendor is liable to pay all taxes levied or livable up to the date of this sale
deed. From the date of this Sale Deed the Vendee is liable to pay all taxes livable
in respect of the below mentioned schedule property.
4) That the Vendor hereby agrees to save harmless and keep indemnified the
Vendee from and against all losses, damages, costs, expenses which the Vendee
may sustain or put to incur by any reasons, or any claim being made by anybody
whatsoever to the below mentioned schedule property.
5) WHEREAS the Vendor above named do hereby grant transfers and convey his
absolute rights, title and interest, claims and demands whatsoever, over the
schedule property in favour of the Vendee. The VENDOR has delivered the vacant
and peaceful possession of the schedule property hereby conveyed to the Vendee.
The VENDOR hereby indemnifies the Vendee from all losses and litigations, if any
over the scheduled property.
6) The Vendor hereby further declare that the henceforth, it will be lawful for the
Vendee to occupy and enjoy the schedule property as his absolute property and
neither Vendor nor his heirs or representatives, will have any right or claim thereon
and all such rights of the Vendor, shall henceforth rest absolutely in favour of the
Vendee, his heirs and assignees.
7) The previous title deeds, link documents (Xerox only) relating to the schedule
property hereby handed over to the Vendee.
8) The survey number under sale is not assigned land, which does not come
under Act No.9 of 1977.
9) It is hereby declared that there is no structure or house on the schedule land, if
it is found action could be initiated under section 27 and 64 of Indian Stamp Act.
10) We do hereby declare that the identity and address proof of the parties and
witnesses are true and correct, and the Vendee has satisfied about the ownership
of the vendor over the property sought to be transferred through this document.
